Use Hale County Citizen Access for an owner, address, parcel, appraisal or assessment record. Use the Parcel Viewer for rural, vacant or difficult-to-address land. Contact the Tax Collector for payments, installments and receipts. Use Probate records for deeds and mortgages.

Wrong-state warning: this guide covers Hale County, Alabama, with county offices in Greensboro. Hale County Appraisal District in Plainview belongs to Texas and uses different laws, portals and deadlines.
Office-title clarification: Alabama’s state directory lists Mary Hamilton as Tax Assessor and Andretta Skipper as Tax Collector. Hale County’s Revenue Commissioner page also describes broader assessment and collection duties. Call the task-specific number provided below.
Independent guide: AssessorPropertySearch.org does not store county property records or collect Hale County taxes. Enter payment, Social Security, disability or banking information only through a verified official process.

Choose the Correct Hale County Property Office

Most failed searches happen because the visitor is using the wrong office. Begin with the record or action you actually need.

Use grantor/grantee variations, book/page or a narrower recording range.
Rural search example: when “420 County Road 21, Sawyerville, AL” fails, retry “420 21,” “21,” the owner’s surname or the Parcel Viewer.

Search Estates, Heirs’ Property, Trusts and Family Land

Inherited and long-held family property may remain listed under a deceased owner, estate, heirs or a family representative. The assessment name helps locate the parcel but does not resolve legal title.

Confirm the tract visually

Use the Parcel Viewer to match the location, acreage, road access and adjoining owners.

Move to Probate records

Review deeds, estate proceedings and recorded instruments when ownership, sale authority or signatures matter.

Title warning: paying taxes on inherited land does not by itself prove sole ownership, complete probate or establish marketable title.

What a Hale County Property Record Shows

Review the full parcel record before relying on the owner name or assessed value.

Record field
What it helps verify
Important limitation

It can differ from the property location and should be updated promptly.
Fair market value
The county’s appraised value before the property-class ratio.
It is not automatically the sale price or final taxable value.
True assessed value
Market or current-use value multiplied by the Alabama class percentage.
The 7% cap may produce a different taxable assessed value.
Property class
Determines whether the general 10% or 20% ratio applies.
Use or ownership changes can change classification.
Land and improvements
Separates land from houses and other structures.
The values are not insurance replacement or construction estimates.
Exemption
Shows relief currently carried for the selected tax year.
A pending or unprocessed filing may not yet display.
Deed reference
Provides a clue for finding the recorded instrument.
Open the actual deed before making an ownership conclusion.
Not legal proof: an owner name, parcel outline, acreage figure or assessment screenshot is not a deed, certified title record, legal survey, easement opinion, zoning approval or building permit.

Hale County 2026 Property-Tax Calendar

Homestead, appeals, current-use applications, manufactured-home registration, business returns and tax payments use separate deadlines.

January 2–April 1, 2026 — Hale County homestead filing

The county directs applicants to visit the Tax Assessor during this local filing period.

Valuation-notice period — review immediately

Check owner, acreage, structures, classification, value and exemptions. A written protest is generally due within 30 days after written notice.

October 1, 2026 — property taxes become due

Confirm the parcel and tax year. Alabama taxes are collected in arrears, so ownership shown for collection purposes can reflect an earlier October 1 title date.

October 1, 2026–January 1, 2027 — current use

Owners of qualifying agricultural or forest property generally apply during this period.

November 30, 2026 — manufactured-home registration

Manufactured homes subject to registration become delinquent after November 30.

December 31, 2026 — ordinary payment and reporting cutoff

Property taxes are generally paid by year-end. Alabama tangible personal property returns are also generally due by December 31.

January 1, 2027 — delinquency begins

Unpaid real-property taxes can begin accumulating penalty, interest and collection charges.

February 1, 2027 — installment first-payment limit

Hale County states that a qualifying installment plan requires at least half of the real-property tax to be paid by February 1.

No statement received? The owner remains responsible for checking the account. Contact the Tax Collector before the deadline rather than assuming nothing is due.

