Fast Answer: Where Do I Search Island County Property Records?
For most Island County assessor property searches, start with the official county Parcel Search page. It leads to the combined Island County Assessor & Treasurer PACS database, where users can search by Property ID/Geo ID, owner name, property address or business name and then review valuation, taxes, land, improvements, sales history and parcel maps.
Choose the Correct Island County Property Tool
The combined Assessor & Treasurer database answers many questions, but maps, deeds, appeals and payments also have their own official systems.
Owner, value, parcel or property details
Use the Assessor & Treasurer Property Search for Property ID, Geo ID, owner, physical address, legal description, land, improvements, values, exemptions and sales history.

Use the Treasurer payment system when you need the amount currently due, a one-time payment, payment receipt, AutoPay or delinquency information.

Use the Auditor Recording Department and EagleWeb when you need the official recorded real-estate document rather than an assessor ownership display.

Contact the Assessor first to review the valuation, but preserve appeal rights by filing a complete petition with the independent Board of Equalization by the applicable deadline.

The PACS system also has a Sales Search for All, Residential, Commercial, Mobile Home or Farm property. This can help when reviewing market evidence before an appeal.
Starts from the official Assessor & Treasurer search Start From Parcel SearchHow to Search Island County Property Records
The official four-page Property Search Guide recommends beginning with a Basic Search and entering less information rather than overfilling the form.
Open the official Parcel Search page
Accept the county disclaimer to enter the Assessor & Treasurer PACS search. If the direct system is under maintenance, use Parcel Viewer as a temporary location/map fallback and retry the database later.
Choose one Basic Search type
Start with Account Number, Owner Name, Property Address or Business Name. Do not enter several uncertain fields at once.
Enter the smallest useful search value
For Account Number, use Property ID preferably, or Geo ID. For a property address, the county guide specifically recommends starting with the street name and using less information.
Select the correct tax or assessment year
Choose the year before opening the result so that values, taxes and history are interpreted in the correct cycle.
Open View Details or View Map
Use View Details for property, tax, value, building, land and sale information. Use View Map for the PDF/parcel map associated with the property.
Save the Property ID, Geo ID and Map ID
These identifiers make future tax, map, appeal and document research much easier than repeatedly relying on owner-name or address formatting.

Why “2026 Taxes” and “2026–2027 Assessment” Can Show Different Numbers
Washington property-tax records use an assessment year before the tax becomes due. This is one of the most confusing parts of the Island County search.
What you see |
What it usually represents |
What to remember |
|---|---|---|
2026 tax statement |
Property taxes due during calendar year 2026. |
These generally come from the prior assessment year. |
2026–2027 property view |
The 2026 assessment cycle that will feed the following tax year. |
Some current-year fields can remain N/A before the roll is certified. |
Roll Value History 2026 = N/A |
The selected current assessment year may not yet have final/certified values in that field. |
Switch to the prior certified year when researching historical taxable value. |
2026 Taxes & Assessment Details |
The actual 2026 billed tax statement can still appear even while future-cycle valuation fields are incomplete. |
Tax billing and current appraisal certification are separate processes. |

Island County Property Tax Search, Bill and Payment for 2026
The Treasurer mails annual property-tax statements during February. To avoid late charges, the county lists first-half payment by April 30 and the remaining half by October 31.
Review Property ID, tax year, owner/mailing details and both installment amounts.
Pay the first installment by the due date if you are splitting the annual real-property tax bill.
Pay the remaining installment by the second-half deadline.

