How to Read a Mohave County Notice of Value
The Notice of Value is an assessment notice, not a tax bill. Its appeal deadline is usually much earlier than the tax-payment deadline.

Full Cash Value
FCV is generally the statutory or market value developed through accepted appraisal methods when no special statutory formula applies.
Limited Property Value
LPV is limited through an Arizona formula and is used to calculate primary and secondary assessed values.
Assessed Value
The applicable legal-class assessment ratio is applied to value to produce assessed value.

The 2026 widow, widower, disabled and veteran application period has ended.
Required business personal-property statements and annual senior tax-deferral applications were due.

A dissatisfied taxpayer may have a Board of Equalization filing opportunity.

2026 Widow, Disabled-Person and Veteran Exemptions
The 2026 application period ran from January 2 through February 28 and is now closed. The county says enrollment will reopen in January 2027.
2026 exemption amount
The county lists a maximum allowable exemption of $4,873 of assessed LPV, subject to qualification and prorating rules.
Assessed-value limit
The 2026 Arizona property assessed-value limit is listed as $36,454.
Income limits
The county lists $39,865 for a household without minor children and $47,826 with qualifying minor children.

Apply for the 2026 Senior Valuation Freeze
The Senior Property Valuation Protection Option freezes a qualifying Limited Property Value for three years. It does not freeze the tax bill.
2026 eligibility checklist
- All owners are listed on the application.
- At least one owner is age 65 or older.
- The home is occupied as the primary residence for at least nine months annually.
- The applicant has lived there for at least two years.
- Only one primary residence is claimed.
- The application is submitted by September 1, 2026.
Income and evidence
- Maximum $47,712 for one owner.
- Maximum $59,640 for two or more owners.
- Report income for 2023, 2024 and 2025.
- Include pages one and two of federal returns.
- Include Social Security, pension, rental and business income.

Senior Property-Tax Deferral Is Not Tax Forgiveness
Arizona’s deferral program postpones qualifying tax. Deferred tax, interest and allowable costs remain attached to the property.

- Applicant is at least age 70.
- The property is the non-income-producing primary residence.
- FCV does not exceed $150,000.
- Applicant has lived there six years or in Arizona for ten years.
- No other real property is owned.
- All prior property taxes are paid.

Protect the Mailing Address and Monitor New Documents
Ordinary address change
Complete every field in the Assessor’s online address-change request. An address change affects notices but does not change legal ownership.

AAPP places a protection flag on the account. Later address changes normally require a second notarized affidavit from the taxpayer or authorized agent.
The current program lists a $50 processing fee and requires in-person enrollment. It is an added safeguard, not a guarantee.

2026 Business Personal-Property Filing Rules
Business equipment and movable property use a separate reporting system from the real-estate parcel search.

Forms 82520 and 82520A were mailed January 2, 2026 to qualifying accounts.
Filing deadline
Required 2026 statements were due no later than April 1, 2026.
2026 exemption
Arizona increased the business personal-property exemption to $500,000 of depreciated value.
- The county no longer mails the statement to businesses below $300,000 of depreciated value.
- A business above $500,000 must file whether or not a form was received.
- A separate statement is required for each business location.
- The exemption applies once statewide to each legal business entity.
- Combined accounts below the threshold may qualify.
- All businesses remain subject to possible audit.
- Retain acquisition cost, freight, installation, sales-tax, disposal and transfer records.
Manufactured Homes, Affixture and Two Tax Bills
Home permanently affixed
An approved Affidavit of Affixture can add the manufactured-home value to the land parcel when ownership and statutory requirements are satisfied.
Two separate tax notices
Until the home is permanently affixed, one notice can cover the land and another can cover the manufactured home as personal property.
Moving or removing a home
A tax-clearance document and Assessor forms may be required before moving, removing or changing the home’s tax status.
