Find the Parcel Once, Then Follow the Right Clallam Record
Clallam County combines Assessor and Treasurer information in one public property-search system, letting you move from an owner, address or parcel search into values, land and building data, taxes, sales history and map information without starting over.
This guide explains the county’s exact owner/address search fixes, 12–16 digit Geo Parcel Number rules, advanced search fields, comparable-sales tools, 2026 payment dates, fall 2026 appeal cycle, senior and disabled tax relief, deed research and the next step when an official search returns nothing.
Fast Answer: Assessor, Treasurer, BOE or Auditor?
Owner, property address, parcel, market value or tax account: start with the combined Clallam County Assessor & Treasurer Property Search. Tax payment: use the Treasurer after confirming the parcel. Value appeal: contact the Assessor and, when necessary, file through the Board of Equalization. Deed, mortgage, lien, survey or plat: use the Auditor Recording Division.
Choose the Correct Clallam County Property Record
The main Assessor & Treasurer search can answer many questions, but it is not the final source for every property task.
Property details, owner, address or value
Use the combined property portal for parcel identification, owner display, location, appraisal information, land/building data, taxing jurisdictions, roll history and map access.

Official Clallam County Auditor Recording Review Recording ServicesHow to Search Clallam County Property Records
This sequence works whether you begin with an owner name, street address, Property ID or Geographic ID.
Open the official Assessor & Treasurer Property Search
The current search includes Owner Name, Street Number, Street Name, Property ID, Geographic ID and advanced criteria.
Use one simple identifier first
Start with the owner’s last name, a street number plus partial street name, or an identifier copied directly from an official county record.
Open the correct result
Match the owner, situs/location, Property ID, Geographic ID and tax area before using value or payment information.
Check the appraisal/tax year
The portal can display records for different years. Confirm the selected year before comparing values, taxes, sales or exemptions.
Expand only the relevant property section
Use Values for appraisal research, Pay Tax Due for collection, Land and Improvement/Building for characteristics, and Deed and Sales History for transaction context.
Save identifiers before leaving the portal
Keep the Property ID and Geographic ID shown on the matching record. They help with tax, map, appeal and recording follow-up.
Clallam County Property Search by Owner Name
Clallam County’s official search tips explain a common exact-match problem: searching too much of the owner name can hide the correct result.
Start with the last name only
If a record stores a middle initial or additional owner wording, a full exact phrase may fail. Search the surname first, then identify the right parcel from the result list.
Business, trust or DBA
Use distinctive entity wording. The Advanced search also includes a Doing Business As field when the public-facing business name differs from the ownership record.
- Search surname only before adding a first name.
- Remove punctuation from LLC, trust or corporate wording if results are poor.
- Do not assume two identical surnames are the same parcel.
- Use the address or Geo ID when one owner has several properties.
- Verify legal ownership changes through Auditor recorded documents.
Clallam County Property Search by Address
The county publishes unusually detailed address-search rules. Following them can fix many “none found” results immediately.
Address issue |
Official search approach |
Example |
|---|---|---|
Street number |
Enter only the number in Street Number. |
Use 223, not “223 E 4th.” |
Numbered street |
Try the number spelled out. |
Use Fourth instead of “4th.” |
Direction |
Use N, S, E or W without a period. |
E, not “E.” |
Uncertain spelling |
Search only the first few street-name characters. |
Use Fair for Fairmont/Fairmount uncertainty. |
Abbreviated road |
Try the county’s abbreviated wording. |
Blue Mountain may appear as Blue Mtn. |
State highway |
Use the highway format published by the county. |
HWY 101 or HWY 112. |
Clallam Parcel Search: Property ID and Geographic ID Explained
The official portal exposes more than one property identifier. The safest approach is to copy the number from a known county record rather than guessing its format.
Geographic ID / Geo Parcel Number
Part |
What it represents |
Search help |
|---|---|---|
First 6 digits |
Township, range and section—two digits each. |
Useful for rural/legal-location research. |
Next 6 digits |
X-Y map coordinates—three digits each. |
Further identifies a parcel within the section. |
Last 4 digits |
Additional assessment/tax-parcel description where needed. |
Most are 0000; segregated/special records can use other endings. |
Geo ID retry ladder
- Preserve every leading zero.
