Find the Parcel, Then Use the Right Office
Use Johnson CAD to search appraisal records by owner, address, Property ID or advanced fields; switch to the Tax Office for bills and receipts, GIS for parcel context, and the County Clerk when you need deeds, liens or recorded documents.
This 2026 guide also explains the newly certified appraisal data, passed protest deadlines, late-correction options, ARB hearing rules, homestead filing, the new $125,000 business-personal-property exemption, tax-payment fees and what to do when two official systems disagree.
Fast Answer: Where Should You Search?
Owner, address, value or Property ID: use Johnson CAD Property Search. Tax bill, payment or receipt: use the Johnson County Tax Office. Parcel map: use JCAD GIS. Deed, lien, release or plat: use the Johnson County Clerk. Protest or appraisal-roll correction: use JCAD/ARB—not the Tax Office.

Use the shortest reliable identifier first. Add detail only when the first search returns too many results.
Select the right database
Open JCAD for appraisal records, the Tax Office for bills and payment history, GIS for map research or the County Clerk for recorded documents.
Search the address with less text
Start with the street number and main street name. If it fails, JCAD specifically recommends simplifying the search to only the street name.
Try owner name or an exact ID
JCAD supports owner, Property ID, Owner ID and Geographic ID searching. For owner-name problems, try only the first or last name.
Use Advanced Search when results are broad
Add subdivision, neighborhood, abstract, condo, property type, DBA or another field one at a time rather than filling every box.
Confirm the correct parcel and tax year
Compare situs address, owner display, legal description, subdivision, Property ID and Geographic ID. Select the intended tax year before comparing values.
Save the identifiers before leaving
Keep Property ID, Geographic ID and tax-account number together. They are more reliable for later office calls than repeating a broad address or name search.

2026 Certified Data Is Now Available
This is the most important update to the previous version of this article: JCAD moved from preliminary to certified 2026 data on August 10, 2026.
Preliminary data
Represents appraisal information around notice time and can change through review, correction, protest and other appraisal-cycle work.
Certified data
JCAD says its certified dataset contains property-account information and values certified under the Texas Property Tax Code. The 2026 certified file was posted August 10.
Supplemental data
Contains qualifying changes processed after certification, such as corrections, additions, deletions and value adjustments.
What JCAD data downloads include
- 2026 certified appraisal records.
- 2026 certified business-personal-property records.
- Preliminary files for comparison.
- Historical certified and supplemental records for prior years.
- GIS layers including parcel boundaries, plat boundaries, plat blocks and street centerlines.
Johnson County 2026 Appraisal and Tax Timeline
Property status and value are generally determined as of January 1, subject to applicable Texas appraisal and exemption rules.
JCAD published April 15 as the 2026 business-personal-property rendition deadline.
JCAD announced that accounts had preliminary 2026 appraisal information and links to appraisal notices.
The district posted preliminary 2026 appraisal files for download.
JCAD published multiple deadlines tied to notices. The property’s own notice controlled; visitors should not simply choose the latest date.
JCAD announced preliminary 2026 business-personal-property appraisal data.
JCAD announced that certified 2026 appraisal data was available for download.
The Johnson County Tax Office says tax statements are normally mailed around October and are due upon receipt.
This is generally the last day to pay a normal 2026 tax statement without penalty and interest.
Unpaid taxes generally become delinquent after the controlling payment deadline.
Missed the 2026 Protest Deadline? Do Not File the Wrong Form
As of August 12, JCAD’s published July 2, July 15 and August 6 dates have all passed and certified data has already been posted. A late situation must be matched to the correct statutory path.
Late protest for good cause
Texas provides a limited good-cause late-protest process. Availability depends on timing and statutory conditions. Because JCAD has already certified 2026 data, do not assume a routine late protest remains available.
Required notice was not received
A separate late-hearing path can apply when a required appraisal/ARB notice was not delivered. Timing and tax-payment conditions matter.
Residence homestead over-appraisal correction
JCAD lists a specific motion for a one-fourth over-appraisal error of residence-homestead property. This is not a substitute for every missed ordinary protest.
Non-homestead over-appraisal correction
JCAD also lists a motion for a one-third over-appraisal error of non-homestead property, subject to the statutory requirements.
Clerical, ownership or multiple-appraisal correction
Tax Code correction procedures may address certain clerical mistakes, multiple appraisals, erroneous ownership or property that should not have been included.
Joint motion to correct
When the property owner and chief appraiser agree on a qualifying late correction, Texas law provides a joint-motion route for ARB approval.
How to Prepare a Johnson County Appraisal Protest
Use this workflow when a protest is timely or JCAD confirms that a statutory post-deadline protest/correction route applies.
Open the correct property and notice
Confirm Property ID, tax year, owner, situs address, market value, exemptions and the notice date.
Identify the actual protest ground
Select every issue that genuinely applies, such as market value, unequal appraisal, exemption action, ownership, property description or failure to receive required notice.
State the requested result
Give the value you can support or clearly describe the exemption, ownership, classification or factual correction requested.
Choose the filing/hearing method
Follow JCAD’s current owner-portal, paper and hearing instructions. Do not assume online login means the current protest deadline is still open.
Save filing proof
Keep the portal confirmation, mailed copy, delivery evidence and every document submitted.
Continue preparing until resolution is documented
An informal discussion does not replace a formal deadline unless the matter is resolved through the proper written process.

