Open the Correct Baton Rouge Property Record
Use East Baton Rouge Parish Assessor SmartCAMA for assessment records by owner, business, address or assessment number; use EBRGIS when a map or address clue is easier; and use the Sheriff’s Tax Office when you need the actual tax bill or payment status.
This guide also explains the 2026 Open Book and appeal dates, homestead exemption, millage math, new-owner problems, tax-payment fees, deed records and the separate East Baton Rouge sales-tax rate question without mixing those different systems together.
Fast Answer: Which East Baton Rouge Website Do You Need?
Assessment, owner, address or homestead: start with SmartCAMA. Map, subdivision or lot lookup: use EBRGIS or the Assessor GeoPortal. Tax bill or payment: use the East Baton Rouge Parish Sheriff’s Tax Office. Deed, mortgage or conveyance: use the Clerk of Court Recording Department.
Assessor, Sheriff, EBRGIS or Clerk of Court?
Calling every property website the “tax assessor” causes most of the confusion. These offices do different jobs.

SmartCAMA is the direct assessment-search route when you know an owner, business, street address, assessment number, subdivision, lot or block.
Open the official SmartCAMA assessment search
Begin with the East Baton Rouge Parish Assessor’s current assessment database rather than a paid people-search or property-marketing website.
Use the strongest identifier first
Enter the Assessment Number when you have it. Otherwise use Owner or Business, Physical Street Number, Physical Street Name, Subdivision, Lot or Block.
Search broadly before adding more fields
SmartCAMA uses exact matching by default. If the exact spelling fails, use a wildcard such as an asterisk rather than filling every field at once.
Open the correct property result
Match the assessment number, owner, physical address, legal description, subdivision, lot, block and homestead information before relying on the record.
Check the assessment year
Use the current-year option when you need the current assessment, and label any prior-year comparison clearly so historical values are not mistaken for 2026 values.
Save the assessment and mapping numbers
Keep the Assessment Number and Parcel Mapping Number with the property address so you can move accurately between Assessor, GIS, Sheriff and Clerk research.
East Baton Rouge Property Search by Owner or Name
The current SmartCAMA field is labeled Owner or Business. The biggest search mistake is assuming a full legal name will always match exactly.

SMITH |
Searches for an exact match. |

Individual owner
Try the surname alone before a complete first-middle-last name. Then confirm the physical address so a common name does not produce the wrong parcel.
LLC or business
Try the distinctive portion of the legal entity name with wildcards. A storefront name may differ from the recorded business owner.
Recent purchase
If the seller still appears, verify the act of sale with the Clerk and remember that Louisiana assesses ownership as of January 1 for the annual roll.
East Baton Rouge Tax Assessor Property Search by Address
There are two useful address routes: SmartCAMA for the assessment record and EBRGIS for a flexible location lookup.

Is East Baton Rouge Property Search Free?
The main assessment and GIS lookups are public search tools. You normally do not need a paid property-data website just to identify a parcel, assessment or owner shown in the tax roll.
SmartCAMA assessment search
Public assessment search for owner/business, address, assessment number, subdivision, lot and block.
EBRGIS Property Lookup
Public address, subdivision, business, NAICS and Lot Identification Number research, with printable/exportable property details.
Sheriff tax search
Searching the tax account does not require paying a research company. Payment processor fees apply only when you actually make an electronic payment.
What You Can Find in a SmartCAMA Property Record
The current search can expose far more than a name and address, especially when the detailed assessment view is opened.

Important limitation |
|---|---|---|
Assessment Number |
Exact assessment lookup and follow-up with the Assessor. |
Do not confuse it with every other bill or mapping identifier. |
Parcel Mapping Number |
Connecting the assessment to parcel/map research. |
A map identifier is not a legal survey. |
Owner / Ownership |
Tax-roll ownership research and ownership percentage information. |
A recent act of sale may need Clerk verification. |
Physical Address |
Confirming the actual property location. |
It can differ from the taxpayer mailing address. |

