Online filing is available through the Duval VAB system and is scheduled to close September 8, 2026 at 11:59 p.m. Eastern. A late petition must go through the late-filing/good-cause process with supporting documentation.

DR-486 VAB Petition: What the Current Form Requires
The state DR-486 is more than a one-page complaint form. Its instructions explain how the hearing, evidence exchange and tax-payment requirements work.
Choose the correct petition reason
The current form tells petitioners to select one petition reason and file a separate petition when more than one reason applies. Listed issues include real-property value, exemption denial, classification denial, property not substantially complete on January 1, certain ownership/control issues and other specified assessment matters.
Property Record Card
The DR-486 says a petitioner has the right to the current Property Record Card used in calculating the assessment, with confidential information redacted. The Property Appraiser will provide it or explain how to obtain it online.
If you will not attend
If you want your evidence considered without attending the hearing, the current form says two copies of the evidence must be submitted to the VAB Clerk before the hearing. The Property Appraiser may still respond or object.

How the 15-day count works
The current DR-486 says to use calendar days, exclude the hearing day, and count backward beginning with the calendar day before the hearing as day one. Weekend/legal-holiday adjustments can affect the end of the period.

The current DR-486 says the payment requirement matters when a petition remains pending on or after the delinquency date, normally April 1 following the assessment year. The normal last day to make the required payment before delinquency is March 31.
Duval VAB Filing Fee: Verify Before You Pay
Duval’s current VAB pages contain inconsistent fee wording. The main 2026 VAB page says a completed petition should be filed with a non-refundable fee of up to $50 per parcel, while a separate fee page still says that most petitions are $15.
Both county guidance and Florida law provide fee exceptions for certain petitions, including timely appeals of a Homestead Exemption denial. Other statutory waiver situations may also apply.
2026 Duval County Homestead Exemption: Timely Deadline Passed
The timely filing deadline for the 2026 tax roll was March 1, 2026. The relevant question in August is whether you still qualify for Duval’s limited late-filing process.

What the current form says about Homestead value