- A 12-digit entry normally works because the portal can add four zeros automatically.
- If a 16-digit number fails, retry the first 12 digits.
- If the 12-digit entry fails, the county suggests trying an ending such as 1000 or 2001.
- Segregated parcels can include 2002, 2003 and additional endings.
- Parcel endings 3000 and above can represent special property types that need separate tax identification.

Clallam County Assessor Property Search Map and GIS
Parcel record Map
Best when you already found the parcel and need quick visual context linked to the account.
Public GIS Portal
Best for wider county-map context, land-use layers and visual comparison across neighboring parcels.
Map limitation
GIS helps with research, but parcel geometry should not settle legal boundary, fence, easement or encroachment disputes.
Find Comparable Sales Without Comparing the Wrong Property Type
The Assessor & Treasurer Sales Search provides much stronger filters than a basic owner/address lookup.
Sales filter |
Why it matters |
|---|---|
Residential / Commercial / Mobile Home / Farm |
Keeps unlike property categories out of the same comparison set. |
Land only |
Separates vacant-land sales from improved properties. |
Improvement type / style / quality |
Finds buildings more comparable to the subject. |
Living area |
Reduces distortion from materially larger or smaller homes. |
Year built |
Improves age and construction-era similarity. |
Price range |
Focuses on the relevant market segment. |
Acreage |
Important for rural, waterfront and larger residential properties. |
Sale date |
Prioritizes sales closest to the valuation date. |
Tax district / zoning |
Reduces comparison across materially different locations or use rules. |
Why Your Clallam Assessment Can Change Without an Appraiser Visiting This Year
Clallam County uses a six-year physical revaluation cycle. Each year, roughly one-sixth of properties receive physical inspection while sales activity for the other five-sixths is monitored using computer-assisted market analysis.
Annual value review
Real-property values are reviewed each year. A property does not need a physical visit every year for its assessed market value to change when market data warrants a change.
Physical inspection cycle
A physical inspection occurs at least periodically within the county’s revaluation cycle, while sales and market data support annual valuation work between physical-inspection years.
What Washington DOR’s 2026 levy audit means
The Washington Department of Revenue reviewed Clallam County levy calculations for a sample representing about 40% of taxing districts and reported no requirements or recommendations for improving the accuracy of those levy processes.
Clallam County 2026 Property Tax and Appeal Timeline
The Treasurer generally mails annual property-tax statements during the second half of February. If yours did not arrive by March 1, the county tells taxpayers to verify the mailing address.
If annual tax/assessment is under $50, the full amount is due by April 30. Otherwise, the first half can be paid by this date.
The 2025–2026 timely real-property BOE petition period is closed. The property database shows an August 10, 2026 update.
Clallam County says the next real-property petition opportunity opens after these notices are mailed.
Use the exact mailed date printed on your Notice of Value. The county says owners will have 30 days from that notice date.
The statutory October 31 date falls on Saturday in 2026. Under the Treasurer’s published weekend rule, the due date rolls to the next business day, Monday, November 2.
How to Appeal a Clallam County Property Assessment
Talk with the Assessor first
The BOE recommends contacting the Assessor at 360-417-2400. A factual or appraisal misunderstanding can sometimes be resolved without a hearing.
Do not let the informal discussion consume the deadline
If the deadline approaches and the issue remains unresolved, file a complete petition on time to preserve formal review rights.
Use the correct filing deadline
Clallam’s general rule is July 1 of the current assessment year or within 30 days after the Notice of Value was mailed, whichever is later. For the upcoming cycle, follow the fall 2026 notice.
Challenge market value with market evidence
Comparable sales, condition problems, repair costs, appraisals, restrictions and documented development limitations can be relevant.
Use a separate petition for each parcel
The official petition instructions require separate forms for multiple parcels.
Keep your complete filing package
Save the petition, Notice of Value, evidence, signature page and submission/postmark proof.
