Eagle County Property Assessor 2026: Search & Tax Records

Eagle County, Colorado • verified August 14, 2026

Find the Right Eagle County Property Record

Use Eagle County EagleWeb for owner, address, account, parcel, value, property characteristics and comparable-sale research. Move to the Treasurer only when you need an actual tax bill, payment status or current delinquent balance.

This guide also explains the 2026 intervening-year valuation cycle, exact EagleWeb search syntax, the county’s comparison tool, parcel maps, closed appeal deadlines, senior and veteran exemptions, tax-area codes, deed searches and the fixes that solve common zero-result searches.

2026 value cycle Intervening year Most values remain at the 2025 reassessment level unless circumstances changed.

Fast Answer: Which Eagle County System Should You Use?

Owner, address, parcel, account, value or sales: use the Eagle County Assessor EagleWeb search. Tax bill, amount due or payment: use the Treasurer Property Tax Search. Recorded deed or lien: use Clerk & Recorder Acclaim. Parcel location: use the county parcel/GIS resources after identifying the parcel number.

Independent guide: AssessorPropertySearch.org is not Eagle County government. This page does not collect property-tax payments, file appeals, change ownership records or need your Social Security number, banking details or private identification documents.
Most important 2026 distinction: Eagle County’s Treasurer is currently showing 2025 property taxes payable during 2026. The 2026 Assessor value generally feeds the tax notice issued the following January. Seeing different years in the two systems is therefore expected.

Assessor, Treasurer, GIS or Clerk & Recorder?

Eagle County splits property information among different systems. Identify the task first instead of repeatedly searching the same address.

A

Assessor EagleWeb

Use for owner display, account number, parcel number, situs address, actual value, assessed value, characteristics, legal description and sales research.

Treasurer Property Tax Search

Use for tax-year bills, payment status, taxes due, interest shown by the live account and the taxing authorities receiving the tax.

Parcel GIS

Use after identifying the parcel when you need visual parcel context or adjacent-parcel research.

D

Clerk & Recorder Acclaim

Use for deeds, liens, reception numbers, Book/Page, recorded legal descriptions and other official recording documents.

Wrong-office shortcut: the Assessor determines property value but does not collect your property tax. The Treasurer collects property tax but does not change Assessor value. Recorded title documents belong to the Clerk & Recorder.

How to Search Eagle County Property Records

Use this six-step sequence for an address, owner, account or parcel search.

Open the official Assessor EagleWeb search

Use Eagle County’s Property Record Search as a public user. Enable cookies and JavaScript if the county application asks for them.

Start with one strong identifier

Use an account number, parcel number, owner name or situs address. One accurate search field is usually better than several partly correct fields.

Open and verify the matching property

Compare owner, situs address, account number, parcel number and legal-description clues before relying on a search result.

Review the property characteristics

Check land size, building area, bedrooms, bathrooms and other characteristics that can influence valuation.

Confirm the year you are researching

Separate the 2025 reassessment, the 2026 intervening-year value and the 2025 tax bill being paid during 2026.

Save the account and parcel identifiers

Keep both identifiers with your records because they make tax, map, appeal and recorded-document searches much easier.

Exact EagleWeb Search Formats That Prevent Zero Results

EagleWeb accepts several search methods, but each identifier has a different format.

Advanced operators

Use the plus operator when a term must appear in the result.

Franklin+Benjamin

Exclude a word

Use the minus operator when a term should not appear.

Franklin-Benjamin

Easy-to-miss fix: use Clear Search before beginning a different query. Old EagleWeb criteria can remain active and silently narrow the next result set.

Use Eagle County’s Property Comparison Tool in Five Steps

The county’s comparison tool is one of the most useful official resources for a homeowner trying to understand nearby sales instead of relying on a private home-value estimate.

Select the subject property

Search by property address or account number, find the correct property and choose Use This Property.

Adjust the comparison criteria

Narrow or widen the criteria so the results are reasonably similar to the subject property rather than accepting every nearby sale.

