Compare land, improvements, exemptions and the taxable amount with the current Assessor value.
Decode every tax charge

Confirm the installment being paid
Do not accidentally pay only the first installment when you intended to pay the full annual bill, or overlook a separately issued supplemental installment.

Sacramento County 2026 Property-Tax Calendar
Assessment dates, appeal deadlines and payment deadlines are separate. Filing a review or appeal does not stop the payment clock.
Property status and annual value are generally determined as of January 1 for the following fiscal-year tax roll.
File by this date for the full exemption when eligible. Claims received from February 16 through December 10 may receive an 80% exemption.
The 2026–27 roll becomes relevant for current taxes, and the free informal review period opens through December 31.
Regular secured and unsecured assessment appeals can be filed with the Assessment Appeals Board.
These can include business personal property, boats, aircraft and other unsecured assessments.
Pay the annual unsecured personal-property bill by this date to avoid the stated penalty and collection costs, subject to weekend and holiday rules.
Recheck the current value if a review, correction or new roll entry is pending.
Only one annual bill is mailed. Keep both installment stubs or save digital reminders.
The installment can generally be paid through December 10 without penalty.
The original signed application and $30 filing fee must be submitted using an accepted method.
Pay on time under the county’s electronic, in-person or USPS postmark requirements.
This later date does not extend the November 30 formal appeal deadline.
The county does not mail a separate second-installment reminder notice.
Pay the second installment by this date to avoid the statutory penalty and cost.
Defaulted taxes move into a prior-year delinquent account and begin accruing redemption charges.
Understand Proposition 13 and Proposition 8 Values
The current market price, factored Proposition 13 value and taxable assessment can be different numbers.
Proposition 13 base-year value
A change in ownership or completion of assessable new construction generally establishes a new base-year value for the transferred or newly constructed interest.
Annual inflation adjustment
The factored base-year value can increase by the California inflation factor, subject to the annual Proposition 13 limit of 2%.
Proposition 8 temporary value
When January 1 market value falls below the factored Proposition 13 value, the Assessor can temporarily enroll the lower market value.
Why a value can increase more than 2%
- A change in ownership caused reassessment.
- Assessable new construction was completed.
- A temporary Proposition 8 reduction is being restored toward the Prop 13 ceiling.
- An escaped or omitted assessment was added.
- A factual or clerical correction changed the enrolled amount.
- The property is assessed annually on the unsecured roll.
- A supplemental assessment covers a different valuation date and period.
Request a Free 2026–27 Informal Value Review
Use informal review when you believe the January 1 market value is below the enrolled assessment or when the parcel record contains a material factual error.
Check the current value and APN
Use the 2026–27 Assessed Value Lookup and verify the parcel, land value, improvement value and current assessment.
Identify the exact disagreement
State whether the issue is market value, living area, improvement existence, condition, parcel characteristics or another factual matter.
Use the correct valuation date
For a regular decline-in-value review, focus on market value as of January 1, 2026.
Submit organized evidence
Include relevant comparable sales, photos, repair information, permits, measurements or other records that directly support the requested value or correction.
Track the review separately from the appeal
Informal reviews can take several months. Calendar November 30 independently and file a formal appeal when necessary to preserve rights.
Continue paying tax bills
Pay annual and supplemental bills on time while the review is pending. An approved reduction can lead to a roll correction and refund or corrected bill.
File a Sacramento County Assessment Appeal in 2026
A formal appeal requests an independent value determination. It is different from an informal Assessor review and must follow strict application, fee and deadline rules.
Identify the assessment being appealed
Choose the annual secured roll, annual unsecured roll, supplemental assessment, escape assessment, calamity assessment or another eligible action.
Calculate the filing deadline
Annual secured and unsecured appeals run July 2–November 30. Supplemental and escape appeals generally use 60 days from the tax-bill date. Calamity appeals generally use six months from the notice date.
Use the current Sacramento form
Complete every required section and identify only one appeal type per application. The county requests that the signature be made in blue ink.
Attach required supporting filing documents
Attach a copy of the tax bill for supplemental, escape and calamity assessments. Include valid agent authorization when another person is filing.
Pay the filing fee
Include the $30 nonrefundable processing fee for each application and assessment year.
Submit and keep proof
Mail the original to the Assessment Appeals Board at 700 H Street, Suite 2450, or deliver it to an accepted office. Keep a full copy and mailing or delivery proof.

