Fast Answer

Start with the Winston County AssuranceGov property search. Use the public GIS when an address is missing or the property is rural land. Use the Revenue Commissioner for tax, assessment, homestead, current-use and payment questions. Use the Winston County Probate Records Department for deeds, mortgages, liens and recorded ownership history.

Independent-site warning: AssessorPropertySearch.org is not Winston County or the Alabama Department of Revenue. Never enter payment, banking, Social Security, income or identity information on a private lookalike page.

How to Search Winston County Property Records

Search one field at a time. Entering several partly incorrect fields can hide the right property.

Open the Winston County property portal

Confirm that the header identifies Winston County, Alabama and the Revenue Commissioner. Avoid Winston County, Mississippi search results.

Select the correct tax year

Choose the year connected to your notice, payment, appeal or historical research. A prior-year record can show a different owner, value, exemption or balance.

Choose one search type

The portal provides Name, PIN, Company, Parcel, Account, Subdivision and Address search choices.

Begin with a broad, clean search

Use a last name, distinctive company word, house number plus street name or exact printed property identifier.

Open the likely match and verify it

Compare owner, location, parcel identifiers, subdivision and available tax-year details. Do not select a property only because the name is similar.

Save the PIN, parcel and account number

These numbers make GIS, tax, appeal, exemption, Probate and office follow-up much faster.

Use the Winston County GIS Parcel Viewer

Map search is often more reliable than an address for timber tracts, undeveloped land, Smith Lake-area property, inherited parcels and county-road locations.

GIS is useful for

  • Locating land without a normal street address.
  • Matching parcel numbers to a visible tract.
  • Checking nearby roads and adjoining parcels.
  • Narrowing an owner or subdivision search.
  • Confirming that a text-search result is in the expected area.

GIS cannot establish

  • A legal fence or construction line.
  • An easement, right of way or access right.
  • Exact acreage for a conveyance.
  • Ownership, mineral rights or lien status.
  • Survey, zoning, septic or development approval.
Current system notice: the GIS viewer has displayed a server/data-layer warning. If a layer is blank or stale, cross-check the text property search and call the Revenue Office instead of assuming the parcel does not exist.

Winston County Property-Tax Dates and Delinquency Timeline

October 1 — taxes become due

Real and taxable personal-property taxes enter the normal payment period. Owner, use and exemption status can also depend on October 1 facts.

October 1 through December 31 — pay without delinquency

Verify the tax year, parcel and amount. Because online payment is currently disabled, obtain the accepted payment instructions early.

January 1 — taxes become delinquent

Request a current payoff that includes applicable charges rather than sending an old bill amount.

February — delinquent property is turned over to Probate Court

Do not wait for later advertising. Contact the Revenue Office and Probate office promptly when ownership or payment status is unclear.

March — Probate Court process

State guidance lists March as the period when Probate Court meets regarding delinquent property.

April — property may be advertised for sale

Advertising does not replace the need to verify the parcel, payoff and legal procedure directly with the county.

May — tax sale

Owners, heirs, lienholders and buyers should obtain current legal and county guidance rather than relying on an online parcel summary.

No tax statement received? Alabama says tax notices are a courtesy. The property owner remains responsible for finding and paying the taxes.

Before paying

  • Confirm Winston County, Alabama.
  • Confirm the property and tax year.
  • Match owner, PIN, parcel and account.
  • Ask for the current amount when delinquent.
  • Keep a receipt and payment proof.

Mortgage escrow check

  • Give the servicer the correct tax-account number.
  • Ask whether it received the bill.
  • Record the expected payment date and amount.
  • Recheck the county account before December 31.
  • Do not assume escrow payment from a monthly statement alone.

Winston County Property-Tax Planning Calculator

Alabama calculates basic property tax from appraised value, assessment class, exemptions and millage. Enter figures from the official record or notice.

Enter the official figures to create a basic estimate.

Estimate only: not an official tax bill. The tool does not calculate the 7% cap, current-use valuation, special assessments, fees, penalties, credits or local adjustments.

How Alabama’s 7% Property-Tax Cap Works

The cap limits certain annual increases in taxable assessed value. It does not limit every increase in appraised market value or guarantee that the final bill cannot rise more than 7%.

