Turn an Address, Name or Map Pin Into the Right Property Record
Snohomish County separates assessment records, taxpayer-name searches, parcel maps, tax payments and recorded deeds across different official tools. The fastest route depends on whether you know an address, 14-digit parcel number, taxpayer name or only the property’s location.
This guide explains the free search routes, SCOPI map, 2026 assessed-value notice, August 25 appeal deadline, senior and disability tax relief, October tax deadline, payment fees, deed search and the exact fix when an address or owner lookup does not work.
Fast Answer: Which Snohomish County Search Should You Use?
Address or parcel number: use the Assessor Property Search. Taxpayer name: use the Treasurer Tax Search. Owner plus parcel map: locate the parcel in SCOPI and open its property details. Deed, lien or recorded owner history: use the Auditor Recording search. Tax balance or payment: use the Treasurer.
Choose the Correct Snohomish County Property Search Tool
The Assessor search is intentionally simple. Owner-name, tax-payment and recorded-document tasks use different systems.
Assessor Property Search
Use when you have the property’s street address or parcel number and need assessed value, property characteristics, taxpayer/owner details, legal-description information or assessment history.
Official Snohomish County Assessor search Open Assessor Property SearchTaxpayer Name Search
Use the Treasurer Tax Search when your starting information is a taxpayer name. It supports Parcel Number, Taxpayer Name, Property Address and Mailing Address searches.
Official Snohomish County Treasurer search Search by Taxpayer NameSCOPI Map Search
Use Snohomish County Online Property Information when you want visual parcel location, owner name, address, market value, tax-code area, aerial imagery or nearby sales.
Official Snohomish County GIS / SCOPI Open SCOPI MapRecorded Document Search
Use the Auditor’s Recording system for deeds, mortgages, real-estate contracts, liens, releases, easements, plats and surveys.
Official Snohomish County Auditor Recording Search Recorded DocumentsHow to Search Snohomish County Property Records
Use this sequence to move from a basic clue to the exact parcel and then to the office that holds the final record you need.
Choose your strongest search clue
Use a 14-digit real-property parcel number when available. Otherwise start with the physical street address. Use Treasurer Tax Search when your only clue is the taxpayer name.
Search with less address text first
The official search recommends entering less information, avoiding unnecessary street types and directions and using a wildcard when useful.
Open the matching property
Compare parcel number, physical address, owner/taxpayer information and property characteristics before relying on the result.
Save the parcel number
Real-property parcel numbers contain 14 digits. This number is the cleanest bridge between Assessor, Treasurer, SCOPI, Recording and appeal records.
Move to the correct secondary tool
Open SCOPI for map context, Treasurer for the tax account, Recording for deeds or liens, or the Board of Equalization when disputing the assessed value.
Verify the year before acting
Distinguish the 2026 tax bill from the 2026 assessed-value notice because they come from different valuation dates and affect different tax years.
Snohomish County Assessor Property Search by Address
Address search is usually the best starting point for a house, condo or improved parcel when you do not know the parcel number.
Search attempt |
Example approach |
Why it helps |
|---|---|---|
Simple street |
MAIN |
Broadest official address-search style. |
Number + street |
123 MAIN |
Usually the best normal-house search. |
Wildcard |
123* |
Expands results when the stored address format is uncertain. |
Remove suffix |
Remove ST, AVE, LN |
The county recommends avoiding street types for better matching. |
Remove direction |
Remove N, S, E, W |
Directions can prevent a match when formatting differs. |
Spell street fully |
MOUNT rather than MT |
The search distinguishes differently spelled street-name text. |
Snohomish County Property Search by Owner or Name
“Search by owner” is a real user need, but the most reliable official route depends on whether you mean taxpayer name, displayed property owner or recorded deed party.
I only know the taxpayer name
Start with Treasurer Tax Search and choose Taxpayers Name. Open the matching account and save the 14-digit real-property parcel number.
I know the location
Use Assessor address search or SCOPI. When a parcel is selected, SCOPI can show the owner name, property address, parcel ID and additional assessment details.
I need legal ownership history
Search Auditor recorded documents by name, parcel ID, recording number or legal-description information. Use deeds for recorded ownership research.
Name-only search workflow
Search taxpayer name in the Treasurer system
