Talking to the township assessor does not extend the Board deadline. The 2026 rules specifically warn that the statutory filing period continues while an informal discussion is happening.
September 5 is a Saturday. The Board rules state that the Board is closed Saturdays and Sundays. If that deadline applies to your township and you are close to filing day, confirm an allowed timely delivery or mailing method before the deadline instead of planning an office walk-in.

Talk to the township assessor first

The Board strongly encourages this because a property-record error may be explained or corrected without a formal complaint. Do not miss the Board deadline while doing it.

Confirm PIN, township and January 1 value date

2026 evidence should address the property’s value or condition as of January 1, 2026.

Complete a separate complaint for each parcel

The rules require a separate 2026 Real Estate Assessment Complaint Form for every separately assessed PIN.

Late evidence usually will not be considered. The Board rules say late evidence is marked and placed in a late-evidence file unless the Board finds an extreme-hardship situation such as qualifying military activation, medical emergency or death involving the complainant or close family.

How to Build Better Market-Value Evidence

For an overvaluation complaint, the owner has the burden to show fair cash value. The Board focuses on quality and similarity—not the largest possible spreadsheet.

Best comparable sales

  • Market transactions exposed to the open market.
  • Near the subject property or in the same neighborhood.
  • Similar size, construction, quality and age.
  • Similar style and condition.
  • Generally sold after January 1, 2023 and before April 1, 2026.
  • Clearly identify sale date, price, PIN and property characteristics.

Evidence the rules specifically recognize

  • Complete signed closing statement.
  • Complete appraisal.
  • MLS comparable-sale information.
  • Comparable assessed-value data.
  • Construction-cost statement for new improvements.
  • 2025 income/expense information for applicable commercial or multi-family property.
Best-three rule: for an overvaluation case using comparable sales, the Board says it will limit examination to the best three comparable sales submitted by the complainant and best three from the township assessor, subject to the rules. Put your strongest three first.

Transactions that may need extra explanation

Related-party transfers, transfers of less than 100% interest, court-ordered sales, sales in lieu of foreclosure and condemnation sales are examples the Board generally does not treat as ordinary market transactions without the necessary context. Compulsory sales can still be considered under the statutory rules when the facts support market comparability.

If You Submit an Appraisal, Follow the Board’s 2026 Rules

Equity complaint

Use very similar properties and show that the subject is assessed at a higher level relative to fair cash value. The Board prefers the five most similar equity comparables.

Physical-data error

Highlight the incorrect property description and submit competent proof such as a survey, photographs or construction documents showing the correct facts.

Income-producing property

When relying on an income approach, prepare relevant actual income/expense data. A single-property lease may need to be supplied in full; multiple leases may be summarized under the Board rules.

Equity evidence: the rules prefer the five most similar properties in size, construction, quality, age, style and condition. A nearby but physically different property can be weaker than a slightly farther but genuinely comparable one.
