Find the APN First—Then Check Value, Map, Tax or Deed
The fastest Nye County property search starts with the official Assessor database. Search by eight-digit APN, owner name or street address, verify the parcel, then use the same identifier for GIS, tax and recorded-document research.
This guide explains the 2026–27 assessment roll, district tax rates, installment and grace dates, Nevada tax caps, appraisal visits, exemptions, appeals, mobile homes, mailing-address changes and Recorder requirements so you can finish the actual task instead of jumping between generic directory pages.
Quick Answer: Which Nye County Property Tool Do You Need?
Assessor: owner, APN, taxable value, assessed value, parcel facts, personal property and exemptions. GIS/plat: map location and nearby parcels. Treasurer: real-property tax bill, balance, installments and payment. Recorder: deeds, liens, mortgages, releases and other recorded legal documents.

Open Assessor Property Inquiry
Start with the county-linked Assessor database rather than a paid property-information site.
Use APN or account number when available
The search system recommends the eight-digit Parcel Number or the Account Number shown on a tax bill. An account number uses two letters followed by six digits.
Otherwise search one owner or address field
Search the owner name or enter the house number and main street name. Do not overload the first search with every available field.
Remove the street suffix when the address fails
The official search guidance recommends leaving out terms such as Street, Road, Avenue or Drive.
Confirm the correct parcel
Match the APN, site address, owner context, acreage and assessed values before relying on the result.
Save the eight-digit APN
Use the APN to move accurately into the GIS, Treasurer tax inquiry and Recorder research.
Switch search type when needed
If you are looking for a mobile home, business equipment or another unsecured account, use Personal Property Search rather than assuming it must appear in the secured parcel roll.

How to Read the 2026–2027 Secured Assessment Roll
The annual roll is especially useful when comparing assessed values or understanding why the owner printed in a roll differs from a newly recorded deed.

Taxable Value vs Assessed Value: Nevada’s 35% Rule
Nye County’s 2026–27 roll explains that assessed value equals 35% of taxable value. The tax rate is applied to assessed value, with Nevada’s partial-abatement rules then affecting the final bill where applicable.
How taxable value is developed
Land
The county uses comparable vacant-land sales and other available market information.
Improvements
Building value is based on replacement cost new less depreciation. Nye County’s current roll guidance describes depreciation at 1.5% for each year of age.
Personal property
Acquisition cost is adjusted toward replacement cost new and reduced using the applicable depreciation schedule.
2026–2027 Nye County Tax Rates by District
The district rate matters. Two properties with the same assessed value can have different raw taxes because they sit in different taxing districts.

Use the property’s actual district and live Treasurer bill. Tax caps, new improvements and other adjustments can make the billed amount different from this simple calculation.
How the 3% Primary-Residence Tax Cap Works
Primary residence
Nye County’s 2026–27 guidance describes a 3% cap on the previous year’s tax bill for a qualifying owner-occupied primary residence.
Only one Nevada property may be designated as the owner’s primary residence for this treatment.
Other property
Other property uses a different partial-abatement calculation with a maximum cap of 8%. The applicable cap can be below 8%.
Some qualifying low-income residential rentals can receive 3% treatment under Nevada rules.
New owners should watch for the Tax Cap Claim Form
When Nye County receives information that residential property transferred to a new owner, the Assessor says it sends a Property Tax Cap Claim Form so the owner can identify whether the property is a primary residence, rental or another use.
Why an Assessor Vehicle May Be at the Property in 2026
Nye County states that all property is reappraised annually, while physical field review normally occurs on a five-year cycle. Added, changed or removed improvements can also trigger inspection.
2026 Group 1 field-reappraisal areas
- Beatty — District 1.0.
- Beatty GID — District 16.0.
- Beatty Water & Sanitation — District 17.0.
- Pahrump #4 — District 6.4.
What the county says appraisers may do
County appraisers may be in these areas in county vehicles, taking exterior photographs and reviewing property records as part of the physical reappraisal process.
How to Search the Current Nye County Tax Account
Use the eight-digit APN first
The Treasurer identifies the parcel number as the best search route when you have it.
Otherwise use owner or property address
The tax search supports owner name, address number, street name, city and ZIP.
Remove the street suffix
The Treasurer also recommends omitting suffixes such as Street or Road when an address search fails.
Confirm APN and fiscal year
Do not pay merely because the owner name looks familiar. Match the parcel and current 2026–27 tax year.
Review installments and balance
If taxes on a parcel exceed $100, the Treasurer says the owner may elect to pay in installments.
Save the payment confirmation
Keep the APN, fiscal year, amount, date and transaction confirmation together, then recheck posting.
2026–2027 Tax Due Dates and Automatic Grace Periods
Nye County provides an automatic 10-day grace period after each installment due date.
Grace through August 27, 2026; delinquent after that date.
Grace through October 15, 2026.
Grace through January 14, 2027.
Grace through March 11, 2027.
Electronic Payment Fees: Check the Final Checkout Amount
Current official Nye County pages do not perfectly agree on the minimum credit/debit-card processor charge. The safest rule is to review the processor’s final fee before submitting payment.
Payment method |

