Forsyth County mailed 2026 Annual Notices of Assessment on June 26, 2026. The notice reports the assessment and filing rights; it is not the property-tax bill.

January 1, 2026 — valuation and eligibility date

Property ownership, use and homestead eligibility are generally measured as of January 1, subject to Georgia law and the applicable exemption or assessment program.

June 26, 2026 — notices mailed

Estimated tax removed

The 2026 notice no longer displays an estimated final property-tax amount. The actual bill depends on later-adopted rates and final account details.

Rollback-rate estimates removed

The 2026 county guide states that estimated rollback-rate information previously shown on the notice has been removed.

Estimated exemption savings added

The notice adds an estimated total savings figure for exemptions, credits or preferential assessments using the method explained by the county.

Savings are not the final bill: the notice’s estimated exemption savings can use prior millage information and may not equal the final savings shown on the 2026 tax bill.

Do not guess: selecting arbitration or direct court review without understanding appraiser, fee, filing and later-appeal requirements can create costs that a standard Board of Equalization route may not involve.

Forsyth County Homestead Exemptions for 2026

A qualifying owner generally must own and occupy the home and be a legal Forsyth County resident as of January 1, 2026. Homestead exemptions are administered by the Board of Assessors.

2026 extended filing opportunity: Forsyth County states that non-income-based homestead applications can be filed through the end of the 45-day assessment appeal window. For the 2026 notice cycle, the county lists August 10, 2026 as the deadline.
Online portal status: the online homestead portal is no longer accepting 2026 applications. The county says it is expected to reopen in November 2026 for 2027 filings. A qualifying 2026 applicant should review current in-person instructions immediately.

  • Be a legal county resident as of January 1.
  • Claim no other homestead in Georgia or another state.

Property tax return: a buyer who purchases after January 1 may need to file a real-property tax return with the Board of Assessors between January 1 and April 1 of the following year. A properly completed PT-61 can serve as the return in some unchanged-property transfers.
