The annual roll is especially useful when comparing assessed values or understanding why the owner printed in a roll differs from a newly recorded deed.

Taxable Value vs Assessed Value: Nevada’s 35% Rule

Nye County’s 2026–27 roll explains that assessed value equals 35% of taxable value. The tax rate is applied to assessed value, with Nevada’s partial-abatement rules then affecting the final bill where applicable.

Land

The county uses comparable vacant-land sales and other available market information.

Improvements

Building value is based on replacement cost new less depreciation. Nye County’s current roll guidance describes depreciation at 1.5% for each year of age.

Personal property

Acquisition cost is adjusted toward replacement cost new and reduced using the applicable depreciation schedule.

How the 3% Primary-Residence Tax Cap Works

Primary residence

Nye County’s 2026–27 guidance describes a 3% cap on the previous year’s tax bill for a qualifying owner-occupied primary residence.

Only one Nevada property may be designated as the owner’s primary residence for this treatment.

Other property

Other property uses a different partial-abatement calculation with a maximum cap of 8%. The applicable cap can be below 8%.

Some qualifying low-income residential rentals can receive 3% treatment under Nevada rules.

New owners should watch for the Tax Cap Claim Form

When Nye County receives information that residential property transferred to a new owner, the Assessor says it sends a Property Tax Cap Claim Form so the owner can identify whether the property is a primary residence, rental or another use.

The cap does not freeze all tax changes. New construction, additions, parcel-map changes and changes in property use can create tax increases outside the ordinary cap calculation.
Do not rely on the seller’s bill: a buyer should verify the property’s new-owner cap treatment with the Assessor instead of assuming the seller’s abatement carries over unchanged.

Why an Assessor Vehicle May Be at the Property in 2026

Nye County states that all property is reappraised annually, while physical field review normally occurs on a five-year cycle. Added, changed or removed improvements can also trigger inspection.

Assessment Appeal: What the 2026 Deadlines Mean Now

An assessment appeal challenges value or unequal assessment; it is not an appeal of the tax rate itself.

Regular 2026 county deadline: Board of Equalization appeals had to be postmarked no later than January 15. The ordinary State Board appeal from a County Board decision was due no later than March 10. Those normal 2026 routes have passed as of August 2026.

Start with the Assessor even when the filing date has passed

  • Confirm the correct APN.
  • Review land and improvement data.
  • Identify factual property errors.
  • Collect relevant sales or appraisal evidence.
  • Ask whether the issue can be corrected administratively.
  • Ask which appeal year or statutory remedy, if any, applies now.

Nye County says Board of Equalization forms are prepared through the Assessor when needed and must be mailed back to the Assessor’s office by the statutory filing date. Hearings are usually held in Pahrump or Tonopah.

State Board Evidence and Narrow Direct-Appeal Situations

Nevada’s State Board process normally follows a County Board appeal, but Nevada also recognizes limited direct-appeal situations. Those exceptions are technical and have their own deadlines; missing the ordinary January 15 deadline does not automatically make a direct appeal available.

June 15 rule: Nye County’s 2026–27 roll says an exemption application intended for secured or unsecured property must be made on or before June 15 for the following fiscal year. If you missed the deadline, contact the Assessor for the next applicable filing cycle rather than assuming it can be added retroactively.
Estimate the actual savings correctly: an exemption reduces assessed valuation. The cash tax reduction depends on the applicable district tax rate.

Mobile Home or Business Property Missing From the Secured Parcel Search?

The secured roll does not contain every taxable property account. Nye County explains that mobile homes and business personal property can be developed on the unsecured roll throughout the year.

Personal Property Search

Search fields can include account number, owner name, Parcel ID, asset serial number and site-address information.

Different collection route

The Nye County Assessor lists billing and collection of unsecured-roll property among its duties, while the Treasurer collects secured real-property taxes.

Small personal-property account: the 2026–27 roll information says a personal-property tax bill below $10.01 is exempt under the cited Nevada provision.

Manufactured home on land you own

A qualifying owner who owns both a manufactured home and its land may be able to convert the home to real property through Nevada’s affidavit process. The reverse process for removing a manufactured home from real-property treatment has separate steps and timing requirements.

Before selling or moving the home: confirm whether it is currently treated as secured real property or unsecured personal property. That status affects the tax and document workflow.

How to Change the Mailing Address on Nye County Property Records

The county provides an Assessor Mailing Address Change Request rather than requiring an owner to edit a property-search result directly.

2026 Declaration of Value: What Must Be Completed With a Property Transfer

Nye County’s Declaration of Value form was revised in January 2026. A deed transfer and a simple deed search are separate tasks; use this section only when a document is actually being prepared for recording.

Parcel and transaction information

  • List every Assessor Parcel Number covered by the document.
  • Select the applicable property type.
  • Select the applicable property-tax-abatement category.
  • Enter the full sales price or total consideration where applicable.
  • Enter the transfer-tax value.
  • Complete the applicable statutory exemption number and reason when claiming an exemption.
  • State the percentage transferred when less than the entire ownership interest is conveyed.

Gift or nominal-consideration transfer

The 2026 instructions say that when property is transferred as a gift or for nominal consideration, transfer-tax value is based on estimated fair market value unless a valid statutory exemption applies.

Partial ownership interest

For a partial-interest transfer, enter the percentage being transferred and calculate transfer tax on the applicable portion. The form instructions contain separate treatment for joint-tenancy and other ownership structures, so the ownership form matters.

Deed in lieu of foreclosure

The 2026 instructions provide a specific calculation using forgiven debt and a comparison amount based on the relevant sale/taxable-value rule. Do not apply the standard sale calculation blindly to a deed in lieu.

Transfer-tax rate

A valid exemption can reduce the transfer tax to zero. Certain exemptions require supporting documentation or a prior recorded-document reference.
