Search Houston County Records Correctly
Use the Revenue Commissioner’s official portal to search by owner, address, parcel number, PPIN, BPPIN, account, subdivision or receipt number. Use the GIS viewer only after you identify the correct parcel.
This 2026 guide explains valuation notices, appeals, Alabama’s 7% cap, taxes, homestead, current use, business property, manufactured homes and Probate land records.
Quick Answer: Where Should You Search?
Use Houston County’s Ingenuity property portal for assessment and tax records. Use KCS GIS for parcel-map and aerial research. Use the Revenue Commissioner for values, exemptions, taxes, personal property and appeals. Use the Probate Recording Department for deeds, mortgages, liens and recorded documents.

How to Search Houston County Property Records
Use one search field at a time. County databases often return no result when several partly incorrect fields are entered together.
Confirm the state and county
The official result should identify Houston County, Alabama. Dothan is the county seat used in the Revenue Commissioner’s contact information.
Select the relevant tax year
The standard property portal may show completed billing years while the separate Appraisal page carries the current 2026 valuation information.
Choose one search type
Select Name, Address, Parcel Number, PPIN, BPPIN, Account, Subdivision or Receipt Number.
Start with fewer words
Use a last name, one company word or the house number and main road name. Add more information only when results are too broad.
Confirm the parcel carefully
Match owner, physical address, parcel number, PPIN, account, subdivision, legal description and selected year.
Save every useful identifier
Record the parcel number, PPIN, BPPIN and account number before opening GIS, paying taxes, calling an office or preparing an appeal.

Use the Houston County GIS Parcel Viewer
GIS is most useful after the text property search gives you an owner name, parcel number or PPIN.
Rural and vacant land
Use parcel search when land lacks a dependable street address or shares a road name with several tracts.
Nearby-property context
Review surrounding parcel labels, roads and aerial imagery before calling Mapping or Appraisal.
Not a boundary survey
GIS cannot resolve fences, easements, encroachments, setbacks, buildability or legal ownership.
Search the text property record
Copy the parcel number or PPIN before opening the map.
Open the official GIS viewer
Search the parcel identifier or owner and confirm the map location.
Compare roads and nearby tracts
Use aerial imagery and parcel labels to confirm general context.
Return to legal records when needed
Use the deed, recorded plat and licensed survey for legal or construction decisions.
Order Printed Tax Maps and Aerial Photography
Houston County’s Mapping Department publishes prices for tax maps, parcel lines and aerial-photo products. Verify current pricing before ordering a custom map.

Notice mailing
Houston County states that 2026 valuation notices were mailed June 30, 2026.
Written filing required
A phone call can help clarify the record, but it does not replace the written Board of Equalization appeal.

How to Appeal a Houston County Property Value
Read the notice immediately
Record the notice date, parcel, value, classification, mailing address and July 30 filing instruction.
Review the online property card
Check acreage, finished square footage, total adjusted area, year built, construction, condition, additions, demolitions and exemptions.
Call Appraisal about obvious errors
Ask whether a factual correction can be reviewed, but continue preparing the written appeal until the matter is formally resolved.
Organise evidence by issue
Use comparable sales, a recent arm’s-length purchase, photographs, repair estimates, measurements, permits, surveys and recorded documents.
State the requested result
Identify the value, square footage, classification, exemption or property fact you believe should be corrected.
File in writing and keep proof
Mail or deliver the appeal using the county instructions. Retain a complete copy and proof of postmark or office receipt.

How Alabama’s 7% Property-Tax Cap Works
The cap limits annual increases in taxable assessed value for qualifying Class II and Class III real property. It does not guarantee that the final bill increases by no more than 7%.
When the cap can apply
- The parcel was already assessed as Class II or Class III real property.
- True assessed value rose by more than 7% above the prior taxable assessed value.
- No ownership, classification, improvement or other exclusion applies.
- The assessing office applies the cap automatically.
Events that can remove the cap
- A qualifying ownership change.
- A property-classification change.
- A newly assessed parcel.
- A newly added improvement.
- An addition or significant improvement.
- Placement in a qualifying tax-increment district.
Houston County Cap-Aware Tax Estimate
Use values from the official property record. The estimate can model the 7% cap only when the parcel remains eligible and the prior taxable assessed value is known.
Houston County Homestead Exemptions
Homestead is available only for a qualifying owner-occupied primary residence. Houston County says the normal claim must be signed in person.

- Bring a copy of the vesting document to the Revenue Commissioner.
- Verify the new owner and mailing address online.
- Save the parcel number, PPIN and account number.
- Use Probate records when the transfer is unclear.
Protect the next tax year
- Apply for the exemption you personally qualify for.
- Reapply for current use after a transfer.
- Do not assume the seller’s 7% cap continues.
- Check prior-year and delinquent balances.
- Confirm mortgage-escrow payment responsibility.
- Review the next valuation notice and tax bill.
Report Additions, Renovations and Removed Structures
Property owners are responsible for reporting additions, removals and significant changes during the tax year.
Changes that can affect appraisal
- A new house, shop, garage or commercial building.
- A room addition or increased finished area.
- A swimming pool, canopy, porch or substantial outbuilding.
- Major renovation that changes quality or utility.
- Demolition, destruction or removal of an assessed structure.
Why timely reporting matters
- An unreported addition can lead to penalties or a later escape assessment.
- An unreported demolition can leave tax on a structure that no longer exists.
- A significant improvement can affect 7% cap treatment.
- Building permits, recent sales and owner requests are reviewed annually.
Tax Bills, Payments, Receipts and Mortgage Escrow
Confirm the owner, address, account and tax year when the notice arrives.
Pay online, by mail, in person or through the county drop box.
Verify that an online or mortgage-company payment has posted.
Late charges begin, with additional fees and monthly interest.
Review the current Collections page because check, card and advertisement cutoffs are tax-year specific.

Find Houston County Deeds, Mortgages and Liens
Probate land-record searching and viewing are free. The county charges only when a user chooses to download document pages.
Identify the property first
Save the owner, parcel, PPIN, legal description and approximate transfer date from the Revenue record.
Open Probate land records
Choose “Look up Land Records.” An account is optional for searching and pay-per-document use.
Search last name first
Do not use punctuation. Enter fewer fields initially because a shorter search can return better results.
Use index filters
Narrow by party, document type, date range and other available index details.
Verify the legal description
Compare subdivision, lot, block, tract, section, township or range before selecting a document.
Download only when needed
Searching and viewing are free. Downloaded copies are currently $1 per page, and account purchases remain available for 30 days.
Delinquent Taxes and Tax-Lien Auction
Houston County uses GovEase for its annual online tax-lien auction. The 2026 auction for delinquent 2025 taxes began May 4, 2026.
Before advertisement
Request the complete payoff and use the current payment cutoff to avoid publication where possible.
Before bidding
Research taxes, title, occupancy, redemption rights, legal description and parcel condition. A tax lien is not a normal deed purchase.
After the sale
Owners and bidders should obtain current redemption and legal-rights guidance rather than relying on an old auction list.
