Hall County 2026 Notice of Assessment

Hall County mailed the 2026 notices on July 6. This notice explains the assessment and exemption information; it is not the final property-tax statement.

Hall County says 2026 digital notices are available through qPublic. Locate the parcel and look for the 2026 Assessment Notice PDF.

45-day appeal right

Owners or authorized agents can appeal within 45 days of the date printed on the assessment notice.

No estimated tax amount

Hall County says 2026 notices no longer show estimated tax amounts following Georgia Senate Bill 566, although tax-savings estimates may appear.

Notice never arrived?

  • Search the property in qPublic and open the available 2026 Assessment Notice PDF.
  • Call the Tax Assessors at 770-531-6720 and verify the mailing address.

How to File a 2026 Hall County Assessment Appeal

The standard July 6 cycle carries a 45-day appeal period. Hall County says the Board of Tax Assessors does not have authority to extend an appeal deadline.

Standard 2026 date: August 20. If your notice has another date, calculate the deadline from the date printed on that notice and confirm it with the Assessors.

Online qPublic appeal

Open Hall County qPublic

Use the county’s qPublic link or the URL shown on the assessment notice.

Search by Account Number or Property ID

Hall County recommends the identifier printed on the assessment notice for the appeal workflow.

Open the property Report

Once the parcel is identified, use the Report link on the qPublic dashboard.

Select “Appeal to Board of Assessors”

Hall County places the appeal action under the Assessment Appeals Process section above the property summary.

Enter your email and secure code

qPublic sends a secure code so you can continue an unfinished appeal.

Complete the grounds and value assertion

Fill out all required fields, select the appeal method, include a daytime phone and valid email, and sign/date where required.

Submit and save your proof

Download the submitted documents and keep the confirmation. An unfinished online form is not the same as a submitted appeal.

Mail or hand-delivery

Hall County recommends PT-311-A for mailed appeals. Mail to the Real Property address or deliver to the Hall County Government Center.

USPS deadline tip: Hall County says the USPS postmark is used to determine the timeliness of mailed appeals close to the deadline. Use a mailing method that produces reliable evidence rather than assuming the day you drop the envelope is the postmark date.
Official appeal workflow

PT-311-A Appeal Form: Pick the Correct Route

The official one-page form requires an owner’s value assertion and lets the filer select multiple grounds for disagreement—but only one appeal route.

Grounds shown on PT-311-A

Value / Uniformity

Use when you dispute the property’s value or how it was assessed relative to comparable property.

Taxability / Exemption

Use when the dispute concerns whether the property is taxable or an exemption was denied.

Covenant issues

The form also lists breach or denial of covenant as possible grounds.

Appeal route comparison

The form permits any/all listed grounds.
Arbitration

If an agent signs: the official PT-311-A says a letter of authorization must accompany the appeal. Filing the appeal may also lead to an onsite inspection by appraisal staff after reasonable notice.

Build Better Hall County Appeal Evidence

Organize the evidence around the actual appeal ground instead of submitting a long list of unrelated listings.

Market-value evidence

  • Relevant prior-calendar-year sales used consistently.
  • Comparable properties with similar location, size, age and condition.
  • Photos documenting condition or damage.
  • Repair estimates or inspection findings.
  • Recent arm’s-length closing documents when relevant.
  • A specific owner value assertion.

Factual / exemption evidence

  • Recorded deed/plat for ownership or legal-description issues.
  • Photos showing removed, damaged or unfinished improvements.
  • Homestead application and qualification documents.
  • Prior correspondence about the disputed field.
  • A one-sentence correction request for each error.

Hall County 2026 Homestead Exemptions

The official 2026 Hall County sheet says an applicant generally must own and occupy the property as a permanent legal residence as of January 1 of the application year.

HB 581, HB 1268 and HB 1270: Why Taxable Values Can Differ

Hall County’s newer homestead structure can produce more than one adjusted base-year value even though the property’s fair market value remains the same.

HB 581

Statewide floating homestead exemption tied to inflation. Hall County Government opted out, while Hall County School System did not.

HB 1268

Local Hall County Government exemption limiting qualifying annual assessment increases to 3%, with base-year rules.

