2026 Is Not a Normal Jackson County Reassessment Year
Jackson County’s current Board of Equalization FAQ says properties are assessed every odd year. This distinction matters because visitors often assume every annual tax bill represents a new countywide reassessment.
2025
Odd-numbered reassessment year. The county’s newer Public Property Portal was launched during the 2025 cycle and provides prior value information under its Values area.
2026
Not the normal countywide reassessment year. Current-year values can still matter for new construction, improvements, corrections, personal property and formal appeals.
2027
The next odd-numbered year after 2025, making it the next normal reassessment-cycle year under the county’s published schedule unless law or county procedure changes.
Jackson County MO Property Assessment Appeal: 2026 Status
The ordinary 2026 Board of Equalization filing period has passed. The current official page states that appeals were accepted from May 1 through July 13, 2026.
The county began accepting 2026 BOE appeal applications.
The current 2026 appeal page states that the application and relevant supporting documentation had to be filed by July 13.
The BOE FAQ says a late appeal request must be submitted in writing for Board consideration and the Board acts at its discretion.
Hearings can continue after the filing deadline. If you already filed, follow the hearing notice and current BOE docket information rather than trying to submit a duplicate appeal.

A Pending 2026 Appeal Does Not Cancel the Tax Payment Deadline
This is one of the most important 2026 Jackson County rules for owners still waiting on an appeal decision.
If value is later reduced
The county says the account can be recalculated and an excess payment refund issued automatically after the 2026 adjustment is processed.
