Fast Answer

Use the official Assessor Search for a real-property parcel number, personal-property number, owner name or property address. Use the Treasurer for the tax statement and payment. Use the Recorder for a deed or lien. Use GIS when you need to identify a parcel visually.

Arizona timing matters: the Notice of Value is issued before the related tax bill. Appeal the valuation from the Notice of Value; do not wait for the October tax statement.
Independent-guide notice: this page does not store official records, accept tax payments, determine title or file appeals.

Choose the Correct Mohave County Office

The Assessor determines values and maintains parcel information. The Treasurer collects taxes. The Recorder maintains legal documents. GIS supplies visual map data.

How to Search Mohave County Property Records

Choose the record you actually need

Start with the Assessor for parcel identity and value, Treasurer for the bill, Recorder for title documents or GIS for map-based identification.

Search a simplified property address

Enter the street number and main street name. Initially remove city, ZIP code, unit, punctuation and unnecessary directional wording.

Retry with an owner or parcel number

Search a last name, trust name, business name, real-property parcel number or personal-property account number.

Verify the correct result

Match the physical address, owner display, parcel number, legal description, tax area and legal class.

Review values and property facts

Check FCV, LPV, assessment ratio, land, improvements, use, exemption indicators and available value history.

Save the identifiers

Record the parcel, account, tax-area and Recorder document numbers before moving to another county system.

How to Read a Mohave County Notice of Value

The Notice of Value is an assessment notice, not a tax bill. Its appeal deadline is usually much earlier than the tax-payment deadline.

Fields to check immediately

  • Valuation or tax year.
  • Notice mailing date.
  • Appeal deadline printed on the notice.
  • Parcel number and owner.
  • Current and prior FCV.
  • Current and prior LPV.
  • Legal class and assessment ratio.

Do not confuse these dates

  • The value can be established before the related tax year.
  • A notice received in early 2026 may concern 2027 valuation.
  • The October 2026 tax statement is not a new value-appeal notice.
  • The printed deadline controls over a general online calendar.
  • Keep the envelope when the mailing date is disputed.
Official sample: the Assessor booklet’s sample 2026 residential notice was dated January 31, 2025. This demonstrates Arizona’s valuation-year lead time; use the dates printed on your own notice.
Official Mohave County Assessor valuation booklet PDF Review Notice of Value Examples

Full Cash Value, Limited Property Value and Legal Class

Full Cash Value

FCV is generally the statutory or market value developed through accepted appraisal methods when no special statutory formula applies.

Limited Property Value

LPV is limited through an Arizona formula and is used to calculate primary and secondary assessed values.

Assessed Value

The applicable legal-class assessment ratio is applied to value to produce assessed value.

Typical property use
Example ratio in Assessor guidance
What to verify
Residential
10%
Confirm whether the parcel is owner occupied, rental, vacant or mixed use.
Vacant land
15%
Check the active legal class and parcel use.
Commercial
16%
Review the current statutory ratio and any mixed-use components.
Mixed use
Multiple ratios
Check the percentage allocated to each legal class.
Why neighboring bills differ: two parcels with similar FCV can have different LPV, legal class, exemptions, tax-area codes, special districts and tax rates.

Use the Mohave County GIS Viewer Correctly

Useful map tasks

  • Locate vacant land without a street address.
  • Identify a parcel number visually.
  • Turn aerial imagery and other layers on or off.
  • Review nearby roads and parcels.
  • Print a research map.
  • Continue to the Assessor record using the parcel number.

GIS cannot establish

  • Exact fence location.
  • Legal access.
  • Easement rights.
  • Construction setbacks.
  • Surveyed acreage.
  • Legal ownership.
Browser fix: the county warns of possible data-visibility problems in Safari. Retry with a current version of Chrome, Edge or Firefox when layers are missing.

Use GIS as a locator, then confirm the parcel in the Assessor system and use recorded plats or a licensed surveyor for legal boundary work.

Separate an excessive FCV claim from an incorrect property fact, legal class, use or omitted condition problem.