HB 1270

Local Hall County School District exemption also limiting qualifying annual assessment increases to 3%.

  • Hall County says existing homesteaded properties can have different county and school taxable/base-year values.
  • The more beneficial applicable school exemption can control where Hall County School District did not opt out of HB 581.
  • Substantial additions or renovations can adjust the protected base-year amount.
  • The exemption resets when ownership changes.
  • The exemption does not move with a seller to the seller’s next home.
  • Hall County says these floating/local exemptions do not apply to bond millage rates.

Hall County Property Tax Bill Timing for 2026

The current Tax Commissioner FAQ uses a flexible annual rule rather than the fixed September 15/November 15 dates seen on some older Hall County pages.

January 1 — assessment reference date

Property valuation and exemption qualification commonly depend on ownership/property status as of January 1.

July 6, 2026 — assessment notices mailed

This starts the standard 45-day assessment-review period.

August 20, 2026 — standard 2026 appeal / homestead deadline

Use the exact date printed on the property’s notice if the notice does not match the main July 6 mailing.

Fall — real and personal property tax statements

The Tax Commissioner’s current FAQ says statements are mailed in the fall.

60 days after mailing — payment due

The current Tax Commissioner FAQ says the due date is 60 days after the tax statement is mailed.

As of August 18, 2026: do not treat a previous year’s September/November schedule as the confirmed 2026 bill schedule. Check the actual 2026 statement or current Tax Commissioner announcement once billing is issued.
Partial payments before due date: the current county FAQ says taxpayers may make one full payment or partial payments between statement mailing and the due date without interest or penalty.
Official Hall County Tax Commissioner FAQ Check Current Tax Timing

Fair Market Value vs Assessed Value vs Taxable Value

Fair market value

The Board of Assessors’ 100% property value for tax purposes.

40% assessed value

Hall County explains that Georgia generally assesses property at 40% of fair market value.

Taxable value

Applicable exemptions are deducted from assessed value for each taxing jurisdiction.

Tax bill

Taxable value × applicable millage, less credits and plus applicable fees or charges.

Example only: Hall County’s calculator page currently uses a 2025 unincorporated millage example. Do not reuse that old millage as a final 2026 tax rate.

If the tax is already late

  • Hall County says interest is applied monthly at the state-required rate; its current FAQ lists 0.8125% per month.
  • A 5% penalty is added after 120 days of delinquency based on unpaid original tax.
  • Another 5% can accrue every 120 days until the penalty reaches 20% of original tax.
  • Partial payments are accepted, but charges continue on the unpaid balance.
  • An unpaid account can become subject to a FiFa tax lien.
  • Before a FiFa is issued, Hall County says a 30-day notice of intent is mailed to the owner of record.
Changing-rate warning: interest is tied to state law and can change. Recheck the live Tax Commissioner balance before calculating a delinquent payoff yourself.

Mailing a tax payment close to the due date

The Tax Commissioner accepts USPS-dated postmarks for current-year tax payments but warns that processing changes can cause a postmark later than the date you placed the envelope in the mail.

Safer USPS method: take the payment to a USPS retail counter and request a free manual hand-canceled postmark. Hall County says meter-dated postmarks are not honored.

Mortgage Escrow: Hall County Sends the Bill to the Homeowner

The Tax Commissioner’s current FAQ says tax statements are mailed to the homeowner, not the mortgage company. The owner remains responsible for making sure payment occurs.

Call your mortgage servicer

  • Provide the Hall County parcel/tax account.
  • Give the tax year and statement amount.
  • Ask whether payment has been scheduled.
  • Record the expected payment date.

Then check Hall County

  • Search the official tax account.
  • Confirm the correct tax year.
  • Verify that the payment actually posted.
  • Save county and lender confirmation.

Hall County Tax Assessor Map and GIS Search

Hall County provides two useful map routes with different strengths.

qPublic parcel / assessment map

Hall County says the qPublic-hosted map provides parcel and assessment data, property sales, aerial photography, zoning and contours and is updated weekly.

