Find a WV Parcel, Map or Tax Record
Use West Virginia’s statewide Property Viewer for map-based owner, address and parcel searches, and use Property Search when you need appraisal values, sales, prior ownership, deed references or advanced property filters.
This guide also explains the free PDF tax-map workflow, parcel-number formats, 2026 GIS downloads, county assessor corrections, property-tax tickets, payment dates, homestead relief and what to do when the statewide map is incomplete.
Fast Answer: Which WV Property Search Should You Use?
Use WV Property Viewer when you need an interactive parcel map, E-911 address lookup, owner search, parcel-number search, coordinates, flood/map context, PDF printing, CSV results, KMZ geometry or a shareable parcel link.
Use WV Property Search when you need a record table with appraisal values, sales, prior ownership, mailing address, deed book/page, legal description, acreage, flood hazard, tax class, property class or building filters.
Choose the Correct West Virginia Property Tool
Need the parcel on a map?
Start with Property Viewer. It is best for E-911 address lookup, map-based owner/parcel search, map layers, coordinates, parcel selection, PDF printing, sharing and geometry exports.
Official WV Property Viewer Open Property ViewerNeed appraisal or detailed record filters?
Use Property Search for basic, appraisal/sales, advanced and prior-ownership searches. It is better when you need a table rather than only a visual map.

Contact the county assessor when the owner name, property address, assessed information, acreage or tax-map geometry appears wrong.
Official WV Tax Division assessor directory Find County AssessorNeed the tax ticket or payment?
The assessor values ordinary county property. The county sheriff issues and collects ordinary property-tax tickets. Use the county tax-payment route after identifying the parcel.

Use this order to avoid the most common wrong-field and wrong-office problems.
Decide whether you need a map or record table
Choose Property Viewer for visual parcel research. Choose Property Search for appraisal, sales, deed, prior-owner or advanced-filter research.
Select the county
Owner and parcel searches become much more precise after selecting the correct county. Do not start with a common surname across the whole state unless necessary.
Search the cleanest field first
Use an E-911 street address for physical location, owner surname for ownership search, or the full Parcel ID when you already know it.
Open the detailed parcel
Do not stop at the result row. Open the parcel to verify all owners, physical address, property class, legal description, appraised values and map information.
Save the identifiers
Record the county, district, map, parcel, suffix and GIS/Root Parcel ID when available. These help with tax maps, assessor calls and repeat searches.
Move to the office that controls the next action
Assessor for data corrections or valuation questions; sheriff for ordinary tax tickets and payments; deed/survey records for legal ownership or boundary questions.
Search WV Property by Address, Owner or Name
The state Viewer has both E-911 address and assessment-property searches. They are not the same database.

WV Parcel ID Format: Root, GIS and IAS Numbers Explained
West Virginia displays several versions of the same parcel identity. Knowing the difference prevents an exact number from failing in the wrong field.

How to Get a Free WV Assessor Map PDF
“WV assessor map property search free PDF by address” is really a two-stage task: first identify the parcel, then generate or open the correct map PDF.
Option 1: Print the current map extent
Use Property Viewer’s Print tool when you want a custom PDF centered on the parcel with the layers and zoom level you selected.
- Search and highlight the parcel.
- Zoom to the useful map extent.
- Turn on only the layers you need.
- Open the Print tool.
- Use a map title of no more than 40 characters.
- Add a user note of no more than 250 characters.
- Generate the PDF.
Option 2: Open the full-version tax-map PDF
The statewide FAQ documents a direct tax-map pattern based on County Code + District Number + Map ID.
Official example format:
mapwv.gov/taxmaps/?m=02-04-037M
Do not paste that example expecting your parcel. Replace the county, district and map identifiers with those shown on your own record.
2026 WV GIS Parcel Downloads, CSV and KMZ