Hale County Property-Tax Planning Calculator

Use the Alabama formula: property value × assessment ratio = true assessed value; assessed value used minus exemption × millage ÷ 1,000 = planning estimate.

Enter the official parcel details above. The result is not an official tax bill.
Estimate only — not an official tax bill. Actual taxes can differ because of taxing district, millage, exemptions, the 7% cap, current-use valuation, fixed charges, prior balances, interest and county corrections.

How Alabama’s 7% Property-Value Cap Works

The temporary cap limits eligible annual increases in taxable assessed value for existing Class II and Class III real property. It does not freeze the displayed market value or guarantee that the final tax bill increases by no more than 7%.

Events that can remove the cap

  • A taxable ownership change.
  • A change between Class II and Class III.
  • A new parcel or previously unassessed improvement.
  • A significant addition, structure, pool or renovation.
  • Another statutory exclusion from capped treatment.
Buyer warning: the seller’s capped assessed value may reset after transfer. Review the full true assessed value when estimating future taxes.
Official Alabama Department of Revenue guidance Review the 7% Cap

Current-Use Valuation for Farm and Forest Property

Qualifying Class III agricultural and forest property may be valued according to its current use rather than its potentially higher speculative market value.

Application preparation

  • Apply with the Tax Assessor between October 1 and January 1.
  • Identify the exact parcel and qualifying acreage.
  • Describe the crop, timber, livestock or forest use.
  • Prepare leases, management records, photographs or maps when requested.
  • After a sale, the new owner must apply again to continue current-use treatment.
Before selling, subdividing or changing use: ask about rollback or recapture taxes. Alabama guidance describes additional taxes for the three years preceding conversion from qualifying current use.
Official Alabama current-use guidance Review Current-Use Rules

Prepare Hale County Homestead Exemption Documents

Hale County directs applicants to the Tax Assessor between January 2 and April 1. The downloadable Homestead Worksheet helps organize information but is not the application.

Additional qualification records

  • Driver’s licence, birth certificate or other proof of age for age 65 or older.
  • Social Security Notice of Award for qualifying total disability.
  • Service-connected disabled-veteran award letter when applicable.
  • State or federal income information when required for the requested exemption type.
  • Spouse information relevant to age, income or disability qualification.
The PDF is not the application. Completing the worksheet does not create or approve a homestead exemption. Take it, the deed, closing papers and supporting documents to the county office.
Sensitive-data warning: the worksheet asks for Social Security numbers. Do not upload, email or send a completed copy to this website or another unverified service. Ask the Tax Assessor how sensitive information must be submitted.

How to Appeal a Hale County Property Value

A value appeal concerns the appraisal, classification or property facts. It is not a complaint about millage rates, escrow servicing or the county budget.

Read the written valuation notice

Record the mailing or receipt date, printed deadline, parcel, market value and appeal instructions.

Audit the property facts

Check acreage, building size, year built, condition, structures, class, exemption, current-use status and removed or unfinished improvements.

Prepare focused evidence

Use relevant sales, a recent appraisal, labelled photographs, repair estimates, inspection findings, survey evidence and closing documents.

File a written protest within 30 days

Identify the parcel, explain the disputed value or fact, state the requested correction and keep proof of delivery.

Prepare for Board of Equalization review

Use an exhibit index and explain exactly what each item proves. Keep the argument tied to value, classification or factual accuracy.

Protect further appeal rights

Obtain the written decision promptly. Circuit Court deadlines and tax-payment or bond requirements can be strict.

Evidence packet checklist

  • Copy of the valuation notice.
  • Parcel number and property address or location.
  • Requested value or factual correction.
  • Comparable sales with differences explained.
  • Labelled property-condition photographs.
  • Repair bids or inspection reports.
  • Survey or deed support for acreage errors.
  • Closing appraisal or purchase documents.
  • One-page exhibit index.
  • Proof of timely delivery.
Cap distinction: Alabama’s 7% cap affects taxable assessed value. It does not prevent the Board of Equalization from reviewing full fair market value.
Official Alabama appeal guidance Review the 30-Day Appeal Rule

Installment Payments, Delinquency and Tax-Lien Risk

Hale County permits a statutory installment route for qualifying real-property taxes, but it is not an interest-free extension.