Property is assessed as to condition and ownership as of January 1. This date also explains why a property bought later in the year can remain in the prior owner’s name on that year’s roll.
Business owners generally must return applicable LAT self-reporting forms by April 1 or risk an estimated assessment.
This is the Assessor’s published 2026 review period for property owners to examine current assessments and discuss discrepancies.
The Assessor’s current 2026 notice states that written appeals are due by close of business.
The published 2026 schedule identifies this date for the Board hearing.
The Louisiana Tax Commission certifies the roll by this date under the Assessor’s annual important-dates guidance.
The Sheriff commonly mails property-tax notices after receiving the certified roll.
Taxes become delinquent after December 31. Check the Sheriff’s live account rather than relying only on a paper notice.
2026 East Baton Rouge Assessment Appeal: What to Do Before September 16
The best time to challenge the assessment is during the assessment-review process—not after a late-November tax bill arrives.
Open the 2026 SmartCAMA assessment
Save or print the current assessment and identify the exact value, property facts and homestead information you dispute.
Check factual property data first
Review physical address, legal description, land/building information, ownership, homestead status and any obvious property-characteristic error.
Use Open Book Review August 21–September 4
Discuss the discrepancy with the Assessor during the published review period and bring documentation that directly supports the requested correction.
Prepare evidence rather than only objecting to the bill
Useful material can include comparable sales, a recent appraisal, sale/closing documents, photographs, repair evidence or records proving a factual error.
File the written Board of Review appeal on time
If the issue remains unresolved, follow the current filing instructions and submit the written appeal by close of business September 16, 2026.
Prepare for the September 23 Board hearing
Organize the property identification, current assessment, requested value or correction and supporting exhibits into a short, logical presentation.
East Baton Rouge Homestead Exemption and Special Assessment Help
The Assessor handles homestead exemption. The Sheriff’s Office confirms that the ordinary Louisiana homestead exemption protects the first $75,000 of market value, equivalent to $7,500 of assessed value, from applicable parish ad valorem tax.
General Homestead Exemption
- You must own and occupy the residence.
- East Baton Rouge allows one qualifying homestead exemption.
- Bring closing papers when applying after purchasing the home.
- Application can be handled at the Assessor’s main or eligible branch locations.
- After qualification, annual reapplication generally is not required unless title changes.
What homestead does not erase
The Assessor and Sheriff both warn that homestead does not apply to municipal taxes. Fire/crime district fees also are not protected by the ordinary homestead deduction.

Current Assessor guidance |
Important point |
|---|---|---|
Special Assessment Level |
Current Assessor guidance lists age 65 or older as of January 1, ownership/occupancy, homestead and a combined adjusted gross income limit of $102,700. |
It freezes qualifying assessed value, not the total tax bill. |
Disabled veteran extension |
Current parish guidance provides increasing additional assessed-value exemption based on qualifying service-connected disability percentages. |
A Louisiana Department of Veterans Affairs certification letter is required for qualifying veteran claims. |
First responder extension |
Qualifying first responders can receive an additional $2,500 assessed-value homestead exemption under the current parish process. |
The Assessor lists annual application and employment-verification requirements. |

Residential calculation example
Without homestead
Using the Assessor’s illustrative example: a $175,000 residential property produces $17,500 assessed value at 10%. At an example rate of 89.50 mills, the parish-tax calculation is $17,500 × 0.0895 = $1,566.25.
With ordinary homestead
Subtract $7,500 of qualifying assessed value: $17,500 − $7,500 = $10,000. At the same illustrative 89.50 mills, parish tax becomes $895, before any municipal tax or separate fees.
East Baton Rouge Parish Tax Collector Property Search and Payment
Once you need money due rather than assessed value, switch to the Sheriff’s tax system.
Current online search fields
- Notice Number / Bill Number.
- Parcel Number.
- Taxpayer Name.
- Tax Year selection.
Current electronic-payment fees
- Credit card: 2.35% convenience fee.
- Checking account / e-check ACH: $0.75.
- Recheck the live checkout before authorizing a payment.
Tax search tips from the live portal
- If a taxpayer-name search fails, enter only the last name or the first word of the business name.
- If address searching is available in the current interface and the full address fails, use the street number plus the first word of the street name, or only the street name.
- Allow a few days for a completed online payment to appear in the online history.
- Verify the parcel and tax year before payment; the parish warns it is not responsible for an erroneous payment entered by the user.
New Owner? The Prior Owner May Still Receive the Tax Bill
This is one of the most important East Baton Rouge-specific problems for buyers.
After closing
- Verify the act of sale was recorded.
- Search SmartCAMA for the parcel and owner record.
- Save the assessment and parcel numbers.
- Check whether homestead exemption needs to be filed.
- Verify the tax bill after notices are issued.
Do not assume taxes were paid at closing
The Assessor emphasizes that property taxes are normally settled between buyer and seller at closing, not necessarily paid to the Sheriff at that moment. The new owner should still confirm the annual tax account.
What Happens if East Baton Rouge Property Taxes Are Late?
After December 31
Taxes become delinquent and the Sheriff’s current FAQ says interest begins accruing at 1% per month.
Later collection costs
Additional collection, certified notice and advertising costs can be added as the delinquency progresses.
Tax-sale issue
If a parcel reaches tax-sale or adjudication status, contact the Sheriff’s Tax Office directly for the current redemption amount and procedure rather than relying on an old advertisement.
What Is the Sales Tax in East Baton Rouge Parish in 2026?
Sales tax is not property tax. The Assessor and Sheriff property-tax systems above do not determine the sales-tax percentage charged on a retail transaction.