Question
Practical answer
Which properties?
Eligible Class II and Class III real property.
What is capped?
The annual increase in taxable assessed value, generally compared with the prior year’s capped taxable assessed value.
Do owners apply?
No. The assessing office determines eligibility and applies the cap automatically.
How is the capped value calculated?
When applicable, the current taxable assessed value is generally limited to 1.07 times the prior taxable assessed value, subject to the state rounding rule and true assessed value.
Can taxes rise more than 7%?
Yes. Millage changes, fees, special assessments, exemption changes and cap exceptions can affect the total.
What can remove the cap?
Ownership changes, classification changes, previously unassessed property, additions, significant improvements and certain tax-increment-district situations.
Do ordinary repairs remove it?
Normal maintenance generally does not qualify as the addition or significant improvement exception.
What happens after purchase?
A taxable ownership change can reset the taxable assessed value to the true assessed value for the following tax year.
Buyer warning: do not use the seller’s latest tax amount as a guaranteed forecast. Ownership, exemption, classification, improvements and the cap can all change the next bill.

How to Appeal an Incorrect Winston County Property Value

Alabama generally gives an owner 30 days after receiving written notice of valuation to file a written protest with the County Board of Equalization.

Confirm the parcel and valuation year

Check owner, PIN, parcel, class, acreage, land value, improvement value and taxable assessed value.

Record the written-notice date

Keep the notice and envelope. Calculate planning time from receipt of written valuation notice, not from the tax due date.

Look for factual errors first

Review acreage, structures, square footage, condition, land use, property class, demolition, ownership and exemption information.

Gather focused evidence

Use relevant sales, photographs, repair estimates, surveys, deeds, measurements and land-use evidence connected to the disputed issue.

File a written protest on time

Ask the local assessing office for the correct Board of Equalization delivery address and method. Keep stamped or traceable proof.

Prepare for review or hearing

State the requested value or correction clearly. Organise exhibits so the appraiser and board can match each document to your argument.

Strong value evidence

  • Nearby sales with similar use, acreage and condition.
  • Adjustments for access, terrain, flooding or utilities.
  • Photos and estimates for significant defects.
  • Recent arm’s-length purchase evidence.
  • A clear requested market value.

Strong correction evidence

  • Recorded deed and legal description.
  • Licensed survey or reliable acreage record.
  • Building plans, measurements or permits.
  • Photos of removed or unfinished improvements.
  • Homestead, current-use or classification proof.
Do not appeal only because the bill increased. The Board of Equalization reviews value. Millage, delinquency, fees, exemption loss and the 7% cap require separate analysis.

H-3 — age
Generally for age 65 or older with combined federal net taxable income of $12,000 or less: exemption from all ad valorem taxes.

Homestead application checklist

  • Confirm the deed and owner name.
  • Confirm the home is the primary residence.
  • Bring Alabama identification and residence proof.
  • Save the PIN, parcel and account number.
  • Prepare state or federal income documents when required.
  • Prepare disability evidence when applicable.
  • Ask whether renewal or annual income verification applies.
  • Recheck the property record after approval.
2025–2026 income memorandum: Alabama identifies specific state-return lines used to verify the $12,000 state adjusted-gross-income threshold. Bring the complete requested return or other accepted evidence rather than estimating income verbally.

Current-Use Valuation for Farm, Forest and Timber Property

Eligible Class III property may be valued according to its qualifying current use rather than a more speculative market use. Filing and continued qualification matter.

Deadline and rollback risks

  • The application must generally be filed on or before January 1.
  • A new owner must file a timely application.
  • Small parcels may require extra proof of qualifying use.
  • A change to a nonqualifying use can trigger market revaluation.
  • Rollback taxes can cover the preceding three ad valorem tax years.
  • Ask before subdividing, developing or converting timber or farm property.
Before closing on current-use land: verify whether the seller’s current-use status transfers, whether the buyer must reapply, and whether the planned use creates rollback exposure.

Current-use values are updated through state directives. Use the current Alabama page and local office rather than copying an older soil-group value into a financial estimate.

Manufactured-Home Registration and Property Records

Manufactured homes can have separate registration and tax procedures from ordinary real estate records.

Important Alabama timing

  • Manufactured-home registration is due by October 1.
  • Registration becomes delinquent after November 30.
  • A purchaser generally has 30 days after purchase to register.
  • A home entering Alabama generally must be registered within 30 days.

Before visiting or calling

  • Prepare ownership and purchase documents.
  • Bring the home identification or serial information.
  • Confirm whether land and home records are linked.
  • Ask about age-based owner-occupied registration relief.
  • Verify the correct county office and fee before payment.

Use the Records in the Right Order

Start with the property portal, confirm the tax year and parcel, and save the PIN and account number. Use GIS for visual location, Probate for recorded documents and the Revenue Office for value, tax, payment, exemption and appeal questions.

New buyers and rural landowners should separately verify prior taxes, homestead, current use, the 7% cap, manufactured-home rules and the 30-day valuation-appeal period before relying on an old bill or seller-provided screenshot.