Select the sales you want to compare

Use the Compare control on the sale properties that appear most relevant.

Open the comparison view

Choose Open Comparisons to review the selected properties in the county’s grid and map views.

Download the comparison grid

Save or print the grid so you can review the property differences, sale information and potential appeal evidence offline.

Do not choose comps only because they sold for less. Compare location, property type, land, living area, condition, age and other meaningful characteristics. A lower-priced property that is materially inferior may not support the adjustment you expect.

Public Extract for larger research projects

The Assessor also publishes a periodically updated Public Extract containing property accounts with fields such as owner/address information, physical address, property type/building characteristics, values and recent sales. That can be more efficient than opening hundreds of individual accounts manually.

What “Energy Smart” can mean

Eagle County explains that an Energy Smart designation in Assessor records identifies properties associated with a Home Energy Assessment and qualifying improvements intended to reduce energy costs. It is a program designation, not a separate property-tax exemption.

When EagleWeb Property Information Changes

A record that appears “old” is not necessarily broken. Eagle County has a specific annual display cycle.

January 1–April 30

The online Assessor record still reflects property characteristics and value as of the previous December 31.

May 1 update

The annual Assessor update moves the system to the current valuation/characteristic year.

Data can change daily

Eagle County says the public information is maintained as current as practical but can change daily and is not warranted for every purpose.

Recent purchase? a recorded deed, Assessor ownership display and Treasurer mailing record may not all update on the same day. Verify the recorded instrument first when legal ownership is the question.

Use Parcel Maps for Location—Not a Legal Boundary Opinion

Eagle County maintains an official parcel polygon layer keyed by parcel number. It is useful for visual orientation, neighboring parcels and GIS research.

Good map uses

Locate the parcel, understand general shape, compare nearby parcels and connect a numeric parcel number with map context.

Best starting point

Find the correct account in EagleWeb first, save the parcel number and then open the map. This reduces the chance of selecting an adjacent tract.

Legal boundary issue

Use recorded plats/deeds and a qualified survey professional when the issue is a fence, easement, access line or legal boundary.

2025 Value, 2026 Value and the Tax Bill Received in 2027

This timeline resolves the most common year confusion in Eagle County property research.

Market data Through June 30, 2024
2025 Reappraisal year
2026 Intervening year
Next tax notice January 2027
June 30, 2024 — market-data endpoint

The current reassessment cycle generally relies on 24 months of market information ending on this date. The period may be expanded when sufficient data is unavailable.

2025 — reappraisal year

This was the first year in the current two-year Colorado reassessment cycle.

January 1, 2026 — property condition date

The Assessor considers the property as it exists on January 1 of the current year.

May 1, 2026 — Notice of Valuation

Eagle County sent 2026 Notices of Valuation to all owners. Most unchanged property retained the 2025 valuation.

During 2026 — 2025 taxes are collected

The current Treasurer records identify the tax year as 2025 even though payment deadlines occur in calendar year 2026.

January 2027 — next tax notice

The Assessor explains that the current-year actual value is used for the property-tax notice issued the following January.

Do not send a routine late appeal assuming it will be accepted. If your issue involves a special correction or another statutory remedy, give the Assessor your account number, notice details and specific facts and ask which current procedure applies.

Future-cycle proof-of-mailing rule

Eagle County requires a timely postmark for a mailed appeal and specifically recommends retaining proof of mailing. Keep the complete protest, carrier receipt and submission confirmation together.

Representation

The owner, attorney or properly assigned agent can handle an Assessor appeal. An assigned agent needs written authorization, and property owned through a company or corporation follows the county’s agency-document process.

Evidence Eagle County Says Can Help Explain a Value Dispute

Market-value evidence

  • Relevant appraisal dated within the six months before June 30, 2024.
  • Subject-property sale information.
  • Comparable sales relevant to the statutory data period.
  • Explanation of meaningful differences between the subject and comparables.