Request the evidence early and preserve proof of the request. |
Prepare Evidence in a Format the Johnson County ARB Can Keep
JCAD’s local 2026 instructions are more specific than a generic “bring your evidence” statement.
Market-value evidence
- Signed closing statement or fee appraisal.
- Recent comparable sales near January 1.
- Comparable-property adjustments for size, age, location and construction.
- Blueprints or measurements for incorrect physical characteristics.
- Repair estimates, insurance information and photographs showing condition.
- A specific value opinion supported by the exhibits.
Commercial evidence
- Income and expense statements.
- Profit and loss statements.
- Rent rolls.
- CPA statements or audits.
- Balance sheets.
- Leases and inventory/rendition records.

Johnson County Homestead Exemption: What to Prepare
Johnson CAD—not the Tax Office—determines residence-homestead and related exemption eligibility.
Confirm ownership and principal residence
The applicant generally needs an ownership interest and must use the property as the principal residence.
Find the correct appraisal account
Save Property ID, Geographic ID, situs address and legal description before starting.
Prepare identification
The Texas residence-homestead application generally requires qualifying identification whose address corresponds with the homestead, subject to stated exceptions.
Add special qualification documents
Age, disability, veteran, surviving-spouse, heir-property, manufactured-home or unusual ownership situations can require additional documents.
Submit through JCAD
Use JCAD’s official online application or current form instructions. Keep a complete copy and confirmation.
Verify the exemption on the record
After processing, recheck the correct property account and taxing-unit taxable values rather than assuming submission equals approval.
2026 exemption context
Situation |
What to know |
|---|---|
General residence homestead |
Texas school districts currently provide a $140,000 general residence-homestead exemption. |
Property acquired after January 1 |
A partial-year general homestead exemption may apply when the statutory conditions are met and the prior owner did not receive the same exemption. |
Over 65 / disabled |
Additional exemption and tax-ceiling rules can apply; qualifying owners may also have installment-payment options through the Tax Office. |
Heir property |
Expect additional ownership and occupancy documentation when the applicant is not reflected in a conventional recorded deed. |
Disabled veteran |
Qualification depends on the applicable veteran exemption category and supporting VA documentation. |
2026 Business Personal Property: New $125,000 Exemption
Johnson County businesses have a major 2026 rule change that should not be mixed with residential homestead rules.
New exemption threshold
JCAD says House Bill 9 increased the exemption for qualifying income-producing tangible personal property to as much as $125,000 beginning January 1, 2026.
2026 rendition still mattered
A business with total tangible BPP market value at or below $125,000 still had to file the 2026 rendition and make the required certification to establish eligibility.
2026 BPP filing checklist
- Identify tangible personal property used to produce income.
- Use the current Business Personal Property Rendition form.
- Review the certification for property valued at $125,000 or less.
- Identify related business entities when required.
- Confirm whether prior-year rendition information remains accurate.
- Review JCAD’s 2026 depreciation schedule.
- Keep inventory, acquisition-cost and depreciation records.
- Keep proof of filing and any extension request.

