Find the Correct Pinal County Parcel
Use the official Pinal County Assessor Parcel Search when you need a property by owner name, street address, APN, subdivision or land-description fields. Use the Parcel Viewer when a map is easier than a text search.
This guide also routes tax-bill questions to the Treasurer, explains Full Cash Value versus Limited Property Value, separates the 2026 tax cycle from the 2027 valuation notice cycle, covers current appeal and Senior Freeze rules, and shows how to verify deeds without paying an unnecessary private lookup site.
Quick Answer: Assessor Search, Treasurer Search or Recorder Search?
Use the Pinal County Assessor for owner/name search, property address, APN, parcel characteristics, Full Cash Value, Limited Property Value, classification, exemptions, valuation appeals, mapping and mailing-address issues.
Use the Pinal County Treasurer for current property-tax amounts, payment history, tax bills, coupons, receipts, delinquency and Tax Area Code rates. Use the Recorder for deeds, liens, mortgages, recorded documents and official-record history.
Which Pinal County Property Office Do You Need?
One property can appear in several county systems. Pick the final task before choosing the portal.
Pinal County Assessor
Use for parcel identification, owner records, address search, APN search, value, classification, property characteristics, exemptions, Senior Freeze, appeals and Assessor maps.
Official Pinal County Assessor Open AssessorPinal County Treasurer
Use for tax amount due, tax bills, payment history, coupons, receipts, installment status, delinquency and tax lien information.
Official Pinal County Treasurer Open Parcel InquiryAssessor Parcel Viewer / GIS
Use when an address is unclear, you are researching vacant land or you want parcel-location context before opening the detailed property record.
Official Pinal County GIS / Assessor Viewer Open Parcel ViewerPinal County Recorder
Use for recorded deeds, mortgages, liens, releases, document images, legal-description searches and official document copies.
Official Recorded Document Search Search Recorded DocumentsHow to Search Pinal County Property Records
This sequence works whether you start with an owner name, street address or Assessor Parcel Number.
Open the official Assessor Parcel Search
Use the county’s own parcel-search application instead of a paid public-record aggregator.
Choose only one search route first
Search owner name, property address or parcel number. Use subdivision or land-description fields only when the normal routes are not enough.
Open the correct result
Match the property location, primary owner, parcel number and property description before relying on the record.
Save the APN
The parcel number is the cleanest identifier for moving between Assessor, Treasurer, GIS, zoning and Recorder research.
Confirm the year and value type
Check whether you are looking at Full Cash Value, Limited Property Value, assessed value, the 2026 tax year or the 2027 valuation notice cycle.
Move to the correct final-action office
Use Treasurer for tax payment, Recorder for deed proof, Assessor for value or exemption issues and GIS for map context.
Pinal County Assessor Property Search by Owner or Address
The official search has separate owner and property-address fields. Do not mix a tax-bill mailing address with the physical property location.
Search by owner name
The Assessor search labels its owner field LAST FIRST NAME. Start with the owner’s last name and then narrow when necessary.
- Try last name first.
- Add first name only when results are broad.
- For a company, use the legal or distinctive business name.
- For trusts or estates, try the wording appearing on the property or deed record.
- If a recent buyer is missing, search the property address and Recorder records.
Search by property address
The official search splits the address into separate pieces: street number, direction, street name and suffix.
- Enter the street number in the number field.
- Select direction only when applicable.
- Enter the main street name separately.
- Select the suffix such as Road, Drive or Avenue where required.
- If the full address fails, simplify one field at a time.
Owner-search fixes
Problem |
Try this |
|---|---|
Full name returns nothing |
Search the last name alone, then narrow the results. |
Trust / LLC is missing |
Use one distinctive word from the legal entity name instead of punctuation-heavy wording. |
Recent purchaser is not shown |
Search by address and verify the recorded deed before assuming the transfer failed. |
Same owner has many parcels |
Match each result to the site address, subdivision, parcel description and APN. |
Pinal County Assessor Parcel Search by APN
The APN is the strongest exact-match search because Pinal County uses the parcel number to track ownership, property characteristics and valuation.
Book
The first part identifies the assessor book.
Map + Parcel
The middle sections narrow the parcel to the mapped area and individual parcel.
Split
A final letter can identify a split parcel. Do not drop it when the current APN includes one.
If the APN does not work
- Try the segmented Book / Map / Parcel fields instead of pasting the entire string.
- Check whether the parcel has been split or combined.
- Search the property address and copy the current APN from the official result.
- Compare old paperwork with the current Assessor parcel before paying taxes or filing an appeal.
Advanced Pinal County Parcel Search Fields
The official Assessor search goes beyond owner, address and APN. These extra routes are useful for rural land, subdivisions and parcels with weak street-address data.
Search route |
Best use |
|---|---|
Subdivision Name |
Find parcels inside a named subdivision when you do not know the exact owner or APN. |
Section / Township / Range |
Useful for rural land and public-land-survey based property descriptions. |
