Search the Parcel Before You Act on the Tax
Use the official Palm Beach County Property Appraiser—often called PAPA—to search real property by owner name, street address, Parcel Control Number, subdivision or other property fields. The record can show ownership, valuation, exemptions, sales, building data and tax-related information.
This guide also separates the Property Appraiser from the Tax Collector and Clerk, explains the August 2026 TRIM cycle, shows how VAB appeals work, covers homestead and portability, and gives exact fixes for owner, address, PCN, map, tax and deed searches.
Quick Answer: Property Appraiser, Tax Collector or Clerk?
Palm Beach County Property Appraiser: use it for owner/name search, property address, PCN, market value, assessed value, taxable value, property characteristics, exemptions, Save Our Homes, portability, sales and appraisal-map information.
Palm Beach County Tax Collector: use it for the actual tax bill, balance, payment, discount, receipt and delinquency status. Clerk of the Circuit Court & Comptroller: use it for deeds, mortgages, liens, official-record copies and Value Adjustment Board petition filing.
Choose the Correct Palm Beach County Property Office
A property can appear in several official systems, but each office controls a different part of the record.
Property Appraiser / PAPA
Use for ownership display, parcel identity, appraisal values, exemptions, property characteristics, sales, mapping, tax-roll data and valuation questions.
Official Palm Beach County Property Appraiser Open PAPAConstitutional Tax Collector
Use for current and prior real-estate taxes, payment status, early-payment discounts, delinquency, receipts and tax-account questions.
Official Palm Beach County Tax Collector Property Tax InformationClerk Official Records
Use for deeds, mortgages, liens, judgments, plats, tax deeds, recorded-document images and certified copies.
Official Clerk & Comptroller records Official RecordsValue Adjustment Board
Use when a taxpayer formally challenges market value, classification, an exemption decision, portability or another VAB-reviewable issue.
Official Palm Beach County Clerk VAB 2026 VAB InformationPalm Beach County Property Search by Owner or Address
PAPA provides a fast search plus a detailed advanced search. Owner and address searches work best when you enter the fields the way the Property Appraiser expects.
Search by owner name
The official advanced search says to enter the last name first. Start broad and add the first name only if needed.
- Start with the last name.
- Try a partial surname when spelling is uncertain.
- Add the first name to narrow a common surname.
- For a company or trust, use a distinctive entity word.
- Search the address if a recent purchase is not yet obvious by name.
Search by property address
PAPA breaks the address into separate fields, including street number, prefix, street name, suffix, post-direction and unit number.
- Start with street number plus main street name.
- Add prefix or direction only when needed.
- Add suffix after the core street name works.
- Use unit number for condos only after confirming the complex/address.
- Type the address rather than pasting a long formatted address.
Owner and address search fixes
Problem |
Try this |
Why |
|---|---|---|
Full owner name gives no result |
Search only part or all of the last name. |
The recorded ownership style may differ from everyday name formatting. |
Address gives no prediction |
Type the address manually and pause for predictive suggestions. |
PAPA warns that copy/paste does not work well for address prediction. |
Condo search gives many units |
Confirm the street/condo complex first, then add the unit. |
A single complex can contain many separate PCNs. |
New owner is not displayed |
Search the address and then verify the latest deed in Clerk Official Records. |
Recorded transactions and appraisal ownership updates can appear on different schedules. |
Search Palm Beach County by Parcel Control Number
The Parcel Control Number—usually called the PCN—is one of the safest ways to return to an exact property without relying on owner spelling or street formatting.
17-digit identifier
PAPA’s advanced search accepts the full 17-digit PCN.
Dashes optional
The official search accepts a formatted PCN such as 74-42-43-15-04-000-0270 or its undashed equivalent.
Where to find it
PAPA says the PCN appears near the top of the property detail after you find a parcel by name or address.
Use PAPA Advanced Search for Difficult Property Records
Advanced Search is useful when an owner has many properties, a parcel has weak address data or you are researching a subdivision, municipality or value range.
