Johnson County Property Assessor 2026: Search & Tax Records

Search Johnson County Records Without the Wrong Portal

Johnson County property information is split between Johnson CAD, the county Tax Assessor-Collector and the County Clerk. The right starting point depends on whether you need an appraised value, owner record, exemption, protest, tax balance, deed or parcel map.

This guide shows how to search by address, owner or ID, confirm the correct 2026 protest deadline, solve mismatched records and complete each task through the responsible official office.

2026 property values Available online Preliminary information can change through review, corrections and protests.
Published protest dates July 2, July 15 or August 6 Use only the deadline printed on the notice for the specific property.
Property-tax statements Normally mailed around October The final bill follows appraisal work and local tax-rate adoption.
Normal payment date January 31, 2027 Confirm the controlling date on the actual 2026 tax statement.

Fast Answer

Use Johnson CAD Property Search for values, owner display, exemptions, parcel IDs and property characteristics. Use the Johnson County Tax Office for tax bills, balances, payments and receipts. Use the County Clerk for deeds, liens, plats and recorded documents.

Independent-guide notice: AssessorPropertySearch.org is not Johnson CAD or Johnson County government. Do not enter banking information, driver-licence documents or owner-portal credentials into an unverified private website, advertisement, email or text-message link.

How to Search a Johnson County Property Record

Use one clean identifier at a time. Detailed searches often fail because the official spelling, suffix, direction, entity name or owner record differs from the wording entered.

Select the correct record type and tax year

Choose JCAD for appraisal data, the Tax Office for bills or payments, and the County Clerk for recorded documents. Select 2026 for the current appraisal cycle or a prior year for historical research.

Start with the street number and street name

Leave out the city, ZIP code, apartment, direction and street type on the first attempt. For example, try “100 Weatherford” rather than “100 North Weatherford Street.”

Retry with a simplified owner name

Try the last name or first name alone. Also test a trust, estate, company, DBA, spouse or prior owner when the expected individual name does not appear.

Use an exact identifier when available

Property ID, Geo ID, Owner ID, tax-account number, appraisal-district number and statement number can produce a more precise result than an address.

Confirm the parcel before relying on it

Compare the situs address, legal description, subdivision, property type, owner display and parcel identifiers. Similar names alone do not prove a match.

Save the record and identifying numbers

Download or screenshot the detail page and record the Property ID, Geo ID, tax-account number or instrument number for future searches and office calls.

Information available
Best field
Micro-level search fix
Physical address
JCAD Address or Tax Office Property Address.
Use the number and main street name. The Tax Office says not to include the direction or street type.
Individual owner
JCAD Owner or Tax Office Owner Name.
The Tax Office uses last name followed by first name or initial, such as “Doe John” or “Doe J.”
Trust, LLC or business
Owner or Advanced Search.
Try the core entity name without punctuation or LLC, LP and Inc. suffixes, then narrow the results.
JCAD Property ID
JCAD ID search.
Copy the digits exactly and confirm that the number is not a tax-account or statement number.
Tax-account number
Tax Office Account Number.
Include the dashes printed on the tax statement; an official example uses a format such as 126-0586-00010.
Mailing address
Tax Office Mailing Address.
Use the owner’s tax-mailing street number and street name, which may differ from the property location.
Subdivision or neighborhood
JCAD Advanced Search.
Use a distinctive partial subdivision, abstract, condominium or neighborhood name.
Deed party or recording date
County Clerk records.
Search the grantor or grantee and narrow by document type, subdivision and approximate date.
Official JCAD hint: when an address fails, try only the street name. When a full owner name fails, try only the first or last name.

What a Johnson CAD Property Record Shows

The appraisal record is useful for identification, valuation and tax research, but it is not a title report, private appraisal, survey or proof that every building characteristic is exact.

Record field
How it helps
Important limitation
Owner display
Shows the person or entity currently carried on the appraisal account.
A recent deed or estate transfer may not yet appear.
Situs address
Identifies the physical property location used by JCAD.
It may differ from the owner’s mailing address.
Property ID and Geo ID
Distinguish similar properties and connect records to GIS.
The Tax Office may use an additional account number.
Market value
Shows JCAD’s market-value determination for the selected year.
It is not automatically the sale price or final tax bill.
Land and improvement values
Separates land from buildings and other improvements.
The values are not insurance replacement costs.
Property characteristics
May show area, class, age, condition and improvement details.
Report material factual errors with photographs, measurements or other evidence.
Exemptions
Indicates exemptions currently displayed on the appraisal account.
A pending application or current-year approval may require direct confirmation.
Taxing entities
Identifies local units that may tax the property.
JCAD does not set those tax rates or collect the bill.
Legal description and acreage
Helps match the parcel to maps and recorded documents.
JCAD says this information should be independently verified before legal use.
Boundary warning: appraisal acreage and GIS parcel lines cannot resolve a fence, easement, encroachment or ownership dispute. Use the recorded deed and plat and obtain a survey when legal boundaries matter.

