Formal assessment appeals for Memphis property go through the Shelby County Board of Equalization. The ordinary 2026 county-board filing window has already closed as of August 14, 2026.

What Happens After a Shelby County Board Decision?

This section matters only if you timely preserved the appeal or a statutory exception applies.

State Board deadline

Tennessee’s State Board of Equalization says an appeal from a local board generally must be filed by August 1 of the tax year or within 45 days after the local board action notice was sent, whichever is later.

County appeal usually comes first

With limited exceptions, the disputed assessment normally must first be appealed to the County Board of Equalization or the assessment becomes final for appeal purposes.

Do not assume August 1 is your deadline. The 45-day rule can create a later deadline depending on when the local board mailed its decision. Use the date on your actual decision notice.