Use the shortest distinctive version of the person, trust or entity name that returns useful results.
Confirm the address and account
Do not select a parcel merely because the surname matches.
Copy the parcel number
Use the full 14-digit number for real property.
Open the parcel in Assessor or SCOPI
Review value, characteristics, map context, owner and taxpayer fields.
Verify a deed when ownership matters legally
Use the Auditor Recording search instead of treating the tax or assessment record as a title report.
Snohomish County Parcel Number Search
Real property
The official Assessor and Treasurer search instructions describe real-property parcel numbers as 14 digits.
Personal property
Personal-property accounts generally use 7 characters and can include letters as well as numbers.
State-assessed utility
Utility parcel/account formats can differ and may begin with a letter rather than fitting the standard 7- or 14-character pattern.
Where to find the parcel number
- Property tax statement.
- Assessor Property Search result.
- SCOPI parcel selection.
- Official Notice of Assessed Value.
- Recorded deed or related real-property document.
- Board of Equalization petition or prior appeal paperwork.
What You Can Find in a Snohomish County Property Record
Record field |
Useful for |
Do not assume |
|---|---|---|
Parcel ID |
Exact Assessor, Treasurer, GIS, Recording and appeal research. |
It is the same as a deed recording number. |
Property address |
Finding the situs/location of improved property. |
It always matches the taxpayer mailing address. |
Owner name |
Identifying the owner currently reflected in assessment records. |
It is a complete title opinion. |
Taxpayer |
Understanding who receives tax and valuation mail. |
Taxpayer and legal owner names always update at the same time. |
Market / assessed value |
Property-tax valuation research. |
It is the current asking price or current tax bill. |
Gross acres |
Assessment-scale land information. |
It excludes every shared-interest tract. |
Legal description |
Matching recorded documents and parcel identity. |
It replaces a deed, plat or survey. |
Structure data |
Assessment characteristics and mass-appraisal review. |
Every remodeling detail appears immediately. |
Tax Code Area |
Understanding local taxing-district context. |
A single countywide tax rate applies to every parcel. |
Sales history |
Valuation research and transaction context. |
Every recorded transfer is a qualified market sale. |
SCOPI: Snohomish County Assessor Property Search Map
SCOPI is the county’s visual property-information system. It is especially useful when an address is missing, several parcels are close together or you need ownership and value details beside map layers.
Select a parcel
Basic map information can include Parcel ID, Property Address and Owner name.
Open additional details
The results panel can expose Taxpayer, Gross Acres, Market Value, Tax Code Area and other property information.
Jump to Property Account Summary
Use the account-summary link for deeper sales history, tax history, legal descriptions and structure details.
SCOPI map terms that confuse users
Map label |
What it means |
|---|---|
Shared Interest Parcel |
Land held in shared ownership interests, such as a condominium common element. Selecting it can return associated tax parcels. |
Not a Legal Tax Parcel |
Often a map gap where adjacent legal descriptions do not meet at a common boundary. |
Multiple Parcels (Click for Info) |
The map suppresses individual house/parcel labels when several tax parcels overlap the label area. |
Gross Acres |
Older records can include ownership interest in an additional shared tract, so gross acreage can exceed the size of the primary lot alone. |
Neighborhood |
Appraisal neighborhood used for valuation research; residential IDs generally start with 1–4 and commercial IDs generally start with 5 or 6. |
Property Sales Search and Comparable-Sale Research
Snohomish County provides both a dedicated sales search and recent-sales layers in SCOPI. These are useful when reviewing a new assessment or preparing appeal evidence.
Sales Search
Use the Assessor’s property-sales tool when you need comparable-property research without manually clicking surrounding parcels one at a time.
Open Property Sales SearchSCOPI Recent Sales
SCOPI can highlight qualifying recent residential market transactions. The map excludes several non-market transfer types such as quitclaim deeds, gifts and other transactions not treated as valid market sales.
The Two “2026” Numbers: Tax Bill vs New Assessed Value
This is the most important date distinction on the page.
Document / record |
Valuation date |
What it affects |
|---|---|---|
2026 property tax statement |
Generally January 1, 2025 assessment values, with applicable new-construction timing. |
Taxes being collected during calendar year 2026. |
2026 Official Notice of Assessed Value |