- Confirm the tax year.
- Review current and prior-year balances.

The Clerk search includes a Property Alert feature. It can notify you when a selected name/entity appears in a new filing. An alert does not stop a filing or prove fraud, but it can provide early notice for follow-up.
JCAD and the Tax Office Show Different Information
A mismatch is not automatically evidence that one site is wrong. In 2026, JCAD has also been implementing a new appraisal system and has published updates about dual-data-entry work.
Mismatch |
Likely explanation |
What to save |
|---|---|---|
Different value |
Different data stage, tax year or later correction. |
Property ID, tax year, value and screenshot from both systems. |
Different owner |
Recent deed or appraisal ownership update timing. |
Recorded deed, instrument number and current JCAD owner display. |
Different address |
Situs address versus owner tax-mailing address. |
Both displayed addresses and the record each came from. |
Exemption missing |
Pending application, year mismatch or processing issue. |
Application confirmation, account and tax year. |
Tax still based on old data |
Appraisal change has not yet propagated to tax collection. |
ARB/correction order, certified/supplemental record and tax statement. |
Before reporting the mismatch
- Property ID and Geographic ID.
- Tax-account number.
- Tax year on each screen.
- Owner, situs and mailing address.
- The exact value or field that differs.
- Screenshot or PDF from both official systems.
- Date and time checked.
- Any protest, exemption, deed or correction confirmation connected to the change.

What is the official Johnson County Texas assessor property search?
Use Johnson CAD Property Search for appraisal records. It supports owner, address, Property ID and Advanced Search fields and provides appraisal-value, property-characteristic and exemption information.
Can I search Johnson County property records by owner name?
Yes. JCAD supports owner search. If the full name does not work, its official search tips recommend trying only the first or last name and then using Advanced Search to narrow the results.
How do I search Johnson County property records by address?
Start with a simple street-number and street-name search. If JCAD returns nothing, try only the street name. For the Tax Office property-location search, do not enter the street direction or street type on the first attempt.
Where is the Johnson County assessor parcel map?
Use the official Johnson CAD GIS interactive map. It is useful for parcel orientation and nearby-property research, but JCAD GIS data is not a legal survey or authoritative boundary determination.
Is 2026 Johnson County appraisal data certified now?
Yes. Johnson CAD announced that 2026 certified appraisal data became available on August 10, 2026. Supplemental appraisal changes can still be processed after certification.
What was the Johnson County 2026 protest deadline?
JCAD published July 2, July 15 and August 6 as 2026 protest dates and says the deadline shown on the individual property notice controls. As of August 12, all three published dates have passed.
What can I do if I missed the 2026 property protest deadline?
Do not automatically file an ordinary protest. Depending on the facts, a statutory late protest, failure-to-receive-notice claim, appraisal-roll correction, one-fourth homestead over-appraisal motion, one-third non-homestead motion or joint correction may apply. Contact JCAD/ARB with the Property ID and exact notice history before choosing a form.
Where do I apply for a Johnson County homestead exemption?
Residence-homestead exemptions are handled by Johnson CAD, not the Johnson County Tax Office. Use JCAD’s official exemption page or online homestead application and verify the exemption on the correct appraisal account after processing.
Where do I pay Johnson County property taxes?
Use the official Johnson County Tax Office search/payment system. The Tax Office currently lists a $1.50 online eCheck convenience fee and a 2.4% credit-card convenience fee; review the checkout amount before submitting payment.
Are Johnson County Kansas and Indiana property searches the same?
No. This page covers Johnson County, Texas. Johnson County, Kansas uses a County Appraiser system, while Johnson County, Indiana uses its County Assessor and Beacon property-information system. Their values, maps, tax accounts and appeal deadlines are separate.
Use the Parcel ID as Your Anchor
Start in Johnson CAD when you need an owner, address, value or parcel record. Save Property ID and Geographic ID, then use those details to move to GIS, the Tax Office or County Clerk without starting the search over.
For a 2026 protest or correction, pay special attention to the current date: the published protest dates have passed and certified data was posted August 10. Use the correct post-deadline procedure rather than relying on an old generic protest deadline or form.