A CSV is a search export, not a certified tax roll or title report. |
KMZ |

Why a Recent Owner or New Parcel May Be Missing
The statewide map receives information from local county assessors, and record attributes and geometry can update on different schedules.
Ownership changed but parcel lines did not
A simple deed transfer can appear in local records before the new owner filters into the statewide Viewer. Check the county assessor when ownership is time-sensitive.
Purchase created new parcel lines
A split or combination requires tax-map geometry revisions. The new geometry may not appear until the county submits the revised mapping.
County maintains electronic geometry
Digital county mapping can move into the statewide system relatively quickly after local updates.
County maintains paper mapping
The Viewer warns that paper-maintained geometry can take substantially longer to become a statewide digital parcel.
What the WV Assessor Map Cannot Prove
Not a legal boundary survey
Tax-map parcel lines are best-fit assessment representations. They are not conclusive court evidence of property ownership or exact legal boundaries.
Calculated acres are estimates
GIS-calculated acreage can differ from deeded acreage. For property-tax assessment, the statewide FAQ explains that deeded acreage takes precedence over calculated acreage.
Surface parcels only
The main Property Viewer displays surface parcels. Mineral parcel mapping is separate and is not universally available through the surface Viewer.
County Assessor vs Sheriff: Who Handles WV Property Tax?
How assessed value works
The West Virginia Tax Division states that assessed value is generally 60% of fair market value, unless a different statutory valuation method applies.
Example |
Illustrative value |
|---|---|
Fair market value |
$100,000 |
General assessed value at 60% |
$60,000 |
Final property tax |
Depends on tax class, exemptions and actual levy rates. |
West Virginia 2026 Property Tax Due Dates
County sheriffs issue ordinary property-tax tickets for the property tax year.
Pay the first-half property tax before September 1 to receive the statutory 2.5% discount.
The first half is due September 1.
Unpaid first-half tax becomes delinquent.
The 2.5% second-half discount applies when payment is made before March 1.
The second-half payment is due March 1 of the following calendar year.
Unpaid second-half tax becomes delinquent.
How WV Property Assessment Protests Work
A value protest must happen before property taxes are due. For ordinary county-assessed property, the county commission sits as the Board of Equalization and Review.
Board timing
The Board begins meeting February 1. It may adjourn after February 15 when its work is completed and must adjourn no later than February 28.
2026 normal Board window is over
Because it is now August 2026, do not assume the normal February 2026 review window remains available. Ask the county assessor what correction, statutory review or next-tax-year process fits your situation.
Prepare early for a future value challenge
- Save the correct tax-year assessment report.
- Check owner, class, land, building and acreage facts first.
- Identify the specific value or classification issue.
- Gather relevant sales or other valuation evidence.
- Photograph damage or condition issues when material.
- Bring deed/survey evidence for factual acreage or parcel-description issues.
- Confirm the county Board’s actual local schedule before February.
West Virginia Homestead Exemption: Age 65 or Permanent Disability
The homestead exemption is handled through the local assessment system, not through the statewide map itself.
Amount
The first $20,000 of assessed value of qualifying owner-occupied residential property can be exempt for an owner who is age 65 or older or permanently and totally disabled.
Application deadline
West Virginia lists December 1 as the last day for qualifying owners to apply. A renewal application generally is not required unless the person changes address.
Before calling the assessor
- Confirm that the property is your owner-occupied residence.
- Know which county contains the property.
- Save the parcel/assessment identifier.
- Ask the assessor what age or disability documentation is required locally.
- Do not wait until December 1 to ask what paperwork is missing.
When to Contact the County Assessor Instead of the State Viewer
The statewide Property Assessment portal explicitly tells users to contact their local assessor for errors in the property record.
Contact assessor for
- Misspelled owner.
- Wrong street address.
- Incorrect building facts.
- Wrong property class.
- Acreage discrepancy.
- Parcel-line error.
Have ready
- County.
- District.
- Map number.
- Parcel number.
- Full Parcel ID.
- Deed/survey when relevant.
Use another office for
- Tax payment receipt → sheriff.
- Legal title → recorded deed/title professionals.
- Legal boundary → licensed surveyor.
- State Viewer technical issue → WV GIS support.
The state assessor directory lists current assessor names, courthouse addresses, phone numbers and fax numbers for every West Virginia county.

Is WV Property Owner Information Public?
The Property Viewer explains that property-record information and property maps are public information. That can include owner and assessment information derived from deeds, property records and tax maps.
Public availability does not make the assessment map appropriate for employment, tenant-screening, credit or other regulated consumer-report decisions.

West Virginia Assessor Map Property Search FAQs
Is the WV assessor map property search free?
Yes. The official WV Property Viewer and Property Search provide public statewide property-assessment and parcel-search functions without requiring a private paid property-record service. Digital surface tax maps and GIS files also have official free-download routes.
How do I search West Virginia property by owner name?
Select the county, choose owner search and enter the last name first. The Viewer accepts partial names, so start with the surname alone if the full first-and-last-name search does not find the record.
How do I search WV property by address?
Use E-911 Address to locate a precise physical street address. Use Property Address or Street Name when searching assessment data. If the full assessment address fails, try only the main street name.
Can I download a WV assessor map PDF by address?
Not directly from one address-to-PDF field. First search the address and open the parcel. Then either use Property Viewer’s Print tool to create a PDF of the current map extent or use the parcel’s county, district and map identifiers to open the corresponding full-version tax-map PDF.
Are 2026 West Virginia parcel GIS downloads available?
Yes. As of August 18, 2026, the official WVGIS parcel clearinghouse exposes both WVGISTC_2025 and WVGISTC_2026 directories. Choose the directory that matches the tax-year or historical purpose of your project.
Why does the WV property search show only one owner?
The compact Property Viewer search results may show only one owner even when a parcel has multiple owners. Open the detailed parcel information before concluding that an owner is missing.
Why is the previous owner still on the WV property map?
County records and the statewide assessment/map systems can update at different times after a transfer. Confirm the local assessor record and recorded deed, then contact the county assessor when the statewide ownership data appears stale.
Are WV Property Viewer parcel lines legal boundaries?
No. The statewide Viewer describes parcel lines as best-fit tax-assessment mapping rather than conclusive evidence of legal ownership. Use deeds, recorded plats and a licensed surveyor for legal boundary decisions.
When is the first 2026 WV property-tax installment due?
The normal first installment is due September 1, 2026. A 2.5% discount applies when the first-half tax is paid before September 1, and unpaid first-half tax becomes delinquent October 1.
Who should I contact when a WV property record is wrong?
Contact the county assessor for incorrect owner information, property address, appraisal facts, acreage or parcel geometry. Have the county, district, map, parcel and any relevant deed or survey information ready.
Complete the Search in the Right System
Start with Property Viewer when you need to locate a parcel visually. Use Property Search when the task requires appraisal values, sales, prior ownership, deed references or advanced filters. Save the parcel identifiers before moving to a tax-map PDF, county correction or tax-payment system.
For the final action, remember the office split: county assessor for property assessment and record corrections, county sheriff for ordinary property-tax tickets and payments, and deed/survey records for legal ownership and boundary decisions.