January 1, 2026 market value. |
Property taxes payable in 2027. |
2026 BOE appeal |
Challenges the 2026 assessed valuation. |
The valuation used for 2027 taxes, not the already-issued 2026 tax bill. |
2026 Snohomish County Tax Context—Not a Parcel Estimate
Countywide averages help explain the tax environment, but they cannot predict the bill for an individual property because levy rates vary by tax-code area.
$237B
Countywide taxable assessed value reported for 2026 tax purposes.
$8.1949
Published countywide typical 2026 levy rate per $1,000 of assessed value.
$741,800
Published 2026 average typical residence value countywide for tax-collection context.
$6,078.98
Published countywide typical-residence tax example for 2026.
2026 Snohomish County Assessed-Value Appeal: August 25 Deadline
The Board of Equalization has published a county-specific 2026 deadline that overrides misleading generic July 1 solicitation letters.
The new value reflects market value as of January 1, 2026.
Owners can file electronically, by U.S. mail or by personal delivery.
Electronic petitions must be timestamped by the deadline. In-person petitions must arrive by 4:00 p.m. Mailed petitions must carry a timely postmark.
The Assessor reviews the petition and can support the existing value or issue a corrected value. A hearing is scheduled when necessary.
What the Real Property Appeal Petition Actually Requires
The state petition linked by the county is much more specific than “tell us why the value is high.”
Petition section |
Prepare this information |
|---|---|
Owner information |
Parcel/account number, owner, mailing address, phone, email and petitioner/agent details. |
Assessor value vs your value |
Assessor land, improvement and total value plus your own proposed land, improvement and total value. |
Notice date |
Date the change-of-value or other determination notice was mailed. |
Specific reasons |
Explain why the Assessor’s figure does not represent true and fair market value. |
Agent authority |
Signed authorization/power of attorney when another person represents the taxpayer. |
Property description |
Address, lot size, zoning/permitted use, building details, view/waterfront information and property type. |
Purchase/remodel history |
Purchase price/date, remodeling information, costs and outside-appraisal information when applicable. |
Comparable sales |
Parcel numbers, addresses, land size, sale price and sale date for relevant comparable properties. |
Build Appeal Evidence That Addresses Market Value
Evidence the BOE can consider
- Comparable market sales.
- Professional appraisals.
- Repair bids or estimates.
- Photographs showing condition.
- Development restrictions.
- Easement documentation.
- Map showing the subject property and comparable sales.
- Income/expense and lease data for income property.
Arguments that do not prove market value
- “My taxes are too high.”
- Personal financial hardship.
- The percentage increase alone.
- Another property’s assessment without market-value evidence.
- General dissatisfaction with levy rates.
- A listing price without evidence it reflects January 1 market value.
Current Snohomish County BOE evidence rules
Rule |
What to do |
|---|---|
Single evidence document |
Combine the evidence into one organized file rather than several disconnected submissions. |
75-page limit |
Use only the strongest evidence and remove duplicates. |
No evidence by email |
Use the Board’s webform, mail or personal-delivery method. |
Additional evidence timing |
The current petition says additional documentary evidence can be submitted before 21 business days prior to the scheduled hearing. |
Remote hearings |
Current BOE hearings are held remotely; confirm participation instructions with the Board. |
Unconfirmed hearing |
The Board states that an unconfirmed hearing can proceed without oral argument. |
Parcel → January 1, 2026 value issue → requested value → Exhibit A comparable sale → Exhibit B repair estimate → Exhibit C condition photos → Exhibit D easement/restriction → one-sentence explanation of what each item proves.
Late Appeal? Good-Cause Exceptions Are Narrow
Do not treat a late-filing exception as an automatic extension. Washington law limits the situations in which a Board may waive the normal deadline.
- Death or serious illness of the taxpayer or immediate family.
- Qualifying absence from the normal notice address.
- Incorrect written filing advice from specified government/property-tax staff.
- Natural disaster such as flood or earthquake.
- Documented postal-service delay or loss.
- Certain situations where a required revaluation notice was not sent.
- For a business, illness or unavoidable absence of the employee responsible for property taxes.
2026 Senior Citizen and Disabled Person Property Tax Relief
This is an Assessor exemption/deferral program—not a valuation appeal. Filing a BOE appeal is not the correct way to request income-based tax relief.