Preliminary, Certified and Supplemental Property Data

The word “official” does not always mean “final for the year.” Identify the data stage before using a value for budgeting, litigation or transaction decisions.

Preliminary appraisal data

Published during the active appraisal cycle. Values and property details can change through ongoing review, corrections and protests.

Certified appraisal roll

The certified roll reflects the appraisal information formally delivered for tax-rate and billing work, subject to later authorized changes.

Supplemental records

Supplemental files contain qualifying changes processed after certification, such as corrections and later appraisal actions.

2026 transition issue: JCAD has reported implementing a new appraisal system and performing dual data entry. When two systems disagree, save both records, compare the tax year and identifiers, and ask which office must correct the specific field.

What to save before reporting a mismatch

  • Property ID, Geographic ID and tax-account number.
  • Tax year shown on each screen or statement.
  • Owner, situs address and mailing address.
  • The exact value or field that differs.
  • A screenshot or PDF from each official system.
  • Date and time each record was checked.
  • Any deed, exemption or protest confirmation related to the change.

Johnson County 2026 Appraisal and Tax Timeline

Johnson County’s published 2026 protest dates differ from the generic May 15 wording often repeated on statewide forms and competitor pages. The date printed on the individual JCAD notice controls.

January 1, 2026 — appraisal date

Property status and value are generally determined as of January 1, subject to statutory appraisal and exemption rules.

April 15, 2026 — business rendition deadline

JCAD identified April 15 as the 2026 business-personal-property rendition deadline.

June 16, 2026 — preliminary appraisal data posted

JCAD announced that preliminary 2026 appraisal information was available for public download.

July 2, July 15 or August 6 — published protest dates

Use only the date printed on the property’s notice. Do not select August 6 merely because it is the latest date shown online.

July 14, 2026 — preliminary BPP data posted

JCAD announced that preliminary 2026 business-personal-property appraisal data was available.

Late summer and fall — local tax-rate process

Taxing units work through budgets and rates after appraisal work. The appraisal value alone does not reveal the final tax bill.

Around October — tax statements normally mailed

The Tax Office says statements are normally mailed around October and are due upon receipt.

January 31, 2027 — normal penalty-free date

This is generally the final day to pay 2026 taxes without penalty and interest, subject to the actual bill and applicable exceptions.

February 1, 2027 — normal delinquency date

Unpaid taxes generally become delinquent and begin accruing penalty and interest after the controlling deadline.

Missing or unclear notice: call JCAD at 817-648-3000 and ask staff to look up the deadline for the specific Property ID. Do not replace the notice-specific date with a generic internet deadline.

How to File a Johnson County Appraisal Protest

A protest challenges an appraisal-district action. It does not challenge a tax rate and is not filed through the Tax Office payment portal.

Open the correct 2026 appraisal account

Confirm the Property ID, owner, situs address, property type, market value, exemptions and appraisal-notice information.

Verify the controlling deadline

Use the date printed on the notice. When the notice is missing or the deadline differs from the JCAD website, call the district before filing.

Select every valid protest reason

Potential reasons include market value, unequal appraisal, exemption denial, incorrect ownership, incorrect description, improper inclusion or failure to deliver a required notice.

State the result you are requesting

Provide the value supported by your evidence or clearly describe the ownership, exemption, classification or factual correction requested.

Choose the filing and hearing method

Follow JCAD’s current instructions for online, mail or in-person filing. The official form also provides in-person, telephone, videoconference and written-affidavit hearing choices.

Save proof and prepare for the hearing

Keep the portal confirmation, delivery proof, full protest copy and evidence package. Continue preparing until the matter is resolved in writing.

Generic-form warning: the statewide protest form describes a typical May 15 deadline but directs owners to contact the county appraisal district for the specific deadline. For 2026 Johnson County property, use JCAD’s notice-specific date.

Common protest reasons and useful evidence

Protest issue
Useful evidence
Incorrect market value
Relevant sales, condition differences, inspection findings, repair estimates and a supported opinion of value.
Unequal appraisal
A consistent comparison of similarly situated properties with adjustments for material differences.
Incorrect building data
Measurements, photographs, permits, plans or documentation of demolished or unfinished improvements.
Exemption denied or missing
Application, identification, residence documents, qualification evidence and district correspondence.
Ownership or legal-description error
Recorded deed, closing documents, plat, survey or other authoritative records.
Required notice not received
Mailing-address history, delivery information and the date the owner discovered the appraisal action.

Johnson County ARB Hearing Rights

JCAD’s 2026 hearing procedures contain practical deadlines and protections that are easy to miss when concentrating only on comparable sales.