Installment starting requirements

  • The first payment must be at least one-half of the real-property taxes due.
  • The first payment must be made by February 1 following the tax year.
  • The second and third payments carry 1% per month interest on the unpaid balance.
  • Ask the Tax Collector for the exact schedule and payoff calculation.
  • Keep a receipt for every installment.

Delinquent-account risks

  • Penalty, interest and administrative charges can increase the amount due.
  • The county advertises delinquent real-estate taxes.
  • Hale County has declared use of the tax-lien-auction method.
  • An old online balance may not include every current payoff charge.
  • Obtain a current written payoff before a closing or redemption payment.
Tax-lien warning: buying a tax lien is not the same as immediately purchasing clear title or obtaining possession of the property.
Official Hale County collection and tax-lien information

New Hale County Property Owner Checklist

A closing attorney or title company may complete some steps, but the owner should verify every county record separately.

  • Confirm that the deed was recorded through the Probate Judge’s office.
  • Search Citizen Access and verify the owner display.
  • Save the parcel number and deed reference.
  • Apply for homestead during the local filing period when eligible.
  • Ask whether current-use treatment must be reapplied for after transfer.
  • Review whether the ownership change resets the 7% cap.
  • Check prior years for unpaid taxes or tax-lien activity.
  • Confirm the mailing address with the Tax Assessor.
  • Give the correct parcel information to the mortgage servicer.
  • Verify that escrow pays the correct property and tax year.
Future-tax warning: the seller’s bill may include homestead, current use or a capped assessed value that does not continue after the transfer.

How to Obtain a New Hale County 911 Address

A new house or rural parcel may appear in tax records before a recognized physical address exists. Hale County’s 9-1-1 Office issues addresses where numbers have not already been assigned.

Property outside a subdivision

  • Obtain the parcel number first.
  • Know the nearest named road.
  • Identify nearby neighbors or existing addresses.
  • Be prepared to explain the proposed dwelling or driveway location.
Address limit: a 911 address does not change ownership, acreage, parcel boundaries or the recorded legal description.
Official Hale County 9-1-1 Office Review 911 Address Requirements

Manufactured Home Assessment and Registration

A manufactured home can be assessed as an improvement to owned land or handled through a separate registration system.

Home subject to registration

Registration generally applies when the home is on land owned by someone else or is rented or leased for business purposes.

  • Register within 30 days after purchase or entry into Alabama.
  • Registration is due October 1 and delinquent after November 30.
  • Display the issued decal as required.
  • Confirm move-permit requirements before relocation.
  • Contact Probate for Hale County registration and title help.

Hale County Business Personal Property Filing

Business equipment is reported separately from the land and building record. Alabama requires an annual itemized listing of taxable tangible personal property owned on October 1.

Prepare the asset schedule

  • Asset description and business use.
  • Purchase date and original cost.
  • Invoices and depreciation schedules.
  • Physical location on October 1.
  • Disposed, sold, leased or moved equipment.
  • Prior-year account and filing confirmation.

Annual reporting rule

  • The itemized list must generally be submitted between October 1 and December 31.
  • A return is required each year even when the equipment has not changed.
  • Fully depreciated equipment may still need to be listed while it remains owned.
  • A closed business should file a final return when required.
  • Late or missing returns can lead to an estimated assessment and penalties.

Find Hale County Deeds, Mortgages and Land Records

Use the assessment parcel to identify the property, then use Probate records to verify the recorded ownership and document history.

Identify the parcel

Save the owner display, parcel number, property location and legal-description clues.

Estimate the recording period

Use the purchase date, prior owner, closing papers or assessment ownership change.

Search the recorded-document system

Try grantor and grantee names, historical records, date ranges and available book or page references.

Compare the legal description

Confirm section, township, range, lot, block, subdivision or metes-and-bounds details—not only a matching surname.

Request the required copy

Contact Probate when a certified copy, official fee calculation or recording service is required.

Online-record caution: Hale County Probate’s online service warns that public information may contain errors. Verify critical details and request an appropriate official copy when needed.