Prepare focused evidence

Use comparable sales, photographs, measurements, permits, repair estimates, appraisals, surveys or use documentation.

File the current petition

Complete every required field and retain proof of timely filing or delivery.

Review the decision immediately

Calculate the Board of Equalization or court deadline from the actual decision date.

Market-value evidence

  • Sales from the relevant valuation period.
  • Adjustments for location, access, size and topography.
  • Recent arm’s-length purchase documents.
  • Condition photographs and repair estimates.
  • A specific supported opinion of value.

Apply for the 2026 Senior Valuation Freeze

The Senior Property Valuation Protection Option freezes a qualifying Limited Property Value for three years. It does not freeze the tax bill.

2026 eligibility checklist

  • All owners are listed on the application.
  • At least one owner is age 65 or older.
  • The home is occupied as the primary residence for at least nine months annually.
  • The applicant has lived there for at least two years.
  • Only one primary residence is claimed.
  • The application is submitted by September 1, 2026.

Income and evidence

  • Maximum $47,712 for one owner.
  • Maximum $59,640 for two or more owners.
  • Report income for 2023, 2024 and 2025.
  • Include pages one and two of federal returns.
  • Include Social Security, pension, rental and business income.
  • Provide proof of age and residency.
What remains variable: tax rates, fees and qualifying new improvements can still increase the bill while LPV protection is active.
Renewal: protection generally lasts three years. Reapply during the final six months after receiving the county renewal notice.

Senior Property-Tax Deferral Is Not Tax Forgiveness

Arizona’s deferral program postpones qualifying tax. Deferred tax, interest and allowable costs remain attached to the property.

Key qualification points

  • Applicant is at least age 70.
  • The property is the non-income-producing primary residence.
  • FCV does not exceed $150,000.
  • Applicant has lived there six years or in Arizona for ten years.
  • No other real property is owned.
  • All prior property taxes are paid.

Additional restrictions

  • Mortgage must not be less than five years old.
  • Arizona taxable income of all residents must not exceed $10,000.
  • Both spouses must qualify when married.
  • The application must be filed before April 1 each year.
  • Annual refiling is required.
  • Transfer, death or loss of residence can trigger payment.
2026 deadline passed: the annual application was due before April 1, 2026. Review the next filing cycle with the Assessor.

Ordinary address change

Complete every field in the Assessor’s online address-change request. An address change affects notices but does not change legal ownership.

Address Protection Program

AAPP places a protection flag on the account. Later address changes normally require a second notarized affidavit from the taxpayer or authorized agent.

The current program lists a $50 processing fee and requires in-person enrollment. It is an added safeguard, not a guarantee.

Combine, Un-Combine or Split Mohave County Parcels

Recording one deed does not automatically merge separate tax parcels or create the parcel configuration a property owner expects.

  • Use one application for each group of contiguous lots.
  • Attach current recorded deeds.
  • Confirm that ownership is compatible across the parcels.
  • Obtain city approval first when the property is inside municipal limits and approval is required.
  • Provide the original signed city approval and acreage or square-foot details.
  • Review liens, taxes, legal access and zoning before changing parcel structure.
  • Ask how the change affects future tax bills, legal descriptions and exemptions.

2026 Business Personal-Property Filing Rules

Business equipment and movable property use a separate reporting system from the real-estate parcel search.

2026 mailing

Forms 82520 and 82520A were mailed January 2, 2026 to qualifying accounts.

Filing deadline

Required 2026 statements were due no later than April 1, 2026.

2026 exemption

Arizona increased the business personal-property exemption to $500,000 of depreciated value.

  • The county no longer mails the statement to businesses below $300,000 of depreciated value.
  • A business above $500,000 must file whether or not a form was received.
  • A separate statement is required for each business location.
  • The exemption applies once statewide to each legal business entity.
  • Combined accounts below the threshold may qualify.
  • All businesses remain subject to possible audit.
  • Retain acquisition cost, freight, installation, sales-tax, disposal and transfer records.

Manufactured Homes, Affixture and Two Tax Bills

Home permanently affixed

An approved Affidavit of Affixture can add the manufactured-home value to the land parcel when ownership and statutory requirements are satisfied.