Advanced field |
Use it when |
|---|---|
Property Type |
Separate residential, commercial or broader real-property results. |
Parcel Control Number |
You already know the exact parcel. |
Subdivision |
You know the subdivision but not the exact owner or PCN. |
Book / Page |
Recorded-document information points to a deed book and page. |
Municipality |
Limit a common name or address to a specific city/town. |
Condo Complex |
Research multiple units in the same condominium. |
ZIP Code |
Narrow a broad owner or street search geographically. |
Market Value Range |
Research parcels within a defined valuation range. |
Property Use Type |
Separate different real-property uses. |
Range / Township / Section |
Useful for land research and parcels without a straightforward urban address. |
Legal Description |
Use a distinctive description clue to narrow land/property records. |
What a Palm Beach County Property Record Can Show
A PAPA property detail contains much more than an owner name. Use each field for the purpose it actually serves.
Record field |
What it helps answer |
Do not assume |
|---|---|---|
PCN |
Exact parcel identification across appraisal and tax research. |
That it replaces a legal description in a deed. |
Location address |
Physical parcel location. |
That it must equal the owner mailing address. |
Owner |
Ownership information carried in the appraisal system. |
That it is a title opinion or complete chain of title. |
Mailing address |
Where appraisal-related correspondence is directed. |
That the owner occupies the parcel. |
Municipality |
Identifies the local government area connected to the parcel. |
That the municipality is the only taxing authority. |
Last sale / book-page / price |
Transaction and recorded-document research clues. |
That the shown sale alone determines current appraised value. |
Property use |
Property Appraiser classification/use context. |
That it equals the municipal zoning determination. |
Legal description |
Parcel identification and deed-search research. |
That a condensed online description replaces the recorded instrument. |
Land / improvement value |
Shows valuation allocated between land and improvements. |
That improvement value is an insurance replacement-cost estimate. |
Market value |
Property Appraiser’s market-value conclusion for the relevant year. |
That it equals assessed value or taxable value. |
Assessed value |
Value after applicable assessment limitations. |
That it is the final amount on which every levy is calculated. |
Exemption amount |
Shows qualifying exemptions applied where displayed. |
That a newly submitted application has already been approved. |
Taxable value |
Value remaining after applicable assessment rules and exemptions. |
That one taxable value necessarily applies identically to all levy calculations. |
Palm Beach County Property Map and GIS Search
The Property Appraiser’s GIS system links parcel geography with appraisal information and is useful when a text-only owner or address search is not enough.
Property context
GIS can connect parcels with ownership, zoning context, sale date, building attributes, tax information and other property data.
Aerial research
PAPA’s mapping resources include aerial photography that helps users visually understand parcel location, improvements and surrounding development.
Boundary limitation
Use a survey and authoritative land records when the issue is an exact boundary, fence, easement or encroachment—not a screen map alone.
Market Value, Assessed Value and Taxable Value Are Different
Understanding these three fields prevents one of the most common Palm Beach County property-tax mistakes.
Market value
The Property Appraiser estimates market value based on the property and applicable appraisal standards as of January 1.
Assessed value
Assessment limitations—such as Save Our Homes on qualifying homesteaded property—can make assessed value lower than market value.
Taxable value
Taxable value reflects applicable assessment rules and exemptions and is used with millage rates to calculate ad valorem taxes.
Why market value can rise faster than assessed value
- A qualifying homesteaded property can receive Save Our Homes assessment protection.
- The cap applies to assessed value, not to the Property Appraiser’s market-value estimate.
- A non-homestead property can have a different statutory assessment limitation.
- Sale, ownership change or other statutory events can affect future assessment treatment.
- Exemptions reduce taxable value after the applicable assessment calculation.
PAPA provides a tax calculator from property-detail workflows for owners and buyers who want to explore an estimate using purchase price and intended homestead status.
Palm Beach County 2026 TRIM Notice: What to Check First
The Property Appraiser says 2026 Truth in Millage—TRIM—notices are scheduled to be mailed on August 20, 2026. The notice is not simply a tax bill.