A strong appeal explains the requested value, uses the correct valuation date and adjusts comparable properties for meaningful differences.

- Use arm’s-length market transactions.
- Match location, use, lot size and zoning context.
- Compare living area, age, bedrooms, bathrooms and construction quality.
- Account for condition, pools, patios, views and other features.
- Show adjustments rather than relying only on price per square foot.
- Include the address and APN for every comparable.
Condition and factual evidence
- Dated photographs of damage or deferred maintenance.
- Inspection reports and contractor estimates.
- Permit history or proof that an improvement was removed.

Why Sacramento County Issues Supplemental Tax Bills
A supplemental bill adjusts tax after a change in ownership or completion of assessable new construction. It is separate from—and does not replace—the annual secured tax bill.
Assessment event
The Assessor values the transferred property or completed new construction as of the event date.
Prorated tax period
The Auditor and Tax Collector calculate additional or reduced tax for the remaining fiscal-year period.
Separate appeal deadline
The appeal normally must be filed within 60 days of the supplemental tax-bill date.

Homeowners’ Exemption, Disabled Veterans and Proposition 19
The Homeowners’ Exemption reduces assessed value by $7,000 and commonly saves about $70–$80 per year. It is free, but an application is required.
Homeowners’ Exemption qualification
- You are an owner, co-owner or purchaser named in a contract of sale.
- The dwelling is your principal residence.
- You occupy it as of 12:01 a.m. on January 1.
- The home is not a rental, vacant property, vacation home or secondary residence.
- You notify the Assessor when the property stops qualifying.
Homeowners’ Exemption filing timing
- By February 15 for the full exemption.
- February 16–December 10 for an 80% exemption.
- Within 30 days of a supplemental notice for an eligible home bought or built after January 1.
- Occupy within 90 days of qualifying new construction or ownership change.
- File before the first supplemental installment due date for the partial supplemental benefit.

Calamity Relief, Late-Payment Penalties and Delinquent Taxes
Use the relief path that matches the actual event. A market decline, sudden physical damage and late payment are handled under different rules.
Flood, fire or sudden disaster
A property with at least $10,000 in qualifying physical damage may be eligible for a temporary reassessment. Gradual deterioration, ordinary wear and owner-caused damage do not qualify.
- File the calamity claim within 12 months of the event.
- Document the event date and physical damage.
- Separate assessed-property loss from uninsured personal belongings.
- File any installment-deferral request before the next tax payment is due.
- Use the six-month appeal period if you dispute the calamity reassessment.
Tax-penalty cancellation
The Tax Collector can cancel penalties only under limited statutory circumstances. Financial difficulty alone, failure to receive a bill or misunderstanding the tax process generally does not qualify.

How do I find a Sacramento County APN?
Search the property address in Assessor Parcel Viewer. The APN can also appear on an assessment notice, annual or supplemental tax bill, deed, title report or closing document.
Can I search Sacramento County property by owner name online?
Owner information is not displayed in Parcel Viewer. Contact the Assessor with an address or APN for limited parcel assistance, use the Assessor lobby computers, or search Recorder documents by party name and year.
When is the 2026 Sacramento County assessment appeal deadline?
The annual secured and unsecured appeal period is July 2 through November 30, 2026. Supplemental, escape and calamity assessments use different notice-specific periods.
Can I submit the assessment appeal online?
No. The county allows the form to be completed and saved electronically but currently requires an original signed paper application submitted with the filing fee.
How much is the Sacramento County appeal fee?
The current nonrefundable processing fee is $30 for each application filed for each assessment year.
When are annual secured property taxes due?
The first installment is due November 1 and generally must be paid by December 10 to avoid penalty. The second is due February 1 and generally must be paid by April 10.
How much is the Homeowners’ Exemption?
It reduces assessed value by $7,000 and generally saves approximately $70–$80 per year. File by February 15 for the full exemption when eligible.
Why did I receive a supplemental tax bill after buying a home?
A purchase commonly triggers reassessment at market value. The supplemental bill charges or refunds the difference for the applicable period and is separate from the annual secured bill.
Can I view a Sacramento County deed online?
The online Recorder index identifies recorded documents but does not display the actual image. Use the index to find the document number, then order or view the copy through the Clerk/Recorder.