The newer Payment Options page lists 2.95% with a $2.00 minimum. Another official payment page lists the same percentage but a $2.95 minimum. Confirm checkout. |

Digital wallet |
The current Payment Options page lists Google Pay, Apple Pay and Venmo among available electronic routes. |

The Treasurer instructs Canadian-bank users to ensure transaction code 45 follows the account number on the MICR line and that the check indicates U.S. Dollars or U.S. Funds. |
Assessment Appeal: What the 2026 Deadlines Mean Now
An assessment appeal challenges value or unequal assessment; it is not an appeal of the tax rate itself.
Start with the Assessor even when the filing date has passed
- Confirm the correct APN.
- Review land and improvement data.
- Identify factual property errors.
- Collect relevant sales or appraisal evidence.
- Ask whether the issue can be corrected administratively.
- Ask which appeal year or statutory remedy, if any, applies now.
County Board filing route
Nye County says Board of Equalization forms are prepared through the Assessor when needed and must be mailed back to the Assessor’s office by the statutory filing date. Hearings are usually held in Pahrump or Tonopah.
Official Nye County Board of Equalization Review County Appeal InformationState Board Evidence and Narrow Direct-Appeal Situations
Nevada’s State Board process normally follows a County Board appeal, but Nevada also recognizes limited direct-appeal situations. Those exceptions are technical and have their own deadlines; missing the ordinary January 15 deadline does not automatically make a direct appeal available.
Evidence package for a State Board value appeal
- Statement of facts explaining why the assessment is incorrect.
- Reason and statutory basis for the requested change.
- Copy of the assessment notice or other relevant notice.
- Current evidence supporting the requested value or classification.
- Additional evidence submitted within the State Board’s allowed pre-hearing deadline.
Examples of narrow direct-appeal categories
- Certain property placed on an unsecured roll too late for County Board review.
- Certain underassessment, overassessment or nonassessment matters authorized by statute.
- Specific open-space valuation issues.
- Specific agricultural higher-use conversion determinations.
- Certain centrally assessed or mineral-related determinations.
2026–2027 Nye County Personal Exemption Amounts
These are assessed-valuation deductions, not dollar-for-dollar cash refunds.

VA disability documentation plus required service records. |
Blind individual |

Mobile Home or Business Property Missing From the Secured Parcel Search?
The secured roll does not contain every taxable property account. Nye County explains that mobile homes and business personal property can be developed on the unsecured roll throughout the year.
Personal Property Search
Search fields can include account number, owner name, Parcel ID, asset serial number and site-address information.
Different collection route
The Nye County Assessor lists billing and collection of unsecured-roll property among its duties, while the Treasurer collects secured real-property taxes.
Manufactured home on land you own
A qualifying owner who owns both a manufactured home and its land may be able to convert the home to real property through Nevada’s affidavit process. The reverse process for removing a manufactured home from real-property treatment has separate steps and timing requirements.
How to Change the Mailing Address on Nye County Property Records
The county provides an Assessor Mailing Address Change Request rather than requiring an owner to edit a property-search result directly.
Prepare these fields
- Legal owner name.
- Old mailing address.
- New mailing address.
- Real-property parcel number or personal-property account number.
- Effective date.
- Phone number.
- Email address where applicable.
- Additional parcel/account numbers if one request covers multiple records.
Search Nye County Deeds and Recorded Property Documents
Use the Recorder when you need the actual recorded legal instrument rather than the owner displayed in the assessment database.
Public Login
Public users can search the recorded-document index without images.
Registered User
Image viewing and printing can depend on the registered subscription type.
How far back does the online index go?
The Recorder says the online index extends from the previous day back to 1986, with images being added daily. For older records, contact the Tonopah Recorder office.

