Weld County Property Records
Search by Owner, Address, Account Number, Parcel Number, Legal Description and Map
Use this Weld County Assessor property search guide to reach the official county tools without paying a private lookup website. The Weld County Property Portal lets you search by account number, owner name, address, subdivision, parcel number, section-township-range, API number or legal description. For tax payment, use the Weld County Treasurer. For valuation protests, use the Assessor protest process during the Colorado statutory protest window.
Use the official Weld County Property Portal at https://apps.weld.gov/propertyportal/. The portal lets you search by account number, owner name, address, subdivision, parcel number, section-township-range, API number or legal description. For property tax bills and payments, use the Weld County Treasurer tax site at weldtax.com. For recorded deeds, plats, liens and document copies, use the Weld County Clerk and Recorder recorded document search.
What Should You Click First for Weld County Assessor Property Search?
Weld County property tasks are split across several official offices. Start with the Property Portal for assessment and parcel information, the Treasurer for tax payment, the Assessor protest page for value disputes, and the Clerk and Recorder for recorded documents.
I need owner, address, account, parcel or value
Use the Weld County Property Portal. It is the correct first step for owner-name lookup, account number, address search, subdivision, parcel number, legal description and assessment information.
Open Property PortalI need a map search
Use the Weld County Portal Map or mobile Property Viewer when you need parcel location, nearby parcels, map layers or visual confirmation of the property.
Open Map SearchI need to pay property taxes
Use the Weld County Treasurer tax information and weldtax.com payment search. The Treasurer handles payments, statements, tax deadlines, drop box rules and delinquent interest.
Open Tax SearchI disagree with my property value
Use the Assessor real property protest page between May 1 and June 8. Weld County says protests can be filed online, by email, fax, mail or appointment.
Open Protest PageI need deeds, plats, liens or recorded documents
Use Weld County Clerk and Recorder recorded document search. The Recording Department handles real estate records, subdivision maps, marriage records and other recorded documents.
Open Recording DepartmentI need senior or disabled veteran exemption
Use the Assessor property tax exemption resources. Senior and disabled veteran exemptions are approved through the Assessor and can exempt 50% of the first $200,000 of actual value for qualifying applicants.
Open Assessor ServicesWeld County Property Search by Address — Step-by-Step Guide
Address search is the fastest route for most homeowners, buyers and local residents. The Weld County portal help says address search can use a portion of the address, so you do not need to overtype the full mailing-style address.
Open the official Weld County Property Portal
Go to https://apps.weld.gov/propertyportal/. This is the county’s official property information search, not a paid private property-report page.
Enter a partial address
Use the house number plus street name first. Weld’s help example shows that a portion of the address can be enough, such as a number and street name. Avoid city, ZIP, punctuation, unit number and long address formatting on the first try.
Use map search if the address is confusing
If a rural address, subdivision, new development, oil/gas parcel, agricultural property or multi-parcel tract is hard to identify, use the map search to visually confirm the parcel.
Open the matching property record
Review account number, owner name, situs address, parcel number, legal description, property class, value details, sales clues and map link. Save the account number or parcel number for tax and appeal use.
Use the Treasurer for the tax bill
The Assessor record explains the property and value. The Treasurer tax site shows property tax bills, statements, payment options and due dates.
Search tip: Weld County includes Greeley, Longmont-area parcels, Erie-area parcels, Windsor-area parcels, Firestone, Frederick, Dacono, Fort Lupton, Evans, Milliken, Johnstown, Mead, Ault, Eaton and large rural/agricultural areas. Use account number or parcel number when an address has multiple possible matches.
How to Search Weld County Property Records by Owner Name
Owner-name search works in the Weld County Property Portal, but it is less exact than account number, parcel number or address. Owner records may show legal names, trusts, business names, estates, oil and gas interests or prior owners differently from everyday use.
Use simple name formats
Start with last name only or the most unique part of a business name. Remove punctuation, LLC, Inc., commas and extra initials if the full name fails.