Real Property Petition Form: Complete These Items Before Filing
The official petition packet says required information in items 1–5 must be complete and the petition must be signed and dated.

Paper packet preparation
- Use a separate signed petition for each parcel.
- Number and clearly label evidence pages.
- Petition/evidence pages should generally be 8.5 × 11 inches and no larger than 8.5 × 14 inches.
- Avoid staples, tabs, dividers and binding combs.
- Do not write evidence information on the back of photographs.
- If filing after July 1, attach the Notice of Value.
Build a Clallam BOE Evidence File That Addresses Market Value
Useful evidence
- Comparable sales close to the valuation date.
- Recent independent appraisal.
- Professional cost-to-repair estimates.
- Photos showing deterioration or property-condition problems.
- Recorded easements or restrictions.
- Official environmental/development limitation documentation.
- A map showing the subject and comparable properties.
Not enough by itself
- Amount of property tax.
- Percentage increase in assessment.
- Personal financial hardship.
- Another parcel’s lower assessment without market evidence.
- Statements unrelated to true and fair market value.
21-business-day evidence deadline
If additional evidence is submitted after the petition, Clallam requires it at least 21 business days before the scheduled hearing. Both the Board of Equalization in Suite 4 and the Assessor in Suite 2 must receive the material.
After the petition is accepted
Stage |
What happens |
|---|---|
Assessor review |
The Assessor reviews the petition and evidence and may contact the owner about a value agreement. |
Hearing scheduling |
If unresolved, Clallam says hearing notice is generally mailed about 6–8 weeks after a complete petition is submitted. |
Hearing |
Informal review; an owner can represent themselves without an attorney and both sides may present and rebut evidence. |
Possible decision |
The BOE can sustain, lower or raise the assessment to true and fair market value. |
Written decision |
Clallam says decisions are typically mailed within 45 days of the hearing. |
State appeal |
A qualifying BOE decision can be appealed to the Washington State Board of Tax Appeals within 30 calendar days of the BOE decision mailing date. |
Clallam County 2026 Property Tax Payment: Dates, Fees and Mistakes
Situation |
Current rule |
What to do |
|---|---|---|
Annual tax/assessment under $50 |
Due in full April 30. |
Do not treat it as a two-installment bill. |
$50 or more |
May generally be paid in first and second halves. |
First half April 30; second half October 31 statutory rule. |
2026 second half |
October 31 is Saturday. |
County weekend rule moves the effective due date to Monday, November 2, 2026. |
Partial/incorrect amount |
Treasurer applies it toward the next amount due. |
Check the remaining balance yourself; county says another statement is not automatically sent for that balance. |
Electronic payment |
Third-party convenience fee applies. |
Review the displayed fee before final authorization. |
Mail payment |
Postmark matters. |
On deadline day, the Treasurer recommends taking the envelope into the Post Office instead of relying on a mailbox already collected. |
Find the property
Open Property Search and select View Details on the correct parcel.
Open Pay Tax Due
Select the year or balance you intend to pay.
Verify current amount
Check taxes, penalty, interest, payment history and remaining balance before proceeding.
Review processor fee
Electronic payment is handled by a third-party provider; Clallam County does not keep the convenience fee.
Save confirmation and recheck the parcel
Keep the year, Owner ID/statement number, amount and transaction confirmation until the payment appears correctly.
Current payment options
- Cash at the Treasurer office.
- Personal check.
- Certified check.
- Money order.
- Credit or debit with processor fee.
- Online payment.
- ACI telephone payment.
Overpayment, delinquency and foreclosure
- The Treasurer says overpayments over $10 are refundable after the payment clears; refunds are issued no sooner than 15 days after posting.
- Refunds are generally issued twice monthly around the first and third Tuesdays.
- The county’s generic delinquency FAQ describes 1% monthly interest and June/December penalties; always use the live 2026 account for the exact amount due.
- Real-property foreclosure occurs when taxes become three years delinquent.
- Taxes follow the parcel, not the taxpayer, so a buyer should verify outstanding taxes before relying on closing assumptions.
Green, Yellow or Pink Tax Statement: What the Color Means
Green statement
Signals an ownership change or transfer, such as a purchase after the original statement was mailed or a trust-related ownership change.