Free Fraud Alert
Nye County Recorder offers a free property-fraud notification service that can email you when a document is recorded in a registered name.
2026 Declaration of Value: What Must Be Completed With a Property Transfer
Nye County’s Declaration of Value form was revised in January 2026. A deed transfer and a simple deed search are separate tasks; use this section only when a document is actually being prepared for recording.
Parcel and transaction information
- List every Assessor Parcel Number covered by the document.
- Select the applicable property type.
- Select the applicable property-tax-abatement category.
- Enter the full sales price or total consideration where applicable.
- Enter the transfer-tax value.
- Complete the applicable statutory exemption number and reason when claiming an exemption.
- State the percentage transferred when less than the entire ownership interest is conveyed.
Gift or nominal-consideration transfer
The 2026 instructions say that when property is transferred as a gift or for nominal consideration, transfer-tax value is based on estimated fair market value unless a valid statutory exemption applies.
Partial ownership interest
For a partial-interest transfer, enter the percentage being transferred and calculate transfer tax on the applicable portion. The form instructions contain separate treatment for joint-tenancy and other ownership structures, so the ownership form matters.
Deed in lieu of foreclosure
The 2026 instructions provide a specific calculation using forgiven debt and a comparison amount based on the relevant sale/taxable-value rule. Do not apply the standard sale calculation blindly to a deed in lieu.
Transfer-tax rate
A valid exemption can reduce the transfer tax to zero. Certain exemptions require supporting documentation or a prior recorded-document reference.
Seller, buyer and signature fields
- Seller/grantor name and address.
- Buyer/grantee name and address.
- Requester information if the person submitting the recording is neither seller nor buyer.
- Signer capacity.
- At least one required wet signature.
- Owner-occupied / rental tax-abatement selection where applicable.

Is Nye County assessor property search free?
Yes. You can search the public Nye County Assessor database by owner, address or APN without buying a third-party property report. The GIS and tax inquiry are also public research tools, and the Recorder offers a public index search without document images.
How do I search Nye County property by owner name?
Open the Assessor Property Inquiry and use Owner Name. If the exact name returns nothing, try the surname, spouse, trust, LLC, estate, previous owner, property address or APN.
How do I search Nye County property by address?
Enter the house number and main street name. Nye County’s Assessor and Treasurer search guidance recommends removing street suffixes such as Street, Road, Avenue or Drive when an address search fails.
What is the best way to search a Nye County parcel?
The eight-digit APN is the strongest exact identifier. Nye County’s plat-map instructions say to enter the parcel number as eight digits without dashes, then open the matching parcel and select View Plat Map when needed.
When is the first 2026–27 Nye County property-tax payment due?
The first installment is due August 17, 2026. Nye County provides an automatic 10-day grace period through August 27. The later installments are due October 5, 2026, January 4, 2027 and March 1, 2027, each with its corresponding 10-day grace period.
How is assessed value calculated in Nye County?
Assessed value equals 35% of taxable value. The applicable district tax rate is applied to assessed value, while Nevada partial-abatement rules can affect the final amount billed.
What is the Nye County 3% property-tax cap?
A qualifying owner-occupied primary residence can receive a 3% cap on the previous year’s tax bill under Nevada’s partial-abatement rules. Other property uses a different calculation with a maximum cap of 8%, and new construction, parcel changes or use changes can fall outside the normal cap.
What was the regular 2026 Nye County assessment-appeal deadline?
A County Board of Equalization appeal had to be postmarked no later than January 15. An ordinary appeal from the County Board to the State Board was due no later than March 10. Those regular 2026 deadlines have passed, although Nevada has narrow statutory direct-appeal situations with separate requirements.
Where can I search Nye County deeds and liens?
Use the Nye County Recorder’s public recorded-document search. The online index reaches back to 1986. Public Login provides index searching without document images; older records should be researched through the Tonopah Recorder office.
Is the Nye County GIS parcel boundary a legal survey?
No. The GIS disclaimer says the map does not represent a survey. Use recorded deeds or plats and a qualified surveyor when legal boundary, easement, fence or encroachment accuracy matters.
Use the APN as the Key to the Whole Nye County Record
Start with the Assessor, verify the correct eight-digit APN and save it. That one identifier gives you the cleanest path into parcel mapping, the 2026–27 tax account and recorded-document research.
Before paying or filing anything, separate the task correctly: Assessor for value and exemptions, Treasurer for secured property tax, Recorder for legal instruments, and Planning or a survey professional when the question is zoning or a legal boundary.