The annual property appraisal is based on property status and value as of January 1, subject to Florida law.
Homestead and many other exemption/classification applications use a March 1 statutory deadline, adjusted when the deadline falls on a non-business day.
The Property Appraiser submits the preliminary roll and taxing authorities use it in the budget and millage process.
The current 2026 preliminary-roll announcement identifies August 20 as the scheduled mailing date.
The Clerk’s VAB guidance uses a 25-day-after-mailing rule. Use the actual mailing date and official deadline shown for your notice rather than relying on a generic calendar estimate.
The TRIM notice lists proposed millage information and public-hearing information for the taxing authorities serving the parcel.
The Tax Collector opens the current property-tax payment cycle after final certification and tax-bill preparation.
Read the TRIM notice in this order
Confirm the PCN and property
Make sure the notice belongs to the correct parcel before comparing values.
Compare market value
Ask whether the Property Appraiser’s market-value conclusion as of January 1 appears supportable.
Check assessed value
Review whether an applicable assessment cap or limitation appears to have been carried correctly.
Check exemptions and taxable value
Verify homestead and any other expected exemption before assuming the tax estimate is correct.
Review proposed millage information
Separate a value dispute from disagreement with a taxing authority’s proposed rate.
Note the VAB deadline immediately
An informal conversation with the Property Appraiser does not stop or extend the formal VAB filing deadline.
How to Challenge a Palm Beach County Property Value
A taxpayer can first contact the Property Appraiser for an informal review, but a formal Value Adjustment Board petition has its own statutory deadline.
Informal conference
Call or meet with Property Appraiser staff, explain the specific issue and ask how the value or property facts were determined.
- Bring the PCN.
- Identify the value or classification issue.
- Bring relevant comparable sales or condition evidence.
- Correct factual property errors separately.
- Keep the formal filing deadline on your calendar.
Formal VAB petition
The Clerk receives formal petitions. For a regular value challenge, Florida Form DR-486 is the principal petition form.
- Owner/taxpayer information.
- Parcel identification.
- Reason for petition.
- Estimated hearing time.
- Unavailable dates if applicable.
- Signature or authorized representation.
2026 VAB filing status
The Clerk’s dedicated 2026 petition page currently states that the 2026 online filing site is under construction. Until the Clerk activates the current-year online system, its published alternatives include filing in person or mailing the petition to the Value Adjustment Board.
In person
VAB / Clerk service at the Governmental Center or another eligible Clerk branch. Check the current 2026 page before traveling.
By mail
Value Adjustment Board, 301 N. Olive Ave., Room 206, West Palm Beach, FL 33401.
Online
Use only when the official 2026 Clerk page confirms that the current-year online petition system is active.
VAB Evidence Rules You Should Prepare for Early
The evidence rules changed statewide for hearings beginning after the September 1, 2025 implementation date. Do not assume uploading documents at the last minute satisfies every exchange requirement.
Evidence rule |
Practical action |
|---|---|
Petitioner evidence exchange |
Provide the required evidence package to the Property Appraiser, including the evidence list, witness summary and copies of documents you intend to use. |
Property Appraiser evidence timing |
The state form addresses a 15-day-before-hearing evidence schedule. |
Palm Beach electronic evidence |
The Clerk says evidence intended for consideration should be uploaded to the VAB system at least 15 days before the scheduled hearing. |
Upload is not the entire exchange obligation |
Submitting evidence to the Clerk does not by itself satisfy every statutory evidence-exchange requirement between the taxpayer and Property Appraiser. |
Hearing notice |
The VAB Clerk sends a hearing notice at least 25 days before the scheduled hearing. |
Reschedule |
A written good-cause reschedule can be available under the applicable rules; do not simply miss the scheduled hearing. |
Build a useful evidence package
- PCN and property address on the cover page.
- Specific value, exemption or classification issue.
- Your requested value or correction.
- Comparable sale table with adjustment explanations.