Try account or parcel if name is common
Common surnames can produce many records. Use the account number or parcel number from a tax notice, sale document or Treasurer record when available.
Recent sales may lag
A recent deed can take time to appear across recorded documents, assessment records and Treasurer tax records. Verify through Clerk and Recorder documents if timing matters.
Assessment owner is not a title opinion
For title, deed of trust, lien, divorce, estate, mineral, oil and gas, or closing issues, verify recorded documents and use a qualified title or legal professional.
Weld County Account Number and Parcel Number Lookup
In Weld County, the account number is often the most practical identifier for taxes and assessment records. The Property Portal also supports parcel number search, and the help page says parcel search can use at least the first six digits of the parcel number.
Account number
Use this for direct property identification and tax-record matching.
Parcel number
Useful for GIS, legal research, appraisal review and property portal search.
Section-township-range
Helpful for rural, agricultural, land and energy-related property searches.
API number
Useful when researching oil and gas property records in the county portal.
Best practice: Save both the account number and parcel number once you find the record. Use account number for tax and assessment communication, and use parcel/legal description for maps, deeds, title and protest evidence.
What Shows in a Weld County Assessor Property Record
A Weld County property record can help you verify the property, understand how it is identified, compare value information and prepare for a tax payment or valuation protest.
Account number
Main county identifier used for assessment and tax records.
Owner name
Owner information as maintained for assessment and tax administration.
Property address
Physical or situs address used by the county property system.
Parcel number
Important identifier for maps, legal descriptions and property research.
Legal description
Subdivision, block, lot, section-township-range or other legal reference when available.
Property class
Residential, commercial, agricultural, business personal property, oil and gas or other classification clues.
Value details
Assessor value information used in Colorado property tax calculation.
Map link
GIS context helps confirm parcel location, nearby parcels and land layout.
Not a legal boundary or title opinion: Weld County property portal and GIS data are public assessment tools. For boundaries, easements, mineral interests, recorded title, liens or deed history, use Clerk and Recorder documents and professional advice.
Weld County Property Tax Records — Treasurer Payment Dates, Tax Bill Search and Payment Options
The Weld County Assessor estimates property value. The Weld County Treasurer collects property tax payments. If you need a tax statement, payment status, due date, drop box rule or delinquent interest information, use the Treasurer.
Property tax due dates
For 2026, Weld County lists first half due February 28, second half due June 15, and full payment due April 30. Always verify current dates on the official Treasurer page before paying.
Pay online
Use weldtax.com to search tax accounts and pay. Weld County says e-check is free, while debit and credit card payments include third-party fees.
Pay by mail or office
Mail checks, money orders or cashier’s checks payable to Weld County Treasurer to PO Box 458, Greeley, CO 80632-0458. Office payments are accepted at 1400 N 17th Avenue, Greeley, CO 80631.
Mortgage company warning
Colorado law requires the Treasurer to mail the property tax notice to the owner of record. Weld County says mortgage companies do not receive a copy from the Treasurer, so owners should send a copy to the mortgage company if needed.
Need to pay or check a tax bill? Use the official Weld County Treasurer property tax search and payment page.
Open Tax SearchWeld County GIS Property Map and Mobile Property Viewer
Weld County provides both a Property Portal map search and a mobile-oriented property viewer. These tools are useful for parcel location, nearby parcels, map layers and rural property context.
Use map after a record search
Search by account, owner, address or parcel first, then use map search to confirm the correct parcel and surrounding area.
Helpful for rural and agricultural land
Section-township-range, large tracts, split parcels, farm/ranch properties and subdivision boundaries are often easier to confirm visually.
Useful for energy-related searches
The property portal supports API number search, which can help with oil and gas related property research.
Not a survey
GIS parcel lines are reference data. For boundary disputes, fences, easements, encroachments or mineral-title questions, use recorded documents and professional survey/title help.
Need map view? Open Weld County Property Portal Map Search or the mobile Property Viewer.