Open qPublic Map

Hall County GIS Viewer

Use this for parcels, zoning, subdivision lots, flood zones, utilities, public safety, elections and future-land-use layers. Hall County says it works on desktop and mobile.

Open GIS Viewer

Parcel boundary does not match your survey?

  • Compare the GIS parcel with the recorded plat or survey.
  • Call the Tax Assessor Mapping group at 770-531-6720 for a mapping discrepancy.
  • For a recorded deed or plat copy, contact the Deeds and Records Room at 770-531-7058.
  • Hall County says it does not provide surveying services.
  • Use a qualified surveyor when the legal property boundary matters.

Hall County Deeds, Plats and Legal Ownership Records

The qPublic owner field helps identify a parcel, but it is not a substitute for the recorded deed.

Find the parcel in qPublic

Save the owner display, parcel/account number, property location and legal-description clues.

Estimate the recording period

Use sale history, closing date or approximate ownership-change date.

Search the Georgia Real Estate Index

GSCCCA provides real-estate name, book/page and other search options. Some advanced address searches are premium services.

Compare the legal description

Do not select a deed because the party name merely looks similar.

Request the document type you need

For formal use, determine whether an ordinary image is sufficient or a certified copy is required.

Local deed-room contact: Hall County GIS directs deed/plat copy requests to the Deeds and Records Room, 116 Spring Street SE, Gainesville, GA 30501, phone 770-531-7058.

Property-filing alerts

The Tax Commissioner points property owners to Georgia’s Filing Activity Notification System (FANS), which can alert a subscriber when qualifying future property documents are filed under selected criteria. It is an alert tool, not a guarantee of completeness or ownership protection.

Hall County Property Search FAQs

What is the official Hall County GA property assessor search?

Use Hall County’s qPublic property-search system for publicly available assessment and parcel information, including owner, location and parcel research. Use the Tax Commissioner separately for actual tax bills and payments.

Can I search Hall County property by owner name for free?

Yes. Start with the public Hall County qPublic assessment system rather than a paid private property-report service. Verify the matching address and parcel before relying on an owner-name result.

How do I search Hall County property by address?

Start with the house number and main street name. If no result appears, remove direction, street suffix, apartment or unit, city and ZIP code, then verify the parcel from the map and property record.

What is Hall County qPublic used for?

Hall County uses qPublic for parcel and assessment research and certain online actions. It is useful for property records, assessment information, maps, 2026 assessment notices, appeals and supported filing functions.

What is the 2026 Hall County assessment appeal deadline?

Hall County mailed the standard 2026 assessment notices on July 6 and gives owners 45 days to appeal. The standard deadline for that cycle is August 20, 2026. Use the date printed on your own notice if it differs.

What is the 2026 Hall County homestead exemption deadline?

Hall County says the current-year homestead application must be filed before the end of the 45-day assessment appeal period. Its current 2026 property-tax pages list August 20 for the standard cycle.

When will Hall County 2026 property tax bills be due?

The current Hall County Tax Commissioner FAQ says real and personal property statements are mailed in the fall and are due 60 days after mailing. Check the actual 2026 statement instead of assuming an older fixed calendar date.

Are Hall County property tax records public?

Many assessment, property-tax, GIS and recorded-land records are publicly available, subject to legal restrictions and database limitations. Start with qPublic, the Tax Commissioner, GIS or Clerk records before filing a general Open Records request.

Is the Hall County GIS parcel map a legal survey?

No. Hall County says it does not provide surveying services. Use recorded plats, deeds and a qualified surveyor when the precise legal boundary, easement or encroachment matters.

I meant Hall County Nebraska. Where should I search?

Use Nebraska Assessors Online for Hall County Nebraska parcel and assessment research and Nebraska Taxes Online for Hall County tax records. Do not use Hall County Georgia qPublic for a Grand Island-area property.

Use the Parcel Number as Your Anchor

Start in Hall County qPublic, verify the property and save its parcel/account identifier. Then use the Assessors for assessment, exemption and appeal issues; the Tax Commissioner for billing or payment; GIS for map context; and recorded land records for deeds or plats.

For any 2026 filing, payment or appeal, confirm the live deadline or balance at the official source immediately before submitting.
