Verify the public record

Discuss the assessment with the Assessor first. A factual or valuation error can sometimes be corrected without a formal hearing, but an informal discussion does not extend the formal filing deadline.

Identify the assessment being disputed

Confirm whether it is the regular annual value, a supplemental assessment, an escape assessment or a specific property-characteristic error.

Calculate the correct deadline

Regular annual appeals are generally filed July 2 through November 30. Many supplemental and escape appeals must be filed within 60 days of the notice date.

Ask the Assessor to explain the value

Request the valuation basis and point out factual errors. Keep copies of the request, response and corrected information.

State the value you believe is correct

Do not submit only a complaint that taxes are high. Provide a supported value opinion or a specific factual correction.
