Why Your Clallam Assessment Can Change Without an Appraiser Visiting This Year

Clallam County uses a six-year physical revaluation cycle. Each year, roughly one-sixth of properties receive physical inspection while sales activity for the other five-sixths is monitored using computer-assisted market analysis.

Annual value review

Real-property values are reviewed each year. A property does not need a physical visit every year for its assessed market value to change when market data warrants a change.

Physical inspection cycle

A physical inspection occurs at least periodically within the county’s revaluation cycle, while sales and market data support annual valuation work between physical-inspection years.

What Washington DOR’s 2026 levy audit means

The Washington Department of Revenue reviewed Clallam County levy calculations for a sample representing about 40% of taxing districts and reported no requirements or recommendations for improving the accuracy of those levy processes.

What that does not mean: the state levy audit does not certify that an individual parcel’s market value is correct. Parcel valuation questions still belong with the Assessor and, if necessary, the Board of Equalization.

Fall 2026 — new 2026–2027 Notices of Value

Clallam County says the next real-property petition opportunity opens after these notices are mailed.

30 days from notice — upcoming value-petition deadline

Use the exact mailed date printed on your Notice of Value. The county says owners will have 30 days from that notice date.

November 2, 2026 — effective second-half tax deadline

The statutory October 31 date falls on Saturday in 2026. Under the Treasurer’s published weekend rule, the due date rolls to the next business day, Monday, November 2.

Do not use November 10, 2025 for a 2026 appeal. That date belongs to the already-closed 2025–2026 petition cycle.

21-business-day evidence deadline

If additional evidence is submitted after the petition, Clallam requires it at least 21 business days before the scheduled hearing. Both the Board of Equalization in Suite 4 and the Assessor in Suite 2 must receive the material.

Evidence delivery mistake to avoid: sending the later evidence only to BOE or only to the Assessor can prevent it from satisfying the county’s two-office requirement.

Green, Yellow or Pink Tax Statement: What the Color Means

Green statement

Signals an ownership change or transfer, such as a purchase after the original statement was mailed or a trust-related ownership change.

Yellow statement

Signals an assessment-related change—for example a senior/disabled exemption change, destroyed-property adjustment or boundary-line adjustment. The county also uses yellow for duplicate statements.

Pink statement

Signals an outstanding balance.

Do not discard a later colored statement because an earlier annual statement already arrived. It can reflect a meaningful ownership, assessment or balance change.

Clallam publishes expanded value-reduction rules for Levels 1 and 2 and says all qualifying levels become exempt from the entire State School Levy beginning with taxes collected in 2027.