Two separate tax notices

Until the home is permanently affixed, one notice can cover the land and another can cover the manufactured home as personal property.

Moving or removing a home

A tax-clearance document and Assessor forms may be required before moving, removing or changing the home’s tax status.

First-year timing: an affixture completed after the Assessor’s processing deadline may still produce two notices for that tax year.

Late Taxes, Tax-Lien Certificates and Tax Deeds

A tax-lien certificate and a tax-deed sale are different legal processes.

Tax-lien certificate

  • Represents a lien for delinquent tax.
  • Does not provide immediate ownership.
  • Interest and allowable charges can accrue.
  • The property owner may have redemption rights.
  • Obtain the current payoff from the Treasurer.

Tax-deed property

  • Uses a separate county process.
  • The 2026 online auction ran March 2–6.
  • Qualifying unsold parcels are listed over the counter from April 15 through November 30, 2026.
  • Research title, access, liens and physical condition independently.
  • Do not assume an Assessor map guarantees usable access.
Late-payment cost: the Treasurer lists a 16% annual penalty prorated monthly from the first day of the month. Request an official payoff rather than estimating it.

Search both party-name roles

Use grantor and grantee fields with last name and first name when locating a deed.

Compare legal descriptions

Not every document includes a parcel number, so compare subdivision, lot, block, township or another legal identifier.

Order the correct document type

Use a plain research copy or request certification when an official certified record is required.

Recorder limitation: Recorder employees cannot determine ownership, prepare a deed or give legal advice. An incorrectly prepared recorded document cannot simply be removed.

Mohave County Property Search FAQ

What is the official Mohave County property search?

Use the Mohave County Assessor Search. It supports real-property parcel numbers, personal-property numbers, owner names and property addresses.

Can I search Mohave County property by address?

Yes. Begin with the street number and main street name. Remove the city, ZIP code, unit, punctuation and extra directional wording when the complete address fails.

What is the difference between FCV and LPV?

Full Cash Value is generally the Assessor’s statutory or market-based value. Limited Property Value is constrained by an Arizona formula and is used as the basis for property-tax calculations.

How long do I have to appeal a Notice of Value?

A real-property appeal is generally due within 60 days after the Notice of Value mailing date. Use the exact deadline printed on the notice.

Are Mohave County 2026 exemption applications still open?

No. The 2026 widow, widower, disabled-person and veteran application period closed after February 28, 2026. The county says enrollment will reopen in January 2027.

When is the 2026 senior valuation-freeze deadline?

A qualifying application must be submitted by September 1, 2026. An approved application protects the qualifying 2027 Limited Property Value.

When are Mohave County property taxes due?

The first installment is due October 1 and normally becomes past due after 5:00 p.m. November 1. The second installment is due March 1 and normally becomes past due after 5:00 p.m. May 1.

Where do I pay Mohave County property taxes?

Use the Mohave County Treasurer. The Assessor determines values and classifications but does not collect tax payments.

Why did I receive two bills for a manufactured home?

The land and manufactured home can remain separate real- and personal-property accounts until the ownership and permanent-affixture process is completed.

How do I correct a rental-property classification?

Complete the Residential Affidavit of Property Class Change and required rental-registration information. Report later rental changes within the required period.

Where can I find a Mohave County deed?

Use the Recorder’s Self-Service search. Search grantor and grantee names, recording dates and document types, then confirm the legal description.

Is the Mohave County GIS parcel line a legal survey?

No. GIS boundaries are reference data. Use recorded plats, deeds and a licensed surveyor for legal boundaries, access, easements or construction decisions.

Complete the Search Safely

Start with the Assessor parcel record and save the parcel number, FCV, LPV, legal class and tax-area code. Use the Treasurer only for tax statements and payments, and use the Recorder for deeds, liens and title-related documents.

For a value dispute, calculate the deadline from the Notice of Value. For a new purchase, verify the recorded deed, Assessor ownership, mailing address, property class, rental registration, exemption eligibility and both tax installments separately.