Property-record corrections

  • Land-size error.
  • Incorrect square footage.
  • Wrong bedroom or bathroom count.
  • Condition or improvement information missing from the record.
  • Other factual characteristics that could influence value.
Possible follow-up inspection: Eagle County notes that appraisal staff may need to inspect the property when reviewing factual information supplied during an appeal.

Why Your Neighbor Can Have a Different Tax Bill: Check the Tax Area

The Notice of Valuation includes a Tax Area. Eagle County explains that the code identifies the combination of taxing authorities associated with the account and can appear in forms such as 236, P236 or SC236.

County levies

The account can include Eagle County general, road, open-space or other countywide funds.

Local districts

Fire, metro, library, water, recreation and similar districts can vary by property location.

School / municipal levies

School-district and municipal obligations can also differ by location.

Do not compare only tax totals. Two similar homes can have different taxes because their assessed values, exemptions and taxing-authority combinations differ. The Treasurer bill shows where that specific account’s tax is going.

Senior and Disabled Veteran Property Tax Exemptions

These are tax-relief programs, not valuation appeals. Standard 2026 application deadlines have already passed.

Senior exemption basics

  • Age 65 or older on January 1 of the application year.
  • Applicant or spouse owned the property for at least 10 consecutive years before January 1.
  • Applicant occupied it as the primary residence for at least 10 consecutive years before January 1.

When funded by the state, Eagle County describes the exemption as 50% of the first $200,000 of actual value, for a maximum $100,000 reduction in taxable actual value.

Standard senior deadline: July 15 of the requested year. The regular 2026 date has passed.

Disabled veteran exemption

Eagle County describes the state program for qualifying veterans with a 100% permanent and total service-connected disability who meet the ownership/primary-residence requirements.

The application is handled through the Colorado Department of Military and Veterans Affairs rather than as a standard Assessor senior application.

Standard disabled-veteran deadline: July 1. The regular 2026 date has passed.

When the Senior Long Form can matter

Eagle County describes a Long Form for certain surviving spouses and qualifying exceptions involving estate-planning ownership entities, residence in a hospital/nursing/assisted-living facility, eminent-domain displacement or a prior residence made uninhabitable by natural disaster.

After senior approval: the exemption generally continues while eligibility remains. Eagle County says a change affecting ownership or occupancy eligibility should be reported within 60 days.
One-program rule: Eagle County says an individual or married couple may receive only one senior or disabled-veteran exemption and only on one property.

If the Property Tax Account Is Delinquent in August 2026

Do not pay the amount printed on an old statement without checking the live account first.

Open the live Treasurer account

Confirm the tax year and whether the account is shown as paid, partially paid or delinquent.

Read the current total due

The live account can include interest that was not present on the original annual statement.

Confirm the installment

Make sure the selected payment corresponds to the unpaid amount rather than submitting a duplicate payment on a previously paid portion.

Save and verify the transaction

Keep the payment confirmation and recheck the Treasurer record after processing to verify that the balance changed correctly.

Older delinquency too? review every tax year displayed on the account. Paying a current installment does not automatically resolve a separate prior-year tax issue.

Search Deeds, Liens and Other Recorded Property Documents

The Clerk & Recorder Acclaim system is the correct place for the actual recorded instrument. A login is not required simply to search data.

Official Records search methods

Name Parcel Reception Number Book / Page Doc Legal Doc Type Record Date Related Documents Amount

Recorder’s “less is more” rule

Begin with fewer name terms. A surname alone can work better than an overly specific complete name.

Business and trust name fixes

The Recorder recommends removing suffixes such as LLC, Inc or Co when they prevent a company search from matching. Removing the word “trust” can similarly help with trust-name searches.

Documents recorded before 1983: they are not indexed by name in the current system. Use a reception number or Book/Page when researching those older records.
Large document printing: the Recorder notes that a plat or document longer than seven pages may need to be saved as a TIFF before printing successfully.
Official Eagle County Clerk & Recorder Open Official Records Search

Get Free Alerts for Future Recorded Documents

Eagle County offers a free optional Recording Notification Service that emails you when a newly recorded document contains an identity you chose to monitor.