Cabinet / Slide / Lot |
Useful when plat or subdivision paperwork gives cabinet, slide and lot references. |
Pinal County Assessor Property Search Map
Use the Assessor Parcel Viewer when text search is not enough. It is especially useful for vacant land, large acreage, split parcels and parcels without an obvious street address.
Use the map to
- Locate the parcel visually.
- Compare adjoining parcels.
- Confirm location before opening a property record.
- View geographic context and available GIS layers.
Then save
- APN.
- Owner name.
- Property location.
- Tax Area Code.
- Legal-description clue.
Do not use it as
- A legal survey.
- Final fence-line proof.
- Title evidence.
- An easement determination.
How to Read a Pinal County Assessor Property Record
Field |
What it means |
Do not assume |
|---|---|---|
Primary owner |
Ownership information maintained for the Assessor parcel record. |
That it replaces a current deed or title search. |
Property address |
Geographic/site location used for property research. |
That it matches the tax-bill mailing address. |
APN |
Unique Assessor parcel identifier. |
That the APN itself legally describes the property. |
Full Cash Value |
Pinal County describes FCV as market value, consisting of land and improvements. |
That FCV alone equals the tax bill. |
Limited Property Value |
A statutory value used in Arizona’s primary property-tax calculation. |
That LPV is independently appealable like FCV. |
Tax Area Code |
Four-digit code identifying the taxing jurisdictions that may levy against the parcel. |
That every Pinal County parcel has the same combined tax rate. |
Property description |
Condensed Assessor/Treasurer parcel-description information. |
That the abbreviated description is sufficient for legal transfer. |
Improvements |
Structures and site additions used in appraisal, not merely recent remodeling. |
That “improvement” means the owner recently improved the property. |
How to Find the Tax Rate for a Pinal County Parcel
Do not use a single countywide tax rate for every property. Pinal County parcels can be subject to county, city, school, college, fire, flood, water, irrigation and other taxing authorities.
Find the parcel
Use Assessor Parcel Search or Parcel Viewer and confirm the APN.
Locate the Tax Area Code
The Assessor property description and Treasurer valuation information can show the parcel’s four-digit Tax Area Code.
Open Area Code Rates
Choose the correct tax year and Tax Area Code to see the taxing authorities and rate components assigned to that area.
Read primary and secondary components separately
Different authorities can impose different types of rates or special assessments, so do not compare only one line item.
Pinal County Treasurer Property Search: Tax Bills, Receipts and Payments
The Treasurer system answers a different question from the Assessor search. Use it after you know the parcel and need the money side of the record.
Parcel Inquiry
Enter the parcel number from the tax notice or property search. The system can display tax-bill information, due amounts, payment history, coupons and receipts.
Search by owner / mailing address
The Treasurer’s Parcel Search accepts partial entries and includes owner-name and mailing-address fields.
- Owner format: last name, first name or business name.
- Search by tax year when needed.
- Mailing-address fields include address, city, ZIP, state/province and country.
- Results can be exported to CSV.
Pinal County 2026 Property Tax Dates
Arizona tax bills follow a different calendar from the Assessor’s advance valuation-notice cycle.
Pinal County’s Treasurer calendar says current-year rates and levies are approved during August. Individual cities, towns, school districts and other taxing authorities set their own applicable rates.
The Treasurer says current-year tax bills are mailed after rates are set, generally in September, to the owner of record supplied by the Assessor.
Taxes become payable October 1. The delinquency rule depends on the amount and whether the taxpayer uses installments or pays the year in full.
For taxes over $100 paid in two installments, the first half becomes delinquent after 5 p.m. on November 1, subject to weekend/holiday rules.
Taxes of $100 or less are due in full and become delinquent after 5 p.m. December 31. A taxpayer choosing the full-year option for a larger bill also has a December 31 deadline.
For bills over $100 being paid in two installments, the remaining half is due March 1.
The second installment becomes delinquent after 5 p.m. May 1, subject to the Treasurer’s weekend and legal-holiday rule.
Why Pinal County Sent a 2027 Value Notice in 2026
Pinal County’s valuation cycle works ahead of the tax year. This is one of the most important date distinctions on the page.
2026 tax cycle
Current-year tax rates are set in 2026, tax bills are mailed in September 2026 and payments begin October 1, 2026.
2027 valuation cycle
The Assessor mailed 2027 Notices of Value on February 27, 2026 because Arizona’s valuation process works ahead of the tax year.
Pinal County Property Value Appeal: Form 82130R and Board Review
For residential property, the official form is the Residential Petition for Review of Valuation, Form 82130R. Non-residential real property uses Form 82130.
Residential appeal
Use Form 82130R to appeal Full Cash Value or classification shown on the Notice of Valuation.
Commercial / industrial / vacant / agricultural
Use the general Petition for Review of Real Property Valuation, Form 82130.
What Form 82130R expects
- Tax year filed.
- Parcel or account number.
- Owner and correspondence information.
- Ownership-change documentation when applicable.
- The valuation method supporting your opinion.
- Substantial information supporting the requested value or classification.
- Signature.
- Optional request for a meeting with Assessor staff.
Evidence by appeal approach
Approach |
Official form guidance |

