Henry County Property Assessment Appeals: The 45-Day Rule

The Annual Notice of Assessment is not the same as the tax bill. If you disagree with the assessed value, taxability, uniformity or an exemption decision, the appeal begins with the Board of Tax Assessors.

Deadline rule: Georgia gives a property owner 45 days from the mailing date of the Assessment Notice to file the appeal. Use the deadline printed on your own Henry County notice. Do not substitute a search-result date or another county’s deadline.

Henry County states that a taxpayer appealing property value receives a temporary bill for 85% of the assessed amount while the appeal remains unresolved. That temporary bill is still due by the current due date; after the appeal is resolved, the taxpayer receives the appropriate remaining balance or adjustment.

Do not ignore the temporary tax bill. An unresolved appraisal appeal does not mean every payment obligation is suspended.

Henry County Homestead Exemption: 2026 Documents and Deadline

Henry County’s current application is revised February 19, 2026. For current-year processing, the application must be received or U.S. postmarked by April 1.

Henry County mails the bill to the January 1 owner rather than directly to the mortgage company. If you have escrow, send the servicer a copy when needed and verify that the payment actually posts.

The Tax Commissioner instructs sellers who receive a bill after selling to return the bill with a copy of the Settlement Statement within 90 days from the due date.

USPS payment deadline warning

Henry County warns that, effective December 2025, the USPS postmark reflects the date of first automated processing at a regional center rather than necessarily the date you dropped the envelope at a local postal location. The county also says metered mail or certified bulk mail is not accepted as proof of mailing for this rule.
Online bank bill-pay: a payment sent through your bank’s website does not receive a USPS postmark. Henry County says those payments must be received by the due date or interest can accrue.

What happens after the bill becomes delinquent?

  • Interest is applied monthly after the due date.
  • A 5% penalty is applied every 120 days from the due date, up to the maximum described by the county.
  • The county states that a tax lien / FiFa can be applied after 90 days from the due date.
  • A 30-day notice of intent is sent before issuance of the FiFa.
  • After outstanding tax, applicable fees, interest and penalties are paid, the county sends the release to the Clerk of Superior Court.