Hearing right or procedure
What the official procedure says
Practical action
Single-member panel
Request it in writing no later than the tenth day before the hearing.
Submit the request early and keep delivery proof.
Remote hearing without an agent
Written telephone or video notice is generally required at least five days before the hearing.
Confirm the number or meeting link and submit the required affidavit and evidence before the hearing.
Remote hearing with an authorized representative
The procedures generally require ten days of advance written notice.
Do not assume the owner’s shorter notice period applies to an agent.
One postponement
A self-represented owner is entitled to one timely requested postponement without showing cause.
Request it before the hearing and provide current mailing and email addresses.
Missed hearing
A written good-cause statement and new-hearing request may be filed by the fourth day after the missed hearing.
Contact the ARB immediately rather than waiting for a final order.
Two-hour delay
An owner may request postponement when the hearing has not started within two hours of its scheduled time.
Document arrival and scheduled time before making the request.
District evidence request
Requested district information may be excluded when it was not delivered at least 14 days before the hearing and the owner proves the timely request and non-delivery.
Request JCAD’s evidence early and preserve the request and delivery record.
Multiple accounts
An owner may request consecutive same-day hearings for up to 20 accounts using the required bold wording.
Use the phrase “request for same-day protest hearings” and follow the timing instructions.
During the hearing: direct statements, questions and objections to the ARB panel. The procedures discourage the owner and appraisal-district representative from debating each other directly.

Build a Clear Property-Protest Evidence File

Organize evidence around the exact protest issue. A shorter indexed package is usually easier to understand than a large collection of unexplained screenshots.

Market-value package

  • Relevant sales near the January 1 appraisal date.
  • Adjustments for size, age, location, lot and condition.
  • Photos of damage or deferred maintenance.
  • Contractor estimates and inspection findings.
  • Recent arm’s-length closing documents when relevant.
  • A clearly stated and supported requested value.

Factual-error or exemption package

  • Recorded deed or ownership documents.
  • Survey, plat or professional measurement.
  • Permits or construction records.
  • Photos of removed, unfinished or misdescribed improvements.
  • Homestead or special-exemption qualification documents.
  • A numbered list of each correction requested.

One-page evidence index

  • Property ID, address, owner and hearing number.
  • The protest reason and requested value or correction.
  • A numbered list of every exhibit.
  • One sentence explaining what each exhibit proves.
  • The date evidence was submitted to JCAD.
  • Proof of the earlier request for the appraisal district’s evidence.
“My protest concerns [market value, unequal appraisal, exemption or factual error]. I request [specific value or correction]. Exhibit 1 shows the property condition, Exhibit 2 compares relevant properties, and Exhibit 3 supports the requested result.”

Apply for a Johnson County Homestead Exemption

Johnson CAD—not the Tax Office—reviews residence-homestead, over-65, disabled-person and qualifying veteran exemption applications.

Confirm ownership and principal residence

The applicant generally must hold an ownership interest and use the property as the principal residence.

Locate the correct appraisal account

Save the Property ID, Geo ID, situs address and legal description before opening the application.

Prepare identification

Texas applications generally require a driver licence or state identification whose address corresponds with the residence, unless an official exception applies.

Add special qualification documents

Prepare age, disability, VA, surviving-spouse, heir-property, ownership or manufactured-home documents when relevant.

Submit through JCAD’s official process

Use the official online application or another method allowed by the current JCAD form instructions. Keep a complete copy and confirmation.

Verify that the exemption appears

Check the property record after processing and contact JCAD exemptions if the application remains pending, is denied or displays on the wrong account.

Special situations to prepare for

Situation
What to review
General residence homestead
Principal-residence qualification, ownership and matching identification address.
Property acquired after January 1
A partial-year exemption may be available when statutory conditions are met and the prior owner did not receive the same exemption.
Heir property
Ownership affidavit, prior owner’s death certificate, recent utility bill, available court record and authorizations from other occupying heirs.
Age 65 or older
Age qualification, birthdate evidence, tax-ceiling rules and installment-payment eligibility.
Disabled person
The statutory disability standard and supporting qualification evidence.
Disabled veteran or surviving spouse
VA rating, individual-unemployability, remarriage and residence requirements for the requested category.
Current school exemption: Texas currently provides a $140,000 general residence-homestead exemption from school-district taxable value. Local optional exemptions and other taxing-unit amounts can differ.
Avoid paid-filing solicitations: the official homestead application is available without paying a private filing company. Do not send identification or veteran documents merely because a mailer resembles government correspondence.

2026 Business Personal Property Rendition and Exemption

Johnson County businesses have a significant 2026 rule change that applies separately from residential homestead issues.

New exemption of up to $125,000

JCAD states that qualifying income-producing tangible personal property can receive an exemption of up to $125,000 beginning January 1, 2026.