Include materials, labor, architectural fees, construction-finance costs, builder profit and land value as applicable. |
Primary-residence classification |
Possible evidence includes driver license, voter registration, the name/address section of an income-tax return, utility bill or motor-vehicle registration. |
After the Assessor’s decision
Next step |
Rule |
|---|---|
Assessor decision |
The official residential form states that the Assessor must rule on administrative appeals no later than August 15. |
County Board of Equalization |
Pinal County appeals must generally be filed within 25 days after the Assessor’s decision is mailed. |
Evidence at Board level |
Evidence previously given to the Assessor is not automatically available to the Board and must be resubmitted. |
Board hearing |
A Notice of Hearing provides the date, time and place. Strict statutory timing can make rescheduling unavailable. |
Pinal County Senior Freeze and Property Tax Exemptions
Pinal County uses different programs for valuation protection and property-tax exemptions. A Senior Freeze does not freeze the actual tax bill.

Rural parcels may be better identified by APN or land-description fields. |

Treasurer owner search finds wrong address |
That search includes owner mailing-address fields. |
Use Assessor Property Address search for the physical parcel location. |

Treasurer Parcel Inquiry updates nightly, not in real time. |
Keep confirmation and recheck after the nightly update before escalating. |
Tax amount changed after Assessor correction |
Adjustment had to move from Assessor processing to Treasurer billing. |

Recording AlertsPinal County Assessor Property Search FAQs
How do I search Pinal County property by address?
Use the official Pinal County Assessor Parcel Search. Enter the street number, direction when applicable, street name and suffix in the separate property-address fields. If the full address fails, simplify one field at a time.
Can I search Pinal County property by owner name for free?
Yes. Start with the public Pinal County Assessor Parcel Search. The owner field is structured as last name followed by first name. The Treasurer also offers a public parcel search using owner name and mailing-address information.
How do I search a Pinal County parcel number?
Use the Assessor Parcel Number fields for Book, Map, Parcel and Split. A number such as 20049047A can represent 200-49-047-A. Preserve a split letter when one is part of the current parcel number.
Can I search Pinal County property by subdivision or land description?
Yes. The official Assessor search includes Subdivision Name, Section/Township/Range and Cabinet/Slide/Lot routes in addition to owner, address and parcel-number searches.
Where is the Pinal County assessor parcel map?
Use the official Assessor Parcel Viewer linked from Pinal County’s Assessor and GIS pages. It is useful for visual parcel location and nearby-property context, but it is not a legal survey.
What is the difference between Full Cash Value and Limited Property Value?
Pinal County describes Full Cash Value as market value. Limited Property Value is calculated under Arizona law and is used as the basis for primary property taxes. An administrative valuation appeal challenges Full Cash Value or classification rather than the statutory LPV formula.
What is the current Pinal County property-value appeal status?
Pinal County mailed 2027 valuation notices on February 27, 2026. The announced administrative appeal deadline for those 2027 values was April 18, 2026, so the regular deadline has passed as of August 12, 2026.
When are Pinal County property taxes due?
Taxes become due October 1. Bills over $100 may generally be paid in two halves, with the first half becoming delinquent after 5 p.m. November 1 and the second half due March 1 and delinquent after 5 p.m. May 1. Taxes of $100 or less are due in full and become delinquent after 5 p.m. December 31.
Why does a Treasurer payment I made today not appear yet?
Pinal County Treasurer Parcel Inquiry is updated nightly rather than in real time. Same-business-day payment or parcel activity may not appear until the next update, so keep your payment confirmation and check again before reporting a missing payment.
Where do I find a Pinal County deed or official ownership document?
Use the Pinal County Recorder’s Official Records Search. It supports party name, fee number, document type, record date, legal description and docket/page searches. Assessor owner information is useful for parcel research but is not a substitute for the recorded deed.
Best Way to Finish a Pinal County Property Search
Start with the Assessor Parcel Search, identify the correct property and save its APN. Use the Parcel Viewer when address or land records are unclear. Then route the final task correctly: Assessor for value and exemptions, Treasurer for taxes and receipts, and Recorder for deed proof.
Keep the 2026 tax cycle separate from the 2027 valuation-notice cycle, confirm the Tax Area Code before comparing tax rates, and verify deadlines or legal property descriptions through the responsible official office before taking financial or legal action.