- Photos showing property condition as relevant to the valuation date.
- Repair estimates or inspections where condition materially affects value.
- Recorded deed or property documentation for ownership/factual disputes.
- Numbered exhibit index describing what each item proves.
Palm Beach County Homestead Exemption: Search, Apply and Verify
Homestead exemption is administered by the Property Appraiser. The current Florida application is Form DR-501.
Core qualification idea
The applicant generally must own the property and establish it as a permanent Florida residence as of January 1 for the relevant exemption year, subject to the detailed statutory rules.
- Property address / parcel identification.
- Ownership and deed information.
- Date permanent Florida residence was established.
- Applicant/co-applicant details.
- Prior homestead information where applicable.
- Required identity and residency information.
Residency documents
Palm Beach County and the current state form identify documentation that can help establish Florida residency.
- Valid Florida driver license or state ID.
- Florida vehicle registration.
- Palm Beach County voter registration where applicable.
- Declaration of domicile where applicable.
- Federal tax-return address or other qualifying residency evidence.
- Utility or other residential documentation where relevant.
Save Our Homes, Portability and Buying a New Palm Beach County Home
A seller’s low assessed value can make a home’s current taxes look much lower than a new owner’s future taxes.
Save Our Homes
For a qualifying homesteaded property, Florida limits annual growth in assessed value under Save Our Homes even when market value rises faster.
Portability
Qualifying Florida homeowners may be able to transfer some accumulated Save Our Homes benefit from a prior Florida homestead to a new qualifying homestead.
Buyer tax estimate
Use PAPA’s property-detail tax calculator with the expected purchase price and intended homestead status rather than copying the seller’s tax bill.
Palm Beach County Property Tax Search, Bill and Receipt
Once the question becomes “How much do I owe?” or “Was this paid?”, move from PAPA to the Constitutional Tax Collector.
Search the real-estate tax account
Use the official Tax Collector property-tax payment system and identify the correct property/PCN.
Confirm the tax year
Separate the current tax bill from a prior year, delinquent balance or future TRIM estimate.
Review ad valorem and non-ad valorem charges
Property taxes can include value-based taxes plus non-ad valorem assessments.
Check the current discount period
Florida’s early-payment discount changes by month, so confirm the amount before paying.
Choose a payment method
Review the current convenience fee before using a card; eCheck can have different pricing.
Save and verify the receipt
Keep the confirmation and recheck the official account after processing.
2026–27 Palm Beach County Property Tax Payment Calendar
The Property Appraiser determines taxable values; taxing authorities set millage; the Tax Collector sends and collects the bill.

Current online payment costs
eCheck
The current Tax Collector online-payment information lists eCheck as a no-fee electronic payment option.
Credit / debit card
The current online payment page lists a 2.4% convenience fee with a $2 minimum for card payments.
Processing time
Online payments are typically faster than mailed or drop-box processing. Keep the transaction confirmation until the account updates.
Installment plan
Palm Beach County also offers a statutory installment-payment program for qualifying taxpayers who apply by the annual deadline. The installments begin in June and continue through September, December and March under the published schedule.
Palm Beach County Deed Search and Official Property Records
Use PAPA to identify the parcel, owner, last sale and book/page clues. Use the Clerk when you need the recorded instrument itself.
Official Records can include
The Clerk’s electronic Official Records archive includes digital images of many recorded documents going back to 1968, with some map/plat resources extending much earlier.
Free research vs official copy
The Clerk allows the public to search and view Official Records and print uncertified copies without purchasing a private deed report.
When a certified record is required, the Clerk currently lists a per-page copy charge plus a separate certification fee.
Address-to-deed workflow
Find the parcel in PAPA
Save the PCN, owner name, legal-description clue and last-sale/book-page information.
Open Clerk Official Records
Search the likely party names or recorded document references.
Compare the legal description
Confirm the document matches the intended parcel rather than relying on a similar party name.
Use the document image for research
An online uncertified copy can be useful for ordinary research.