Open Map SearchWeld County Property Value Protest — May 1 to June 8 Real Property Appeal Window
A Weld County protest challenges the Assessor’s estimate of value or classification, not simply the amount of tax you pay. The Assessor’s page states real property appeals may be filed between May 1 and June 8 under Colorado law.
Review the value date first
For values set for 2025 and 2026, Weld County states the estimate of value is as of June 30, 2024. The county can only consider sales and other market information from 2023 and the first six months of 2024 for those values.
File between May 1 and June 8
Use the online form, email, fax, mail or an appointment with an appraiser. Late real property appeals cannot be considered, so keep proof of submission.
Include required property details
Provide your name, property address or location, account number or parcel number, phone number, and the reason you are appealing the value. Attach the Real Property Questionnaire if useful.
Use strong evidence
Helpful evidence can include comparable sales from the allowed time window, incorrect property characteristics, photos, repair estimates, income/expense evidence for commercial property, and sales search results.
Know the next appeal step
If you are not satisfied with the Assessor’s Notice of Determination, you may appeal to the Weld County Board of Equalization in writing. Telephone appeals to the Board are not accepted.
Standing rule: Weld County notes that the owner is the person recognized by law to file a protest. If someone other than the owner or authorized agent files, a written letter of agency may be required.
Need protest instructions? Use the official Weld County real property valuation protest page.
Open Protest PageWeld County Senior and Disabled Veteran Property Tax Exemptions
Weld County Treasurer guidance points qualifying senior and disabled veteran homeowners to Assessor-administered exemption programs. The county states these programs can exempt 50% of the first $200,000 of actual value for qualifying applicants.
Senior exemption
For qualifying seniors, the exemption must be applied for and approved by the Assessor’s Office. Application rules and deadlines should be checked through official Weld County and Colorado pages.
Disabled veteran exemption
Qualifying disabled veterans may also be eligible. Documentation and eligibility rules can be specific, so verify through official county and state resources before filing.
Application deadline
Weld County Treasurer guidance lists July 15 as the application deadline for the year in which the exemption is sought. Board of Equalization materials also reference senior exemption appeal timing.
Assessor phone help
For exemption questions, call the Weld County Assessor’s Office at 970-400-3650.
Weld County Clerk and Recorder — Deeds, Plats, Liens and Recorded Documents
Use the Clerk and Recorder for recorded documents, not the Assessor property card. The Recording Department processes and preserves documents presented for public record, including real estate records, subdivision maps, marriage licenses and other recorded records.
Recorded documents from 1865 to present
Weld County states recorded documents range from 1865 to the present, and most documents are available electronically.
Self-service search
Use the Clerk and Recorder self-service website to search and purchase copies of Weld County recorded documents.
Search name variations
The self-service terms advise users to search all possible spelling variations of names and other search criteria to maximize results.
Office location
The Clerk and Recorder main Greeley office is listed at 1250 H St, Greeley, CO 80631.

Common Problems When Searching Weld County Property Records
Most search problems come from address formatting, rural parcels, account/parcel confusion, owner-name variations, oil and gas identifiers, or using the Assessor page when the Treasurer or Recorder is needed.
Address search gives no result
Use only a portion of the address, such as the house number and street name. Remove city, ZIP, unit, punctuation, direction and suffix. Then try map search.
Owner name is hard to find
Try last name only, business-name fragment, trust name, prior owner or spelling variation. For legal title history, search recorded documents.
Tax bill does not match value
Assessor value is only part of the tax calculation. Taxing authorities, mill levies, exemptions, payment timing and delinquent interest affect the tax bill.
Protest deadline is close
Real property appeals are filed May 1 through June 8. File online, email, fax, mail or appointment as allowed by the county, and keep proof of timely submission.
You need a legal deed or lien answer
Use the Clerk and Recorder recorded document search. The property portal is not a legal title opinion and should not be used alone for closing, lien, estate or boundary decisions.