Name format

The county asks for monitored names in this structure:

LASTNAME, FIRSTNAME MIDDLENAME/INITIAL SUFFIX

Do not rely only on parcel alerts

Eagle County warns that relatively few recorded documents include the parcel number. Monitoring the appropriate owner name can therefore produce more useful notifications.

Important limitation: the service applies to documents recorded after signup. It is not a historical deed search and is not a substitute for independently checking public records.

If an alert arrives, it includes an instrument number that can be used to inspect the filing. Eagle County directs anyone who suspects actual fraud to contact local law enforcement.

Official Eagle County Recording Notification Service Set Up Recording Alerts

Protected Persons Can Request Online Information Removal

Eagle County explains that people who meet the applicable Colorado protected-person requirements may request removal of certain personal information displayed online by county systems including Assessor, Treasurer, GIS and Clerk & Recorder.

This is not a general public-record removal service. Eligibility depends on Colorado law. A property owner cannot automatically remove ownership information merely because they would prefer the parcel not to appear online.

Eagle County Property Search FAQs

What is the official Eagle County property search?

Use Eagle County’s official Assessor EagleWeb Property Record Search for owner information, account and parcel numbers, situs address, values, property characteristics, legal descriptions and sales. Use the Treasurer separately for the actual tax bill and payment.

How do I search Eagle County property records by owner name?

In EagleWeb Normal Search, enter the owner as Last Name First Name, such as Smith Harvey, or begin with only the surname. Advanced Search is less dependent on word order and supports additional search operators.

How do I search an Eagle County parcel number?

Enter the numeric parcel number in EagleWeb without dashes. The account number is a different identifier and may use an R-prefixed format such as R14005.

Why does my Eagle County 2026 value match 2025?

2025 was the reappraisal year and 2026 is the intervening year in Colorado’s two-year cycle. Most unchanged property therefore keeps the 2025 reassessment value for 2026.

What was the regular 2026 Eagle County real-property appeal deadline?

The regular Assessor real-property appeal period ran from May 1 through June 8, 2026. The regular County Board of Equalization deadline was July 15, 2026. Both have passed as of August 14.

Are the property taxes paid during 2026 for tax year 2026?

No. The current Eagle County Treasurer records show tax year 2025 being paid during calendar year 2026. The current 2026 Assessor value generally feeds the property-tax notice issued the following January.

What are the current Eagle County online property-tax payment fees?

The live Treasurer portal lists a 2.7% credit-card convenience fee with a $2 minimum and a $1.30 fee for electronic check or ACH.

Why can a neighboring property have different taxes?

Tax bills depend on assessed value and the particular taxing authorities connected to the property’s tax area. Fire, school, metro, municipal, library, water and other districts can differ between locations.

Where do I search Eagle County deeds and recorded documents?

Use Eagle County Clerk & Recorder Acclaim. It supports searches including name, parcel, reception number, Book/Page, legal description, document type, record date and related documents. Pre-1983 documents generally require a reception number or Book/Page because they are not indexed by name.

Is the Eagle County parcel map a legal survey?

No. County parcel GIS is useful for general location and parcel research but should not replace a recorded plat, deed or professional survey when a legal boundary, easement, access or encroachment question matters.

The Shortest Reliable Eagle County Workflow

Start in EagleWeb, confirm the correct parcel and save both the account and parcel identifiers. Use the county comparison tools for valuation research, the Treasurer for taxes, parcel GIS for map context and Acclaim for recorded documents.

For 2026, keep the years separate: most current values belong to the 2025–2026 reassessment cycle, while property taxes currently being paid are for tax year 2025. The regular 2026 real-property, personal-property and senior/veteran exemption filing windows described above have already passed, so use current official guidance before attempting a late or special filing.