Order certification only when needed
A lender, court, title matter or another formal purpose may require a certified copy rather than a screen print.
Use Free Property Recording Alerts
The Clerk provides a free Property Fraud Alert service that can notify registered users when a document matching selected information is recorded.
Useful registrations
- Your legal name.
- Reasonable name variations.
- Property address where supported.
- Parcel-identification information where supported.
What an alert does not prove
An alert means a matching document was recorded. It does not automatically mean fraud occurred or that the record legally affects your ownership.
New Palm Beach County Homeowner Checklist
A closing does not instantly synchronize every county system. Verify each record independently.
Ownership and appraisal
- Confirm the deed appears in Clerk Official Records.
- Save the recording reference/book-page information.
- Find the property in PAPA.
- Save the 17-digit PCN.
- Check owner and mailing-address information.
- Review building and property characteristics.
Tax and exemption
- Do not assume the seller’s assessed value will continue unchanged.
- Review homestead eligibility.
- Review portability if you had a prior Florida homestead.
- Estimate future tax using a buyer-oriented calculator.
- Check the Tax Collector account for current balances.
- Watch for the next TRIM notice and tax bill.

Contact PAPAPalm Beach County Property Appraiser FAQs
How do I search Palm Beach County property by owner?
Use the official Palm Beach County Property Appraiser search. For a detailed owner lookup, enter the last name first and then add the first name if needed. A partial surname can help when spelling is uncertain.
How do I search Palm Beach County property by address?
Use PAPA and type the address rather than pasting a long formatted address. Start with the street number and main street name and allow the predictive suggestions to appear before adding extra direction, suffix or unit details.
What is the Palm Beach County PCN?
PCN means Parcel Control Number. Palm Beach County uses a 17-digit PCN to identify a property. PAPA accepts the number with or without dashes, and the PCN appears near the top of the property detail after you locate the parcel.
Is the Palm Beach County Property Appraiser the same as the Tax Collector?
No. The Property Appraiser determines property values, maintains appraisal and ownership records and administers exemptions. The Tax Collector sends and collects the property-tax bill and maintains payment information.
When will Palm Beach County send 2026 TRIM notices?
The Property Appraiser’s current preliminary-roll announcement says 2026 TRIM notices are scheduled to be mailed August 20, 2026. Use the actual notice and the current VAB page to confirm any petition deadline.
How long do I have to appeal my Palm Beach County market value?
The regular VAB value-petition deadline is generally the 25th day after the TRIM notice is mailed. An informal discussion with the Property Appraiser does not stop that filing deadline.
Where do I apply for Palm Beach County homestead exemption?
Apply through the Palm Beach County Property Appraiser using the official homestead process. The current Florida DR-501 form requires property, ownership and residency information and includes sensitive identity fields, so use only an authorized government filing route.
Why might a new buyer’s property tax be higher than the seller’s?
The seller may have benefited from homestead exemption and Save Our Homes assessment protection. A change of ownership can affect future assessed value, so buyers should estimate taxes using their expected purchase price and their own homestead or portability situation.
Where can I check whether Palm Beach County property taxes were paid?
Use the official Palm Beach County Tax Collector real-estate tax search. Search the property or PCN and review the amount due/payment status rather than relying on the Property Appraiser record as proof of payment.
Where can I find a Palm Beach County deed?
Use the Clerk of the Circuit Court & Comptroller Official Records search. PAPA can help you identify the owner, PCN and book/page clues, but the Clerk is the official source for recorded deeds, mortgages, liens and related documents.
Best Way to Complete a Palm Beach County Property Search
Start with PAPA and save the PCN. Use owner or address search for the parcel, then review market, assessed and taxable values separately. If the question becomes payment, move to the Tax Collector. If you need the deed or another recorded instrument, move to Clerk Official Records.
For the current August 2026 cycle, watch the scheduled August 20 TRIM mailing and treat the formal VAB deadline as deadline-sensitive. An informal review can be useful, but it does not replace a timely petition when formal appeal rights need to be preserved.