Yellow statement
Signals an assessment-related change—for example a senior/disabled exemption change, destroyed-property adjustment or boundary-line adjustment. The county also uses yellow for duplicate statements.
Pink statement
Signals an outstanding balance.

Recorded-document search tricks
Search field |
Useful technique |
|---|---|
Document number |
Include the dash when a modern document number includes the year. |
Pre-1997 file number |
The online system says older six-digit recording numbers require a leading zero. |
Grantor / Grantee |
Use Exact Match when the indexed name order is known; use Advanced when wording/order is uncertain. |
Wildcard |
Use * to handle uncertain spelling or suffix variations. |
Date range |
Narrow the search around the estimated purchase, mortgage or recording date. |
Subdivision / block / lot |
Useful when a common party name produces too many documents. |
Find Related |
Can locate documents that reference the current document or share legal-description information. |
Recording a new document? The first page has special requirements
Clallam County says a recordable document generally needs a three-inch top margin on page one, one-inch side/bottom margins, return address, instrument title, relevant document references, grantor/grantee names, abbreviated legal description and assessor tax parcel number. Additional pages generally require one-inch margins.

Auditor RecordingClallam County Property Search FAQs
What is the official Clallam County assessor property search?
The official public system is the Clallam County Assessor & Treasurer Property Search. It supports owner-name, street-address, Property ID, Geographic ID and advanced searches and links individual parcels to value, tax, land, building, map and transaction information.
How do I search Clallam County property by owner name?
Start with the owner’s last name only. Clallam County explains that a full exact name can fail when the official record contains a middle initial or additional owner wording.
How do I search Clallam County property by address?
Enter only the house number in Street Number and the road wording in Street Name. Spell numbered streets such as “Fourth,” use N/S/E/W without periods and try only the first few letters of the street name if spelling is uncertain.
What is a Clallam County Geographic ID?
The Geographic ID is the Geo Parcel Number. It can contain 12 to 16 digits. Preserve a leading zero; a 12-digit entry often works because the system can append four zeros, while segregated or special tax parcels can use other four-digit endings.
Can I search Clallam County parcels on a map?
Yes. Individual property records include map access and Clallam County also provides public GIS resources. Use GIS for parcel research and orientation, not as a legal survey or final boundary determination.
When is the next Clallam County property assessment appeal period?
The 2025–2026 timely filing period has ended. Clallam County says the next real-property petition opportunity opens after the 2026–2027 Notices of Value are mailed in fall 2026, with 30 days from the date on the notice to file.
What evidence is useful for a Clallam property-value appeal?
Useful evidence can include comparable sales near the valuation date, photos, professional repair estimates, independent appraisals, recorded easements/restrictions and official documentation of environmental or development limitations.
When is the second half of 2026 Clallam County property tax due?
The statutory second-half date is October 31. Because October 31, 2026 falls on Saturday and Clallam County moves weekend deadlines to the next business day, the effective deadline under the currently published rule is Monday, November 2, 2026.
What are the Clallam County senior and disabled exemption income levels?
For taxes collected in 2026, Clallam publishes Level 1 at $33,000 or less, Level 2 at $40,000 or less and Level 3 at $46,000 or less. For 2027, the published thresholds increase to $47,000, $55,000 and $63,000 respectively, subject to the other program requirements.
Where do I search Clallam County deeds and recorded documents?
Use the Clallam County Auditor Recording Division and its Online Document Search for deeds, mortgages, liens, surveys and plats. The public search currently carries an older document-verification-through notice, so contact Recording at 360-417-2220 when a newer document is missing or a certified copy is required.
Search the Parcel, Verify the Year, Then Finish the Correct Task
Start with Clallam County’s combined Assessor & Treasurer search. Use simple owner/address formatting, verify the matching parcel and tax year, save the property identifiers and expand only the result section that answers your question.
Use the Treasurer for money owed and payments, the Assessor for property data and exemption questions, the Board of Equalization for a timely valuation petition, and Auditor Recording for permanent deeds and other recorded land documents.