East Baton Rouge Deed, Mortgage and Conveyance Records
Use assessment ownership as a search clue. Use the Clerk’s Recording Department when the recorded legal document itself matters.
Identify the parcel and owner
Search SmartCAMA first and save the assessment number, property address and legal-description clues.
Choose the record category
Conveyance records include vendor/vendee indexing for transfers; mortgage records include mortgagor/mortgagee indexing and related encumbrances.
Use the recorded document identifier
The Clerk gives recorded notarial acts an Original and Bundle identification number plus a dated and timed recordation stamp.
Request a certified copy when required
The Recording Department can provide certified copies. A screenshot of an assessment page is not a substitute when a lender, attorney or transaction requires the recorded instrument.
Wrong Mailing Address on the East Baton Rouge Property Record?
A correct mailing address matters because exemption cards, tax notices and other property-tax correspondence can otherwise go to the wrong place.
Online Assessor contact route
The Assessor’s email/contact form tells homeowners and business owners requesting a mailing-address change to place the new address in the comments and upload a copy of a driver’s license for verification.
Upload requirements
The current form accepts DOCX, XLSX, JPEG/JPG, PNG, TXT and PDF files with a maximum file size of 24 MB.
Business Personal Property: LAT-5 and April 1 Deadline
Business owners searching the Assessor often need a different workflow from residential property owners.
What must be reported
The Assessor requires businesses to report movable assets used to operate the business. LAT-5 covers items such as inventory, furniture/fixtures, machinery/equipment, leasehold improvements and other taxable business property.
April 1 matters
LAT forms are generally mailed in February and are due April 1. The Assessor warns that failing to file can result in an estimated assessed value.
- Report inventory using the prior year’s applicable monthly cost figures.
- Include acquisition year and original acquisition cost for furniture, equipment and machinery.
- Include leased, loaned, rented and consigned equipment so ownership can be identified correctly.
- Attach a depreciation schedule or full asset listing when required by the instructions.
- The LAT-5 must be signed by the taxpayer and preparer; the Assessor’s instructions say notarization is not required.

What is the official East Baton Rouge Parish property assessor search?
Use the East Baton Rouge Parish Assessor SmartCAMA assessment search for owner or business name, assessment number, physical street number and name, subdivision, lot and block. Use EBRGIS when a map or alternative address lookup is more useful.
Can I search East Baton Rouge property records by owner name for free?
Yes. SmartCAMA provides a public Owner or Business search. Because the search uses exact matching by default, try a shorter name or an asterisk wildcard when a complete owner name does not return the expected parcel.
Can I search East Baton Rouge property records by address?
Yes. SmartCAMA supports Physical Street Number and Physical Street Name. EBRGIS also supports address searching and does not require a street prefix or suffix, so it is a useful second route when an exact assessment search fails.
Where can I view an East Baton Rouge property map?
Use the East Baton Rouge Parish Assessor GeoPortal or EBRGIS property tools. GIS maps are useful for parcel identification and location research but should not replace a recorded plat, deed or professional survey for legal boundary decisions.
What are the 2026 East Baton Rouge assessment appeal dates?
The Assessor’s published 2026 schedule lists Open Book Review from August 21 through September 4, written Board of Review appeals due by close of business September 16, and the Board of Review hearing on September 23.
Where do I pay East Baton Rouge Parish property taxes?
Property taxes are collected by the East Baton Rouge Parish Sheriff’s Office, not the Assessor. Use the Sheriff’s official tax-payment system to check the account, balance and payment status before paying.
Why is the previous owner still on my East Baton Rouge property record or tax bill?
Property is assessed as to ownership on January 1. If you purchase after January 1, that year’s tax roll or notice may remain in the prior owner’s name. Verify the recorded act of sale and make sure the current tax bill is still paid.
How do I apply for homestead exemption in East Baton Rouge Parish?
Contact the East Baton Rouge Parish Assessor after purchasing and occupying the home. The Assessor instructs new homeowners to bring closing papers and allows qualifying applications through its main and branch office locations.
What is the East Baton Rouge Parish sales tax rate in 2026?
There is not one total rate for every address. Louisiana’s state general sales tax is 5%, while East Baton Rouge local rates vary by city, school district and economic-development district. The official table effective July 1, 2026 shows general combined totals from 10.50% to 12.50%, so use the Sales Tax Domicile Lookup for an exact address.
Where can I find an East Baton Rouge deed or mortgage record?
Use the East Baton Rouge Parish Clerk of Court Recording Department for conveyance records, mortgages, UCC filings and certified recorded-document copies. The Assessor owner field is a tax-assessment record and should not replace recorded title research.
Use the Record That Matches the Question
Start with SmartCAMA when the question is owner, address, assessed value or homestead. Move to EBRGIS when the map or location matters, to the Sheriff’s Tax Office when money is due, and to the Clerk when the actual recorded deed or mortgage matters.
For 2026 assessment disputes, use the August 21–September 4 Open Book period and do not miss the September 16 written appeal deadline. For sales tax, ignore generic “Baton Rouge rate” answers and use the exact address because the July 2026 combined rate varies by domicile.