A 2026 rendition was still required

A business at or below the threshold still needed to file the 2026 rendition and complete the certification used to establish exemption eligibility.

Business-owner checklist

  • Identify income-producing tangible personal property used in the business.
  • Use the current Johnson County rendition form.
  • Review the under-$125,000 election and certification.
  • Complete the related-business-entity information when applicable.
  • Confirm whether the prior rendition remains accurate.
  • Retain inventory, acquisition, depreciation and supporting records.
  • Keep proof of submission and any extension request.
Deadline context: JCAD identified April 15, 2026 as the business-personal-property rendition deadline. A business that missed it should contact the district promptly about the account, available correction procedures and any penalty.

Delinquent Taxes, Partial Payments and Installments

The schedule below is the Tax Office’s general delinquent-tax schedule. Special appraisal changes, rollback taxes and qualifying installment accounts can follow different calculations.

Payment month
General listed penalty and interest
What to do
February
7%
Request the exact payoff before sending payment.
March
9%
Confirm whether an installment option applies.
April
11%
A partial payment does not stop charges on the unpaid balance.
May
13%
Verify every year and account included in the payoff.
June
15%
Accounts unpaid after June 30 can be referred for collection.
July
18% plus up to 20% additional collection penalty
Contact the office or collection firm for a current total.
After July
Additional 1% interest per month
Do not calculate from an old statement.

Four-installment option for qualifying homesteads

Owners with a qualifying over-65, disabled-person or disabled-veteran exemption may be able to pay current taxes on the residence homestead in four installments.

First payment

At least one-fourth before the normal February 1 delinquency date.

Second payment

Due by March 31.

Third payment

Due by May 31.

Fourth payment

Due by July 31.

Missed installment: a delinquent installment can receive a 6% penalty plus 1% interest for each month it remains unpaid. Mark the payment as an installment and confirm qualification with the Tax Office.

Pending protest or appeal near the tax deadline

An unresolved appraisal dispute does not automatically postpone all tax payment. Review the payment required to preserve appeal rights and obtain professional advice for a high-value or complex case.

Prepare a mailed document-copy request

  • Document type requested.
  • Full grantor and grantee names.

  • Whether certification is required.
  • Correct payment and return-mail information.
Online-record limitation: the public online database is not the official repository and can contain legally required redactions. Confirm important information from the complete official record.
Staff limitation: Clerk staff can explain the search process but cannot perform a title search, property-restriction investigation or foreclosure lien analysis for you.

Set up a property-fraud alert

This guide covers Johnson County, Texas. Its main official property offices are Johnson CAD, the Johnson County Tax Assessor-Collector and the Johnson County Clerk.

What is the official Johnson County property search?

Use Johnson CAD Property Search for appraisal values, owner display, exemptions and parcel information. Use the Johnson County Tax Office portal for tax bills, balances, payments and receipts.

Can I search Johnson County property records by address or owner?

Yes. JCAD supports owner, address, ID and advanced searches. When a detailed search fails, try only the street name or only the first or last name.

What is the 2026 Johnson County property-protest deadline?

JCAD currently lists July 2, July 15 and August 6 as 2026 protest dates. The deadline printed on the individual property notice controls.

Where do I file a Johnson County appraisal protest?

File with Johnson CAD through an available official owner-portal action or another method permitted by the appraisal notice and district instructions. Do not file a value protest with the Tax Office.

Where do I apply for a Johnson County homestead exemption?

Apply through Johnson CAD’s official homestead process. The Tax Office cannot approve, deny or add an appraisal exemption.

When are 2026 Johnson County property taxes due?

Statements are normally mailed around October and are due upon receipt. January 31, 2027 is generally the final day to pay 2026 taxes without penalty and interest, subject to the actual statement and applicable exceptions.

How much are Johnson County online tax-payment fees?

The current Tax Office payment page lists a flat $1.50 convenience fee for online eCheck payments and a 2.4% convenience fee for credit-card transactions. Confirm the fee before submitting payment.

Where can I find a Johnson County deed or lien?

Use the Johnson County Clerk’s official real-property records search. Search by grantor, grantee, subdivision, document type, document number or recording date.

Is the Johnson CAD GIS parcel map a legal survey?

No. The GIS map is useful for parcel research and orientation, but its lines and acreage should not replace a recorded plat, deed or professional survey.

Complete the Search Safely

First decide whether you need an appraisal record, tax account or recorded legal document. Search with the cleanest identifier, verify the parcel and tax year, save the official numbers and complete the action only through the responsible office.

For a 2026 protest, use the deadline printed on the JCAD notice. For a tax payment, verify the account and keep the receipt. For ownership or boundary research, use County Clerk documents and a survey rather than relying only on appraisal data.