First-half enrollment
Island County says the AutoPay enrollment form must reach the Treasurer by March 15 for the April 30 payment.
Second-half enrollment
Enrollment must reach the office by September 15 for the October 31 payment.
Withdrawal timing
The county says payments are withdrawn around April 25 and October 25, or the full year on April 25 if that option is selected.
Prior-year delinquency
AutoPay does not automatically fix old delinquent balances. The Treasurer says the taxpayer remains responsible for bringing those amounts current.
How to Appeal an Island County Assessed Value
You can appeal the assessed value—not simply the amount of tax. The Board of Equalization is independent of the Assessor and requires a complete petition.
Review the parcel and Change of Value Notice
Confirm Property ID, property facts, assessment year, land/improvement values and the mailing date printed on the notice.
Contact the Assessor about factual or valuation questions
The county encourages property owners to review disagreements with the Assessor first because some issues can be corrected without a hearing.
Do not let informal review expire your appeal deadline
Preserve your rights by submitting the required BOE petition on time even if you are still discussing the property with the Assessor.
Complete a separate petition for each parcel
The Board cannot consider an incomplete petition. Include parcel number, taxpayer information, property description, Assessor value, your opinion of value, specific reasons, signature/date and a copy of the Value Change Notice.
Submit by mail, email or in person
The current Board page accepts petitions by mail, email to BOE@islandcountywa.gov or hand delivery to the Board office in Coupeville.
Deliver evidence before the hearing deadline
Island County requires documentary evidence to both the BOE and Assessor at least 21 business days before the scheduled hearing.
Evidence that answers the Board’s question
Useful market evidence
- Comparable sales close to the assessment date.
- Recent appraisal of the subject property.
- Photos of deterioration or condition problems.
- Contractor repair estimates.
- Evidence of septic/building-site limitations, wetlands, access or other material site conditions.
Weak arguments by themselves
- “My taxes are too high.”
- Only stating the percentage increase.
- Personal financial hardship unrelated to market value.
- Comparing another assessment without showing market-value evidence.
- Submitting an incomplete petition after the deadline.
Island County Senior and Disabled Property Tax Exemption
The Assessor—not the Treasurer—administers the senior/disabled exemption. The online application is for new applicants; renewals and status changes use the appropriate county forms.
Basic eligibility paths
- Age 61 or older by the applicable December 31 date; or
- Retired from regular gainful employment because of disability; or
- Qualifying VA service-connected disability; or
- Qualifying surviving spouse/domestic partner continuing an existing exemption.
Residence and income
The applicant generally must own and occupy a principal residence in Washington and meet the combined disposable-income rules.
For Island County’s 2024–2026 table, the three income levels are $39,000, $46,000 and $54,000.

Find Island County Deeds, Liens, Easements and Recorded Documents
The Auditor Recording Department maintains official real-estate documents and historical records. EagleWeb can require cookies and JavaScript, so a blank page is not necessarily a missing record.

If the document number is known, use it directly. Otherwise search Grantor, Grantee or Grantor/Grantee.

Use a wildcard when spelling is uncertain
The * wildcard can replace uncertain characters in Exact or Advanced name searches.
Confirm the property connection
Compare legal description, subdivision/block/lot, dates and related documents instead of relying only on a similar person name.

What is the official Island County assessor property search?
The official Island County Parcel Search page leads to the combined Assessor & Treasurer PACS property database. It supports property, owner, address, ID, tax, valuation and related parcel research.
Can I search Island County property by address?
Yes. Use Property Address in the official PACS search. Island County’s search guide recommends beginning with the street name and using less information rather than entering a highly specific full address.
Can I search Island County property by owner name?
Yes. Use Owner Name in the Basic Search. If the expected owner does not appear, try a shorter name, trust, estate, LLC or prior-owner variation and confirm legal ownership through Auditor recorded documents.
What is the difference between Property ID and Geo ID?
Both identify property in the Island County system, but the official search guide says Property ID is the preferred account-number search when available. You do not need to enter both Property ID and Geo ID.
Why is the Island County Assessor & Treasurer search offline?
The direct PACS database can be temporarily unavailable for maintenance. During the August 14, 2026 verification it was returning an official maintenance page. Use the county Parcel Search landing page, Parcel Viewer or ICGeoMap as temporary alternatives and retry PACS later.
When are Island County property taxes due in 2026?
Island County lists the first-half property-tax payment due April 30 and the second-half payment due October 31. Tax statements are generally mailed during February.
How much does Island County charge for online property-tax payment?
The current Treasurer page lists a 2.6% fee for credit cards, Google Pay and Apple Pay, 0.95% for Visa debit and a $1.05 flat fee for e-check. Confirm the final processor fee before submitting payment.
How do I appeal my Island County assessed value?
File a complete petition with the Island County Board of Equalization by July 1 of the assessment year or within 30 calendar days after the Value Change Notice or other determination was mailed, whichever applicable date is later. Submit supporting evidence by the Board’s evidence deadline.
Where can I find an Island County parcel map?
Use the official Island County Parcel Viewer for current parcel-map research. ICGeoMap adds other county layers such as wells, water systems and seawater-intrusion information. GIS maps are not legal surveys.
Where can I find Island County deeds and recorded property documents?
Use the Island County Auditor Recording Department’s EagleWeb system. Search by document number, Grantor, Grantee, date range or other available criteria and verify the legal description before relying on a match.
Best Search Order for Island County Property Records
Start with the official Parcel Search, use the simplest address/owner/Property ID input, confirm the parcel and save its identifiers. Move to Parcel Viewer or ICGeoMap for geographic context, Treasurer for the actual tax payment, BOE for a timely valuation appeal and Auditor Recording for deeds or legal documents.
If the current PACS database is under maintenance, do not assume the property record has been removed. Use the official fallback tools and retry the Assessor & Treasurer database when service returns.