- Use the property as the principal residence.
- Meet Snohomish County’s published six-month residence requirement for the 2026 relief program.
- Prepare proof of income plus age/disability documentation.
Snohomish County Property Tax Search by Name, Address or Parcel
The Treasurer search is often the best answer for “assessor search by owner/name” because it directly supports Taxpayer Name searching.

Exact property account. |
Enter the complete 14-digit real-property number. |

Property Address |
Physical parcel location. |
Use less information first; at least three street-name characters are required. |

What counts as taxable personal property?
Business furniture, fixtures, office equipment, machinery, tools and other taxable business property can fall under the personal-property assessment system. Ordinary household goods and personal effects are generally treated differently.
2026 filing timing
The annual personal-property listing deadline is April 30. As of August 2026 that ordinary deadline has passed, although the county’s eFile system is typically open beyond April for account access and late filing activity.
Snohomish County Property Search Not Working? Use This Fix Table

Address returns nothing |
Too much text, wrong suffix/direction or database formatting. |

New house is missing |
New-construction address has not reached the Assessor database. |
Use parcel/map information and contact Assessor if necessary. |
Vacant land has no address |
Assessor does not necessarily maintain a situs address for vacant land. |

Recording SearchSnohomish County Assessor Property Search FAQs
What is the official Snohomish County assessor property search?
The official Assessor Property Search is Snohomish County’s Public Access property-information system. For real property, search by the 14-digit parcel number or physical street address. Use SCOPI when you need the parcel on an interactive map.
Can I search Snohomish County property records by owner name for free?
Yes, but the best official name-search route is usually the Treasurer Tax Search, which supports Taxpayer Name searching. After finding the correct account, save the 14-digit parcel number and open the Assessor record or SCOPI for additional property details.
How do I search Snohomish County property records by address?
Use the Assessor Property Search and enter the physical street address. Start with less information, avoid unnecessary street types and directions, and use a wildcard when helpful. If the address is missing, try SCOPI or parcel-number search.
Why can’t I find a Snohomish County property by address?
Common reasons include new construction not yet captured, vacant land with no Assessor-maintained address, multiple addresses on one parcel, an address outside Snohomish County, a database synchronization problem or overly specific search text.
Where is the Snohomish County assessor property search map?
Use Snohomish County Online Property Information, commonly called SCOPI. Selecting a parcel can show Parcel ID, property address and owner name, with additional details such as taxpayer, gross acres, market value and Tax Code Area.
What is the Snohomish County 2026 property assessment appeal deadline?
The Board of Equalization states that the deadline for the 2026 assessed value is August 25, 2026 at 4:00 p.m. The Assessor mailed the Official Notice of Value on June 26, 2026. Email petitions are not accepted during the filing window.
Why is my June 2026 assessed value different from my 2026 tax statement?
The documents refer to different cycles. The 2026 tax bill generally uses assessment values from January 1, 2025, while the notice mailed June 26, 2026 reflects market value as of January 1, 2026 and is used for taxes payable in 2027.
What is the 2026 Snohomish County senior or disabled property tax income limit?
The county lists $75,000 as the maximum disposable-income threshold for the 2026 Senior Citizens/People with Disabilities Exemption program. The published 2024–2026 table lists exemption thresholds of $54,000, $64,000 and $75,000 and a deferral threshold of $79,578.
When are Snohomish County property taxes due in 2026?
First-half property taxes were due April 30, 2026 and second-half taxes are due October 31, 2026. Use the live Treasurer account for the exact amount because delinquencies, adjustments or payment timing can change the current balance.
Where can I search Snohomish County deeds and liens?
Use the Snohomish County Auditor Recording search. Beginning March 2, 2026, a free account is required for online access. Search categories include name, document type, recording number, recording date, parcel ID, book and page and legal description.
Start With the Parcel, Then Follow the Record
For a normal home or land lookup, begin with the Assessor’s address or parcel search. If you only know a person’s name, use the Treasurer’s taxpayer-name search first. Save the 14-digit parcel number, then move to SCOPI for map context, Treasurer for taxes, Recording for deeds or the Board of Equalization for a valuation appeal.
For August 2026 users, the time-sensitive item is the 2026 assessed-value appeal: the county’s published deadline is August 25 at 4:00 p.m. Do not confuse that new 2026 valuation with the separate 2026 tax bill or wait until the October tax-payment deadline to challenge the new assessed value.
